City of Golden The City of Golden employs a unique

partnership of economic development programs to benefi t our enti re community. In additi on to our partnership with the Golden Chamber of Commerce, Jeff erson County EDC, and other municipaliti es, we have several programs coordinated by the Golden Department of Community and Economic Development. All of these programs work together toward our Golden Vision 2030 goals and community values (see city web site for details on Golden Vision and all of the below programs). The major programs include:

• Visit Golden is our merchant based community marketi ng program that tells the Golden story to the media, local residents and visitors to the community, substanti ally increasing visitati on and traffi c to events, cultural att racti ons and individual retailers. It is funded primarily by the retailers and controlled by a stakeholder committ ee.

• The Golden Economic Development Commission (EDComm) is a appointed city board that works to encourage growth in the primary employment sector, as well as supporti ng small businesses and start-ups. EDComm also supports educati on and work force development programs.

• City staff members assist companies seeking to expand or locate in Golden with site selecti on informati on, enti tlements, and building and zoning processes.

• The Golden Urban Renewal Authority (GURA) is an independent organizati on administered by the department. It is transforming its mission from the longstanding downtown project that has created so much success in the last 25 years, and is beginning to focus on other eligible areas in the community where such assistance is needed.

• In 2014, a Downtown Development Authority (DDA) was established to take over the downtown programs and projects that GURA has made so successful. The DDA will implement downtown programs and projects starti ng this year.

Prospect Recreati on & Park District Prospect Recreati on & Park District

has completed a project at Arapahoe Park (4450 Indiana Street) that brought new playground equipment and a new basketball court to this well used park. The existi ng asphalt basketball court was pitt ed, cracked and uneven. The asphalt was removed and replaced with a concrete surface. New basketball goals were included in the basketball court upgrade. The aged playground equipment was removed and

replaced with equipment that has many more acti viti es than did the former equipment. New engineered wood fi ber playground surfacing was placed in the play pod aft er the new equipment was installed, and a poured-in-place rubberized surface was installed at the playground entryway. The existi ng swings were also removed and replaced with a new swing structure. Lastly, three new benches were placed around the playground and basketball court. This project was funded by a grant from Jeff erson County Open Space and by matching funds from Prospect.

Jeff erson County Economic Development Corporati on

Jeff erson County Economic Development Corporati on (Jeff co EDC) is a countywide economic development organizati on that works with many municipal and community partners to help att ract new companies to Jeff erson County as well as retain and expand existi ng ones. Jeff co EDC is dedicated to creati ng a long-term economic development vision and fi ve-year Strategic Plan for Jeff erson County through the Forward Jeff co Initi ati ve. This initi ati ve centers around fi ve strategies for future economic growth within the county:

• Develop a more aggressive targeted contact and sales approach for new companies in identi fi ed cluster markets;

• Create new jobs by helping existi ng businesses grow and expand;

• Sti mulate entrepreneurial ventures and “home grow” small technology businesses by pulling together the numerous resources available for entrepreneurs;

• Identi fy and sati sfy the workforce development needs of new and existi ng business. Focus on developing, retaining and recruiti ng talent that supports the competi ti veness of the identi fi ed cluster markets; and

• Aggressively advocate at all levels of government on behalf of existi ng business and new business

In 2014, the organizati on was fortunate enough to work with many companies that were looking at adding new jobs and/or new capital investment to Jeff erson County, including:

Lockheed Marti n Space Systems, which recently opened the new headquarters for its commercial satellite business. Lockheed is expanding their operati ons at the Waterton Canyon facility potenti ally bringing 500 high-paying jobs to the county for current and future projects, in additi on to 350 jobs already transferred from operati ons in another state. Lockheed will invest nearly $263 million into the project.

Meurer Research, Inc. is expanding into a 43,320 square-foot facility in the Coors Technology Center, located in Golden. The company is moving from its 30,000 square-foot facility in Arvada, and has plans to grow to 95 employees over the next couple of years. New capital investment for the expansion is expected to be more than $1 million.

Photo Stencil, a leading full-service provider of high-performance stencils and tooling, announced its locati on and expansion into a 35,200 sq. ft . manufacturing facility in the Coors Technology Center. The company brings 34 jobs and nearly $11 million in capital investment. Jeff co EDC, Jeff erson County and the City of Golden worked collaborati vely to att ract the company to the county.

Surefi re Medical, Inc., a commercial stage medical device company developing innovati ve devices for minimally invasive, direct-to-tumor interventi onal procedures. The company relocated and expanded its

“Wheat Ridge has been very welcoming and has been willing to work with us every step of the way to increase the housing opti ons available to residents,” said Gene Myers, chairman of New Town Builders, which broke ground on the row home community, Perrin’s Row in March.

New Town has already sold out the fi rst phase at Perrin’s Row, which will feature 26 two-and three bedroom row homes at the bustling intersecti on of 38th Avenue and Depew Street. The developer is just one of several residenti al builders broadening Wheat Ridge’s housing stock. Just a stone’s throw away, near the corner of 38th Avenue and Fenton Street, Urban

The city has landed an array of exciti ng new projects in recent months, from three-story row homes in the heart of the city along the Ridge at 38 to a $24 million retail project that will include Wheat Ridge’s fi rst Sprouts grocery store.

The boom in development refl ects Wheat Ridge’s increasing commitment to provide businesses with the resources they need to thrive. Over the last decade, we’ve unveiled a range of incenti ves to att ract new business and grow our existi ng employer base. We’ve also improved outdated zoning codes, updated our comprehensive development plan and created a rapid response process for development projects under review.

“The elected offi cials of the past few years and going forward know how to say “yes.” Yes, to building a downtown, yes to off ering development incenti ves and

Green Development has plans to build a LEED qualifi ed community at the site of a former carnati on farm. The development will include paired homes, single-family pati o homes and row homes starti ng in the mid-$300s.

Standard Pacifi c Homes will expand the housing opti ons even further with the development of Fireside at Applewood, a 48-homesite development on the west side of town.

MVG Development will begin work next month on a commercial redevelopment project that will provide Wheat Ridge with a 64-unit senior living facility and a 27,000-square-foot Sprouts store at 38th Avenue and Kipling Street. This project will replace the city’s original Safeway that was constructed in the early 1970s. Another large retail development is planned for 38th and Wadsworth, the home of a now closed Go Ford dealership. This 14.8 acre project should begin constructi on in 2015 with pad lease availability along this busy stretch of roadway.

Incenti ves, parti cularly tax-increment fi nancing funded through the Wheat Ridge Urban Renewal Authority, have played a key role in many of these new developments. The city also off ers sales tax and use tax rebates while Wheat Ridge 2020, a non-profi t economic development corpora-ti on (focused on facilitati ng and encouraging development) administers various loan and grant programs.

While we’ve experienced our fair share of growth, Wheat Ridge sti ll has plenty of att racti ve sites that are ripe for development. Bordered by Interstate 70, Clear Creek Crossing is a 240-acre enti tled site with an established metro district in place. . Low-interest business loans expanded in Wheat RidgeWheat Ridge 2020, a community non-profi t organizati on, is pleased to announce that in 2015 all properti es within the City of Wheat Ridge are eligible to apply for the Building Up Business Loan Program.

The Building Up Business Loan Program provides low-interest improvement loans with a maximum loan amount of $50,000. The loans are for property rehabilitati on and constructi on. Acquisiti on and operati ng are not allowable uses for the funding. Loans interest rates are 0% for the fi rst year and 4% for years two through fi ve with up to 20 year amorti zati on. Please contact Wheat Ridge 2020 to verify current rates and terms.

Through this business loan program, Wheat Ridge 2020 has made 9 loans leveraging $1.5 million in property improvements. The revolving loan fund is an investment made by the City of Wheat Ridge to help revitalize real estate in our community. The loans can work alone or together with loans from other lenders to help bring about projects that

otherwise may not have been possible.

The Wheat Ridge Business District off ers several grants for property improvements. The grant programs are matching grants up to specifi ed limits. This means for every $1 spent by the business, the WRBD will match $1 up to the specifi ed limits. If you are planning a new sign, façade improvement, accessibility improvement or landscaping to improve your business, you should check to see if your project may qualify.

30 years ago in 1984, Applewood Quality Builders started their business in the general contracting industry, providing mostly remodeling work for residential customers, commercial tenant finish, general roofing replacement and concrete work. Applewood Quality Builders continued in this area of work until 1993, when they were contracted to install RTD bus shelters throughout the metro-Denver area. The RTD shelters kept the company busy for several years and Applewood Quality Builders decided in 1998 to scale down the volume of residential and commercial projects. The construction business that they decided to continue with was the concrete related projects. In 2000, Applewood Quality Builders took over the property maintenance for its sister company, Applewood Office Park, and to this day handle all the ongoing tenant finish, office remodeling work, and building operations for several commercial buildings.Today, Applewood Quality Builders does only concrete work such as concrete driveways, sidewalks, steps, garage floors, basement floors and concrete structural repair. Applwood Quality Builders has the equipment to do the excavation, preparation, forming and pouring for any type of concrete related work.
