The location of the building is site A, which is the site that is enclosed between two buildings and opens up to exchange square. The building utilises only one form of struc-ture. The structural system employed is a steel frame system with precast concrete slab floors. Additionally a structural fixing cladding system was used. The particu-lar cladding system is used because of the project’s reasonably large scale, additionally it allows for the integration of the cladding into the entire facade, even the insu-lation and glazing. The structure of the building is significant due to Middlesbrough’s thrive for modernity, while also relating back to the industrial past of Middlesbrough.

For the BREEAM estimator the score achieved was 66.57 % which is a grade of good, out of a possible outstanding, according to the minimum BREEAM standards. It is assumed that at the initial planning stage of the building, a thorough investigation of the site would be carried out, thus making it easier to foresee the limitations and the opportunities that that site has to offer in terms of en-vironmental strategies. Due to the infill nature of the site, provisions were taken in order to make the parking area a shared space with the occupants of the existing neighbouring buildings. This is crucial in order to maximise the use of the car park, because the parking area is dedicated to only three uses, cycle parking, disabled parking and delivery unloading. As the location of the build-ing is in an urban area, that is easily accessible by several public transportations systems, trains, buses, the need for car parking provisions was limited in order to encourage the use of public transport. The use of cycles is suggested by offering dedicated bicy-cle racks, and showers within the building. Additionally a cycle route from Middlehaven to exchange square was opened up.In terms of water conservation and reuse, water collection and storage on the roof of the building provides rain water that is used in the flushing of toilets and urinals. A water meter, major leak detection system is all available in the plant room of the building that is located on the third floor and is easily accessible. While the existing structure on the site was demolished, reclaimed bricks were used as aggregate in the new build construction, mainly in the hardcore compact binding of the foundations. Additionally, the materiality of the building was limited to the use of only slate and glazing. Also, while not all materials are reclaimed, provision has been taken into consideration in order to source the materials responsibly, from local sites, approved manufacturers.For the Land use and Ecology, only one point was obtained, because the building sits on a previously occupied site, and no soft landscaping was introduced to the site. Due to the nature of the building being a film archive and cinema, the use of mechanical ventilation was used in order to regu-late the temperature in these key areas. On the other hand for most of the building, the use of stack ventilation is utilised due to its open plan nature.While the building both passed and received a grade of good, complacency should not be an option due to the vast possibility of improvement. One of the key issues that may be improved is a more thorough investigation of the site that would lead to a more comprehensive understanding. Additionally the implementation of more zero carbon technologies would prove to be beneficial in the life cycle of the building.ww
