Century Properties Group further growshigh-margin business segments for 1H 2020A�ordable housing, leasing businesses contribute 42% or P225M tonet income

The listed property developer Century Properties Group, Inc. (CPG:PM) has sustained the growthof its horizontal a�ordable housing and commercial leasing businesses for the �rst semester of2020, consistent with its strategy of balancing its asset portfolio with in-city verticaldevelopments and diversifying its revenue streams.

Of the Php4.52 billion consolidated revenues for the �rst of half of 2020, the combinedcontributions of the horizontal a�ordable housing and commercial leasing businesses are nowat Php1.27 billion or 28% of total revenues, up from just 15% of the same period last year. Thecombined net income from the two business segments of Php225 million or 42% of the total netincome of P546 million, is much higher than the 29% contribution level of the same period lastyear.

Century Properties Group grows recurringincome assetsCompany acquires 40% stake of Mitsubishi Corporation’s subsidiaryin Makati o�ce building

Con�dent of the resilience of the o�ce leasing market, the listed real estate �rm CenturyProperties Group [CPG:PM] has announced that it is adding 25,000 square meters of �oor areato its commercial leasing portfolio, growing it to 137,000 square meters of gross �oor area thisyear.

The additional leasing space will come from CPG’s acquisition of joint venture partner MitsubishiCorporation’s subsidiary’s 40% stake in the newly-completed Century Diamond Tower. The 41-�oor pre-LEED certi�ed o�ce building in Century City, Makati has 63,000 square meters of gross�oor area. This will account for a signi�cant bulk of CPG’s recurring revenues in the comingyears.

CPG and Mitsubishi entered into a partnership agreement on August 7, 2015 under the joint-venture company Century City Development II Corporation (CCDCII). With the former able torealize a good return on investment for its partner, both companies have mutually entered intoa buyout transaction for CPG to acquire Mitsubishi’s common shares in CCDCII for Php1.9 billion.The transaction, which was approved by the Philippine Competition Commission on August 11,2020, will make CCDCII a wholly-owned subsidiary of CPG.

PHirst Park Homes to build 7th project inMagalang, Pampanga

PHirst Park Homes, Inc. (PPHI), the First Home Buyer Brand of Century Properties Group andMitsubishi Corporation, has announced the acquisition of a 10-hectare property in Magalang,Pampanga for its seventh horizontal housing development this year on the back of its strongsales for the �rst half of 2020.

The Pampanga project will be PPHI’s second community in the north after Pandi, Bulacan. The�rst phase will o�er more than 500 house and lot units.

“PHirst Park Homes has maintained its sales momentum and is quite pleased by the market’sdemand for house and lot units. Our positive sales for the �rst half of 2020 sets us on track withour next development launch, which will be our second project in the north and seventh intotal,” PPHI President Ricky M. Celis said.
