The pollution exclusion is the longest exclusion in the General Liability policy. Exclusions for mold and bacteria are actually pollution exclusions on steroids - they effectively make water an excluded “pollutant” in many water loss claims scenarios. The effect of pollution exclusions on property and liability coverage is woefully underestimated by agents/brokers and their customers alike. There are over 100 different environmental insurance policies available to fill the coverage gaps created by pollution exclusions. This course will discuss the far reaching effects of pollution exclusions and show how various environmental insurance products are designed to fill the resulting coverage gaps in both property and liability policies. State of the art water intrusion loss prevention protocol will also be discussed.
