—— London’s most exciting new districtPaddington Waterside is the highly successful regeneration scheme focused on former railway and canal land next to Paddington Station. More than a dozen separate development projects are creating an excellent commercial, residential and leisure infrastructure, with individual designs by British star architects such as Sir Richard Rogers, Nicholas Grimshaw and Terry Farrell.
You’ll be in good company; contributing to the Paddington regeneration story are key developers that include British Land, Network Rail, Imperial College, British Waterways, Land Securities and the City of Westminster.

—Where modern dynamism meets old-world charmOur development is centred around Paddington Basin, a stretch of water that was the one-time terminus of the Regent’s Canal, which skirts around north London to Limehouse Basin and into the Thames.
Over 30,000 people work here, eating in the waterside restaurants and meeting in the cafés and bars. Not only is there the stunning modern architecture of Paddington Basin to enjoy, if you venture a few minutes along the canal path you’ll discover the peaceful haven of Little Venice, famous for its picturesque treelined streets of Victorian houses overlooking the brightly painted canal boats bobbing on the canal. Marylebone and Hyde Park are also easy walking distance. There is so much to see and enjoy here and the area is a vibrant, active community day and night.

——The future of city travelLondon’s new £14.8bn railway line – and Europe’s largest construction project – is due to open in 2018, and Paddington station is one of the key city centre interchanges, with its own state-of-the-art station.
Linking areas to the east and west of London (including a direct line to Heathrow Airport), the 118-kilometre railway will offer super-fast travel to the capital’s major business, commercial, entertainment and cultural districts, bringing 1.5 million more people within 45 minutes of central London. The Hammersmith & City underground station at Paddington is also being upgraded to include new entrance, concourse, ticket hall and step-free access to platforms.
A projected increase in house price values around Crossrail stations, irrespective of underlying capital growth, is 20%, making Paddington Gardens an extremely attractive investment.

Since 1998, Paddington Waterside has seen the development of more than 2 million square feet of award-winning commercial space, with another 1.3 million to be developed. Already the development has attracted many household-name businesses, both large and small, including Marks & Spencer, AstraZeneca, the Rio Tinto Group, Vodafone and the Prudential.
There are now more new businesses registered in the City of Westminster (which includes Paddington) than in any other London borough. As one of the borough’s most important commercial hubs, Paddington Waterside is not only a great place to live, but a great place to work also.

& design – to be admired
Paddington Waterside is characterised by outstanding modern building development, but its
landmark footbridges deserve a special mention.
The Fan Bridge comprises five steel blades that close together like a fan to form a bridge over the
canal. And if that is not enough to impress, there’s also Thomas Heatherwick’s equally astonishing
Rolling Bridge: when a boat needs to pass, it ingeniously curls up into an octagon on one
side of the canal, leaving no trace on the other.

——Finding the right balanceBesides the many places to discover and explore around Paddington Gardens, there are a range of social activities to encourage residents to lead a healthy and active lifestyle. The canal side is perfect for running, cycling and paddle boarding, but for the more adventurous there is also SUP yoga, sorbing and the annual dragon boat festival.
Paddington Gardens has been designed with its own unique landscaped central garden at its very heart but it is also surrounded by three Royal Parks – Hyde Park, Kensington Gardens and Regent’s Park all a short walk away – the neighbourhood also features countless gardens and squares: Norfolk Square Gardens and Talbot Square Gardens are ideal picnic spots, or you can catch a riverboat along the Regent’s Canal to Camden Town.
T H E G O O D L I F E
——Steeped in history and local colour from gentle waterways and historic pubs to glorious parks and fine dining – the good life is on Paddington Gardens’ doorstep. Paddington Waterside is one of London’s new and premier commercial, residential and leisure areas.

——‘The Flower of Cities All’London is currently being hailed as the greatest city in the world: for its culture, commerce, creativity and opportunities.
World-class museums include the British Museum, V&A and National Gallery; theatre is the finest the world can offer, from the high-brow National Theatre through to populist ‘War Horse’ and ‘Billy Elliot’, superlative opera, cabaret and ballet.
Famous sporting events range from Royal Ascot and the Henley Regatta to cricket at Lord’s, rugby at Twickenham and tennis at Wimbledon; exceptional restaurants number The Ledbury, Le Gavroche, The Ivy, Restaurant Gordon Ramsay and Alain Ducasse at the Dorchester; shopping ranges from Harrods and Selfridges through to one-off boutiques in the trend-setting hubs of Shoreditch and Notting Hill and the world-famous flagship stores of Bond Street and Sloane Street.
– WILLIAM DUNBAR
Then of course there are the celebrated landmarks, which range from the modern classics of the Shard, Gherkin and London Eye through to old favourites: the Houses of Parliament, St Paul’s Cathedral, Trafalgar Square and Tower Bridge still compete with their new cousins for prime position.

——A living link to the past
Paddington is one of the most historically significant parts of London. The iconic station was designed by the illustrious engineer Isambard Kingdom Brunel as the London terminus of his Great Western Railway in 1838 – and went on to be the terminus of the Metropolitan Railway, the world’s first underground railway in 1863. It was from Paddington that Queen Victoria made her first train journey in 1842, the engine driven by none other than Brunel at the then-astonishing speed of 43mph.

It was also at Paddington’s St Mary’s Hospital in 1928 that Sir Alexander Fleming discovered penicillin, one of the most powerful of all antibiotics that changed the way disease was treated. In more recent years, the hospital has been of great importance to the Royal Family – Princes William, Harry and George were all born there.

——The seat of innovationPaddington is best-known for local writer Michael Bond’s beloved children’s stories featuring Paddington Bear, who was found at the station after arriving alone from ‘darkest Peru’. But the area has many other famous associations.
Dig a bit deeper and you’ll find that past residents include the great actress Sarah Siddons, theatre designer and film director Cecil Beaton and Victorian poet Robert Browning (who reputedly named Little Venice). Alan Turing, the World War II code-breaker widely acknowledged as the father of modern computer science, Robert Baden-Powell, founder of the Scout Movement, were also residents.

London excels in learning and research, with one of the largest concentrations of universities and higher education institutions offering more than 30,000 courses – and more institutions ranked in the world’s top 100 universities than any other city worldwide. Paddington Gardens is on the doorstep of a number of primary, secondary and international schools – as well as London’s top vocational further education college, the City of Westminster College.
Paddington’s exceptional Underground connections put all of the city’s institutions within easy reach; these listings are a small handful that can be reached on foot or directly by Underground without changing line.

——Enhancing the environment
As one would expect from its name, the design for Paddington Gardens devotes enormous care to its garden setting where the architects have crafted a development that is uniquely connected to its surroundings.
The garden oasis that has been created will be a place for real contact with nature. Car-free and accessible by residents, the principal features
will include an arc of London Plane trees beside a pedestrian walkway ‘boulevard’, with topiary shrubs and integral seating, linking the development to its surroundings and the adjacent canal and perfectly complementing other trees nearby.
The central park of the design will be the largest area of accessible green space in Paddington Basin, a haven for wildlife, children’s play and passive
recreational use. Comprised of low mounds to delight the eye, it will be planted with birch trees and a mass of native wildflowers. A narrow rill of water or miniature stream and a semi-enclosed play ‘fort’ offering elevated views will also feature prominently. Throughout, the aim will be to maximise biodiversity and provide an ideal space for birds and butterflies – and residents – to flourish.

——Designed for sophisticated living
Assael Architecture and Powell Dobson Architects have created an inspiring contemporary design for this unique development with an exceptional central landscaped garden oasis at its very heart.
The towers of Paddington Gardens step up in height towards Regent’s Canal, providing elegant proportions and great views with balconies, terraces or winter gardens available to all apartments. The elegantly proportioned façades
bring together a mix of stone and glazing to provide as much light as possible, and many apartments have dual aspects. The main pale stone structure is formed of four sections, supporting four tower projections, creating generous paved terraces at the 13th-floor level.
The tower façades are clad with stone in the style of the Portland Stone used for so many elegant historical London estates. Bevelled edges and
angular reveals in the stonework create a sense of drama and space for secluded balconies. The majority of the apartments offer panoramic views, while structural glass balustrades create glamorous appeal from the outside.
The central park to the west provides a wonderful communal garden, while the entrance area is fully glazed and double-height to allow light to flood in and create through views.

——A mix of convenience, safety and comfortA sense of community is essential to the ethos of Paddington Gardens. Residents have access to gym and spa facilities, and there is also a residents’ cinema but the multiple entrance lobbies mean that your personal space is never compromised. Security is also a key consideration, and a 24-hour concierge service, secure underground parking, CCTV and video door entrance system ensure that Paddington Gardens is always a safe haven.
