Predicting a Market Drop: Risky

NEw tO thE MARKEt!

Featured Homes

NEw tO thE MARKEt!

Dear Doreen, This market isn’t going to

continue to go up, is it? It’s like deja vu of five years ago. My neighbors are frantic saying they

can now sell and make money! I am a renter since my short sale three years ago. I qualify for an FHa loan but believe prices are going to fall. You?

WaitingDear Waiting,

You are among many waiting for prices to drop again. as smart as you think you are, you can’t predict the market. Do keep interest rates in mind. If, for instance, you wait until prices drop 5 percent, but in the meantime interest rates go up a half point, what happens to your monthly payment? Prices are fairly low now, so I recommend you buy when you’re ready regardless of your market predictions. Most stay in their home for an average of five years. Who knows what will happen in the next five years? (Where did I put that crystal ball?) Doreen

A rroyo Norte home buyers hoping to gain access to Anthem’s gym, pool, water park and more, will have to

find other options. At a special meeting Thursday, April 4, the Anthem Community Council denied Arroyo Norte’s request for full access to all Anthem amenities.

The proposal, first made public at Council’s February meeting, was suggested as a revenue-generating proposal granting access to the neighbors for $40 per month per household.

Nearly 300 residents turned out for the meeting, causing Council to move the agenda item to the top of the schedule. In an effort to shorten what promised to be a long night of public dissent, directors briefly presented their positions, echoing concerns expressed by residents in “hundreds of emails,” according to director Tim Fyke. Concerns included overuse of the facilities, negative impact to property values and jeopardizing the exclusivity that has set this master-planned community apart for more than a decade.

Few residents spoke once it became clear the measure would not pass.

Steve Champion, president of Anthem Country Club Homeowners Association, delivered a scathing response to Council, decrying the lack of transparency. Champion said he knew nothing about the issue until after the February Council meeting. He said the three-sentence explanation in the minutes “basically said nothing.” Champion said he and his Parkside counterpart Kristen Rensmeyer then received communication from Council CEO Jenna Kollings outlining the issue. After digging deeper, Champion

said, “I had a very clear impression that a lot of work had been done over a long period of time, of which our homeowners had no knowledge whatsoever.”

It was noted the proposal was initiated in 2010 but, Champion said, the community only became aware less than 30 days ago. “I don’t think that that’s really open or transparent government or management,” Champion said.

Fyke motioned to deny the proposal and “direct staff to cease and desist all conversations on the subject going forward.” The motion passed unanimously.

Residents leaving the meeting expressed relief at the outcome, mixed with confusion and suspicion with regard to how Council negotiated the issue for so long, then unanimously voted it down. io

The Apache Trail, one of Arizona’s most historic roads, is also one of the most scenic adventures now that the wildflowers have

painted the towering canyon walls and desert vistas with bright colors.

Built in 1903 as a supply route for construction of the Roosevelt Dam, the Apache Trail, also known as Arizona Route 88, has seen little in the way of upgrades over the years. In fact, it’s easy to envision teams of horses and mules slowly hauling supply-laden wagons along the winding narrow road through the steep cliffs.

President Theodore Roosevelt made this same journey in an open roadster in March 1911 to dedicate the Roosevelt Dam. Little has changed in the natural environment and, in some places, even the road, since his day-long journey.

From Apache Junction, the Apache Trail snakes 44 miles to the Roosevelt Dam. The first

22 miles are paved and pass by beautiful Canyon Lake and tourist-friendly Tortilla Flat. Just north of Tortilla Flat, the road turns into 22 miles of unpaved adventure— plunging visitors into the stark beauty of the Superstition Mountain wilderness. This is not a trip for the faint of heart, nor is the road wide enough for an RV. A car or SUV of normal size can traverse the entire 44 miles without difficulty.

Travel from Apache Junction to Roosevelt Dam rather than down the trail from Roosevelt Dam. The white-knuckle trip down famous Fish Creek Hill will be less harrowing if you are hugging the mountain rather than on the edge of the narrow dirt road, especially while other cars are passing.

It takes two hours to travel the 44 miles of Apache Trail as some twisty sections have speed limits as low as 10 mph. There are numerous places to pull off and fill up the memory chip of your camera with jaw-dropping beauty.

Pass beautiful Canyon and Apache Lakes and end your Apache Trail journey at Roosevelt Lake.

The winter rains have resulted in a spectacular wildflower season that is happening right now along the Apache Trail, so there is no better time to get out and enjoy this natural spectacular. This is one Arizona road trip you will never forget!

Gas and food are available at the marinas of both Canyon and Apache Lakes. io

Is SwipSwap Snatching Sales from Consignment Shops?By Brad [email protected]

It’s nothing short of fascinating how SwipSwap has created its own little economy in our own little Anthem.

By using the Facebook-based virtual garage sale, folks in the area have another avenue to buy treasures or sell items they no longer want or need.

And with its surge in popularity, it’s only natural a splinter group would form. Anthem Treasures has the same mission with its site using the Facebook VarageSale App. And, to the south there’s Norterra SwipSwap.

But one has to wonder whether these virtual sale sites have swiped business from Anthem’s two consignment stores: Kid Co and J&B Furniture Consignments. Both are dependent on moving much of the very items now being moved on SwipSwap. As it turns out, the relationship may be more symbiotic than competitive.

It’s the same, only differentChristi Dodson, co-owner of Kid

Co in the Anthem Commerce Park launched the business with eyes wide open to SwipSwap. She was well aware that people are selling kids clothes, toys,

strollers and backpacks on SwipSwap.

“I don’t think it does affect traffic in our store. The people looking on SwipSwap are looking for a bargain, and I think there is enough business to go around.”

Barbara Willis, owner of J&B Furniture Consignments right around the corner, echoes Dodson’s feelings. J&B is Anthem’s only furniture store and Willis believes people prefer walking into a store with options. “I think SwipSwap is good for some things but not furniture. People would

rather have more options and variety, like in a store.” Willis added, “We have furnished a lot of homes in Anthem.”

The ability to browse also drives business to Kid Co. “I get lots of grandmas and new moms who want to try things on,” said Dodson. She acknowledged many of the items for sale in her store are offered on SwipSwap at similar prices but, she said, “On SwipSwap, 10 people are lined up for it.”

Can we all just get along? In the midst of all this swipping,

swapping and consigning, there’s some proof the two business models can work together. J&B’s Willis said customers

turn to them when items don’t sell on SwipSwap. “They brought it in here and it sold. It has also gone the other way. It did not sell here and they put it on SwipSwap and it sold,” said Willis.

Interestingly, both businesses also eye SwipSwap as a resource for customers. Each has a customer wish list. They track SwipSwap and notify customers if a particular item becomes available.

Both Dodson and Willis also believe SwipSwap has helped bring people into their businesses, in part, by reducing the stigma of buying used items. “I think it has definitely opened up their minds. People don’t have a lot of money and if they can find used at a good price, they will jump on it,” said Willis.

Indeed, one man’s gently used is another’s treasure. io

Jennifer Uhlig has an impressive resume with an education degree in physical education kinesiology

and 16 years of coaching experience. So when she landed at the Anthem Community Center (by way of Houston, Texas), sports manager Rick Klein sensed an opportunity: “We have been trying for the past few years to get an Anthem youth track & field club established to support the BCHS track program.” So, Klein urged Uhlig to use her powers for good, and she’s put together a competitive program for kids 7 to 14.

Twenty-three young athletes signed up when the team formed in January, and the program is poised to grow. “We’re members of USA Track &

Field,” Uhlig said. “We compete against kids throughout the state.”

“Coach Jennifer has done a great job over the past few months working with the BCHS track coaches and the community to get the club going,”

Klein said.

The second session is launching now, and the team is headed back on the field for twice-weekly practices at Boulder Creek High School. The season runs until June 1, when nationals begin. The sport is a relative bargain at

$140. To compete in USATF meets, participants pay a $20 registration fee for the season, and $3 per meet. “I’m trying to keep it really cheap to get the involvement,” Uhlig said. io
