History and

Reason for Sale

The hotel was opened in 1906, although the plans for the hotel were in place from 1898 when the creation of a spa in Ripon was begun following the discovery of suitable water only 3 miles away at Fountains Abbey. Whilst the spa status of Ripon did not last, the hotel continued to trade successfully long after the spa closed in 1947, adapting to the changing tourist requirements of the next 100 years.

The property has never been on the commercial market since that time, giving potential buyers a unique opportunity to take the Ripon Spa Hotel forward and enhance the Ripon hotel market.

The hotel’s Turkish baths, which led to its ‘Spa’ name, were converted into the Turf Tavern, a public bar bistro with horse-racing decor, to complement the more formal dining room and reflect the changing environment of Ripon.

The hotel is run under family ownership and management and the owners have decided to move away from the hotel industry.

The Ripon Spa Hotel comprises an Edwardian era classical high society styled hotel, operated for over 100 years without commercial sale, building a respected and reliable name for itself within Ripon and beyond.

At the entrance to the hotel is the large reception area, proceeded by a wide corridor leading right off the reception to the Fountain Room, which seats approximately 30 people. This is connected to the Garden Room that acts as a conference/meeting room for 30 people.

Along the corridor and beyond reception is the middle lounge, through which the Terrace Room is accessed, which has a timber dancefloor with a lift-out carpet section. This room is used as the hotel’s main dining room and can accommodate functions for approximately 75 people.

The Terrace Bar with bar servery can seat 20 people with ample standing room. Beyond is the Ballroom which can accommodate banquets for 180 people.

All the public rooms previously mentioned are interconnected and can be subdivided in various ways to provide a flexible range of meeting, conference and dining areas.

The self-contained Turf Tavern Bar Bistro is a ground level single storey ‘L’ shaped building with direct access to the car park and in an ideal location to benefit from passing trade. The well-lit bar lounge can comfortably seat approximately 25, with additional standing room.
