Tamarack Tamarack gâÜy From the President Marty Samojedny | 630-904-6077 | [email protected] E arly spring is here and it’s time to direct the HOA’s efforts to several projects which we will review at our spring general meeting on Tuesday, April 23rd. We will meet in the Clubhouse at 6:30 pm for pre‐meeting refreshments with the formal meeting beginning at 7 pm. Please try to attend the meeting as we need a minimum of 25 homeowners. Because Tamarack Fairways is unincorporated, we are dependent on Wheatland Township for many of our needed services. Our road maintenance, snow removal, tree cleanup, drainage issues, garbage contracts, electric service contracts, etc. I have invited Deb Holscher, Wheatland Township Supervisor, to join us at our general meeting. Deb will provide us with the status of the township. You will have an opportunity to ask Deb questions concerning the township. Finding the cause of the electrical problems at the Route 59 entrance and repairing the problem is high on our priority list. Once we resolve the electrical problem, we can repair the north monument and upgrade our entrance lighting. The 111th Street entrance electrical service is installed, and the entrance monument lighting is restored. There is some landscape work that will be done to restore the property where the electric line was trenched. We have an updated TFHOA Directory and hope to have it distributed before the April 23rd meeting. In addition, we have a new website in design and are planning to have it completed by the April meeting. The redesign will enable the website to function correctly across the multiple platforms (computers, tablets and smart phones). The other main reason for the new website is to make it easier to find information about the HOA’s rules and regulations like restrictions on trash cans, obligation of homeowners that lease their homes, restriction on trailers and abandon car in driveways, etc. The development of the 110 acres directly south of the South Pointe neighborhood and along 119th Street appears to have no new activity since the February 6th tie vote which sent a “Non‐Recommendation” to the city council. Refuse cans cannot be left outside where they are visible from the street. Some homeowners use bushes inthe summer to conceal them, but that fails in the winter when the leaves are gone. Refuse and recyclingCANNOT be put out earlier than 6 pm the night before pickup service. Empty cans must be stored by the

night of pickup. Also, please be cognizant of wind which blows garbage and recycling throughout the neighborhood ifit is not properly bundled. Notices of covenant violation regarding storage of garbage containers were delivered lastsummer; sometimes multiple notices to the same homeowners. Please don’t put the board in the position of levyingfines for noncompliance.

A construction truck and its trailer had been parked on the road for many weeks in our subdivision during thewinter months. This is a violation of the covenants.

Patios, driveway, sidewalk, entry walks, siding, paint color for the exterior of the home and roofing material (andcolor) are all items that need Architectural Committee approval. Roofingand siding paint color would just require a phone call. Sidingreplacement, patio/deck removal and replacement, entry sidewalk,driveway replacement all have to have the full application and approvalprocess completed. Home additions absolutely must have an applicationprior to ANY start-up of construction. Painting of driveways or sidewalksis ABSOLUTELY forbidden.

The speed limit is 25 mph. I see far too many drivers traveling 40+mph through the subdivision. Once again, a STOP sign means the driverapplies the brakes to a full stop, looks both ways and then proceeds, notroll or just maintain your speed through the intersection!

Subdivision property values are being negatively affected byhomeowners who neglect their property. One of the HOA boards primeresponsibilities is to assist in maintaining or increasing home valuation byproviding oversight. Please police your property during these springmonths for refuse and/or recycling which has accumulated during thisabysmally long winter.

Spring is here and a time when we

remember the smell of fresh cut grass.

Like so many things, it is best enjoyed in

the early morning or in the closing of evening. To

step outside and see the glisten of fresh dew on the

cut grass and smell the sweet fragrance speaks of a

day full of possibilities and work that can be done.

To sit on the porch and smell that same fragrance

in the dying light speaks of work done, a good day

spent and the last hours of a day to be enjoyed in

relaxation.

Then it hits you! You are taking a walk or drive

by the homes in your community and you notice

you have neighbors who have unkempt lawns,

parked vehicles on properties that have been

sitting in the driveway passed the restricted seven

days and garbage cans left out in plain view for

weeks. If you see these code violations in the

neighborhood, please let us know and we will try

our best to notify the neighbors who are not in

compliance with our rules and regulations so we

have a neighborhood we can be proud of at all

times.

“Article I – “Section 7: The parking of any vehicle shall berestricted to only those vehicles small enough to beaccommodated within the lot's closedgarage. Trailers, boats, mobilehomes and other recreationalvehicles may be parked outside ofthe garage on a lot for a period notto exceed seven days formaintenance or other purposesprovided that these vehicles areremoved completely from the property no later than theseventh day. The parking of restricted vehicles by visitorswill be permitted for a period not to exceed seven days. Inthe event that a vehicle is abandoned on the streets withinthe Association, the Board has the authority to forwardany relevant information to a local governmental entityto have the vehicle towed from the Association.“Note: (The reference to the garage is only to determinethe size of vehicles not quantity of vehicles parked in adriveway.)
