INTRODUCTION John Amos & Co are delighted to have received kind instructions to offer for sale by Formal Tender approximately 12.25 acres (4.96 hectares) of permanent pasture land located in a ring fence with roadside frontage suitable for the grazing of livestock located at Batchcott, Richards Castle, Ludlow, Shropshire.

DESCRIPTION This superb block of well managed pasture land is accessed off a by-road named Woodhouse Lane which is located just off the B4361 Leominster to Ludlow road at Richards Castle. The land itself is currently in a grass rotation used for the purpose of grazing livestock.

The land is gently sloping falling down towards the Southern boundary. A further by-road known as Wheatcommon Lane lies adjacent to the Northern boundary of the field.

The parcel of land has been maintained well and is reasonably well fenced throughout with established hedgerows and in-hedge trees.

FIELD BOUNDARIES All of the land is reasonably well fenced with barbed wiring with established hedgerows and a number of in-hedge and in-field trees.

ACCESS Access into the field is via a 12ft gateway located adjacent to the All Saints Church, Richards Castle.

SERVICES Mains water is available.

SINGLE FARM PAYMENT

The land has been registered for the Single Farm Payment Scheme and the entitlements are available by separate negotiation. The 2012 claim will remain with the present vendor.

SPORTING, TIMBER AND MINERAL RIGHTS The sporting rights are included in the sale. All timber and mineral rights are included in the sale.
