Super Flexi Plan V/S Subvention Plan

For Example :- Super Flexi Plan.

For 1732 sqft. Area:

Flat costing will be around 1 cr.

In this payment plan, 90% is payable within 2 Months from the date of Booking.

In case of Bank Loan, there will be EMI’s.

For Example, If loan is of 80% than, EMI will be around Rs 82000 every month.

If calculating this Amt. till possession the cost is increased by Rs 11,48,000.

This means the actual flat cost in Super Flexi

will be Rs 1,11,48,000.(11148000/1732= Rs 662 per sqft.)

For Example :- Subvention Payment Plan.

For 1732 sqft. Area:

Flat costing will be around 1.05 cr.

In this Case, Only 20% is Payable and rest is Payable at the time of Possession.

There is a need of a loan but till the possession, you don’t have to pay Pre-EMI’s.

On Possession, if we compare both the payment plan:In Super Flexi, It will cost around Rs. 1,11,48,000 Whereas, In Subvention, It will be costing around Rs. 1,05,00,000.

Therefore, the difference will be of around 7 lacs. i.e. Rs. 404 per sqft.

Advantage of Subvention Payment Plan

A Pre-EMI holiday till fixed period or possession where you get time to plan for the Finances. Ideal for Customers who are living on rent. First, The Buyer pays Rent and No EMI, later He pays

EMI and No Rent. Only 20% Of Self Funding Involved with the assured return of 18% P.A on Quarterly Basis. Customers able to source loans from the bank at a lower rate than the market rate. Quality Assurance -when Banks are involved, It ensures that the Customer’s investment is safe. Greater Return on Investment with Subvention Scheme given the Property price Hike over a

period of 2 years as compared to the normal bank scheme. Customer will not have to pay any instalment or interest against the loan. The interest payable by the customer for the applicable period will be shouldered by Developers. Own the apartment –with the minimum investment: Pay 20% only as initial payment. Client has an option for pre-closure** of the loan amount even immediately after the applicable

period with no pre-closure** charges, if the pre-payment is being made out of his own sources. The Customer is also benefited as the Builder ensures a timely delivery of the project to decrease

the interest rate burden on him.
