An Enduring Enchantment
T erraced rice fields form giant emerald steps towards the heaven. The constant refrain
of the gamelan and the chimes of waterfalls provides a soothing backdrop to the bustle of
village activity. Temples and ancient artefacts dot the hillsides, symbols of the history and
spirituality that pervade everyday life.
This is Bali, Island of the Gods.
Through the years, visitors from around the world have succumbed to Bali’s charms. The island
welcomes all, yet remains magically untouched.

Tree Ungasan – Bali. Each villa is a private retreat set in its own landscaped garden and designed to

and granite, create an atmosphere of exclusivity and style. Carefully selected furnishings combine the
very best of international design with Balinese ambience.
All One Bedroom Villas are approximately 170m2 built-up area on a 399m2 plot of land, while the
Two Bedroom Villas are 230m2 on a 530m2 plot of land. The Three Bedroom (Presidential) Villas
are 500m2 on a 1150m2 plot of land. Privacy and modern living. Distinct Balinese touch. Gorgeously

Villa Layouts Carefully Considered
17
One Bedroom Villa
Lotus ponds and an aling-aling (typical Balinese
curtain wall) greet you as you enter your One
Bedroom Villa. The main door leads into the foyer
and spacious living room. As you look towards
the dining area you will find there is also a fully-
equiped pantry for preparing light meals and
snacks. Venturing further, you open the massive
sliding glass doors and onto your 40 m2 verandah
for views of your 4x10m infinity swimming pool
with enclosed jet-pool and the Indian Ocean
beyond. In case the midday sun becomes too
strong, you take a siesta in the 25 m2 authentic
Balinese balé – complete with a day bed, bar and
lounge chairs. As you awake, you watch the late
afternoon sun slide gracefully down the horizon
as preparation begins for the evening.
The cool polished marble floors of the bathroom
are welcoming and refreshing. You can’t choose
whether you will use the indoor, glass-enclosed
shower or the traditional open-air Bali-style one.
Or perhaps just lie in the bathtub facing the
ocean and catch the last glimpses of the sunset.
The walk-in closet has enough room for everything
you need – and with enough space to try on
whatever suits your mood. You glance towards the
bedroom with its king-size bed, solid wood parquet
floor, sofa and intimate lighting, and for a moment
you try to remember why you are going out at all.
After a minute, you decide to proceed with your
plans but with comfort in the knowledge that you
will be back soon.
20
The Two Bedroom Villa experience is very
similar to the One Bedroom experience – only
bigger. All of the exquisite furnishings are
exactly the same: from the marble floors to the
five-meter high pitch ceiling to the feature wall
with intricate Balinese handcarvings. You still
follow the terazzo stones over the lotus pond
to enter, but the difference is on the left side
you will find the guestroom. As with your own
master bedroom, the guestroom faces the ocean
Two Bedroom Villa
and your guests will be able to experience the
same luxury and sophistication as you.
As the land size is bigger than the One Bedroom
Villa, there is more room for the world-renowned
landscape architects, EDAW Australia, to work
their magic. The spacious and luxurious interiors
are designed by Wilson and Associates Inc, USA
to indulge and pamper, creating a space that you
just won’t want to leave.
24
Like the One and Two Bedroom Villas, the Three
Bedroom Presidential Villas are truly a sight to
behold. And experience.
The land and villa size are more than double that
of the Two Bedroom Villas, and include many
extra features. In addition to an extra bedroom
and a half-Olympic length swimming pool, the
Presidential Villa
Presidential Villas include a multi-purpose room
ideal for a home theatre, vast living room with an
accompanying piano and an entertainment room
facing the Indian Ocean, complete with billiard
table, library and extra dining and living space. A
separate wet and dry kitchen, along with maid’s
quarters, make the Presidential Villa the ultimate
family getaway.

Bali has long been known as one of the world’s premier holiday destinations. The island
and its resorts constantly grace the covers of the world’s leading travel and lifestyle magazines. While
the tourism industry on the island has been adversely affected by political and religious developments
in recent years, Bali remains a sound investment opportunity for those with an eye for both beauty
and business value. Indeed, some of the world’s leading hotel groups are bringing their destinations
resorts to market, and it is a little known fact that the developments are not open for private investors.
For example, Ritz Carlton, Bvlgari and The Four Seasons are not offered as investment opportunities
to third parties. Banyan Tree Ungasan – Bali, however, is a rare exception.
Property investments in Bali have seen steady growth since the early 1990s, and the hotel sector in
particular has chalked up an impressive track record, fuelled by a double-digit growth in total visitor
arrivals to Bali. With future projections indicating Bali’s position as Indonesia’s undisputed number
one tourist destination, investment opportunities offer even greater promise. The same holds true
for land appreciation in the Bukit area of south Bali, which has seen the most consistent and steady
growth of any region in Bali except for the congested semi-urban area of Seminyak.
The Investment Benefits
29
Banyan Tree Ungasan is an innovative investment package designed to take advantage of Bali’s
continued growth. With guaranteed returns, a well-developed infrastructure and a location that
neighbors Nusa Dua, Bali’s famed playground for the rich and famous, Banyan Tree Ungasan is an
investment opportunity that demands serious consideration.
Under a unique investment scheme, investors lease their units back to the resort’s operator, and
Banyan Tree Hotels and Resorts will manage the property. The developer, a member of the publicly-
listed Surya Internusa Group, will give investors guaranteed returns of the Villa Purchase Price for
the first few years. The developer is confident that the property will generate a substantial return on
investment over the years. Each villa will be sold with HGB land titles, and individual Indonesian
investors will be able to upgrade the land title to freehold status if they wish.
In addition to this, investors will profit from the Resort’s operations. A percentage of room revenue
will be distributed to investors based on a predetermined proportional value. And, as owners of a
villa, investors will be entitled to 21 days complimentary stay at the resort each year. Generous
special packages will also be available for investors to stay at any Banyan Tree Resort worldwide.
This unique investment opportunity is available for only 73 discerning investors. And part of it could
now be yours.

One of the region’s most established and well-known architectural firms,
Peddle Thorp Architects (PTA), has been selected as the architect of Banyan Tree Ungasan – Bali.
PTA, in cooperation with its Indonesian partner PTI Architects, have created a plan that embraces
contemporary design and traditional Balinese proportions and finishes. The various buildings are based
on a sense of spaciousness and privacy while preserving the area’s most treasured asset: unrestricted
views of the Indian Ocean.
From its offices in Brisbane, Cairns, Jakarta, Gold Coast and Shanghai, and associate offices in Sydney,
Melbourne, Port Moresby, Auckland, Wellington, Kuala Lumpur, Singapore, Hong Kong, and Ho
Chi Minh City, PTA has designed award-winning projects like the Nusa Dua Beach Hotel & Spa, the
