•The Metro will be passing through Karve Road. •The height at which it passes is approx.: 9 M (20-30 ft.) • This will result in construction of huge pillars and slabs on the road. • Requirement for the Metro track is approx. 10.5 M (35 ft.) • Requirement for the Metro Station: --- Station = 16.6 m X 70 m --‐ Platform = 140 m • No of stations proposed = 2 •To generate the funds for the Metro, 500 m on either sides of the Metro a 4 FSI is being proposed.

Station areas will generate a lot of commuter & traffic movement
Modal transfer/ parking areas will be required
Pedestrian walkways will be needed
Is the space around SNDT station & Garware College Station adequate for these facilities ?
Detailed design of areas around stations will have to be done
Large areas are required for stations , which include platform areas, escalator, ticket counters, waiting areas, etc

• Existing Plot sizes are small….. After allowing for setbacks for high rise, the area of plot will not allow consumption of FSI 4
• Colony roads are narrow (approx 20’-30’ wide) •These do not support high rise growth
• Hence development will be possible only after amalgamation of plots…… and this will lead to VERY LARGE SCALE REDEVELOPMENTS • IS THIS NECESSARY????

Proposal of 4 FSI will increase density along metro corridor, resulting in congestion, increase in population, increase in built areas upto 4 times, increasing parking & traffic problems
No provision in DP for facilities and amenities like open spaces, schools, hospitals, drainage & water, garbage disposal, etc
Infrastructure in this area will collapse

It is assumed that part funding of the metro will come from increased FSI along the metro corridor
It is a misconception that 4 FSI will be available free of cost Out of the 4 FSI, • FSI of 1 is what is available for plots, free of cost. • Additional FSI of 1 is paid FSI which is available as premium (TDR, road widening, etc) • The remaining FSI of 2 will be paid for and same will go directly towards construction of Metro
• Why FSI -4 ????..... • Is it necessary all along the metro corridor ???? • Will the residents benefit from this??? • There may also be condition that if a property remains undeveloped along metro corridor, for 5 years, then a cess will have to be paid to the PMC / Metro
