DESIGN REVIEW STATUS
CONDITIONALLY APPROVED: This design submittal is conditionally approved; however all the conditions listed throughout this design review must be incorporated into the design drawings.
• Note the FF&E items noted in the guestroom plans is only a generic item number and it is required
to indicate which vendors are being selected. Either key the plan to the exact specification selection
to include vendor selection (i.e. EXG-CPT1.1, Interface carpet tile or EXG-CPT1.2 Durkan carpet tile)
or provide a furniture legend of all Formula Blue brand-specified items with vendor selections for
IHG review – Resubmit

possible. Note the submittal due date, February 15, 2015, has passed and the project is subject to Plan
Default.
Refer to the Property Improvement Plan dated July 30, 2014for all renovation work required. This design review document describes the design submittals required and lists the design review status of each item. Items installed without InterContinental Hotels Group (IHG) approval that are deemed substandard or inappropriate to the hotel's design are subject to replacement at the discretion of IHG.
I. GENERAL INFORMATION
Franchise License/Application Status: Any approval issued by this design review document (conditional or otherwise) applies to the design of the hotel only, and does not affect the status of your application or License Agreement (as the case may be) or any requirements under the License Agreement. Contact InterContinental Hotels Group (IHG) Franchise Licensing Department and/or your franchise sales representative for inquiries regarding the status of your application or license.
This Holiday Inn brand hotel is subject to the requirements of the current Holiday Inn Standards Manual, the Americans with Disabilities Act (ADA) and all applicable building codes and ordinances. In the event of discrepancies, the most stringent requirements shall take precedence. Any deviations from Brand Standards that have not been explicitly identified in writing as part of your design submittal are not approved. II. DESIGN REVIEW COMMENTS
The following design review is specific to the drawings included with today’s design submittal. It must be understood that today’s design review is not a comprehensive listing of all design criteria or corrections that may apply to the design of your hotel. Unapproved items deemed substandard or inappropriate to the hotel's design are subject to replacement at the discretion of InterContinental Hotels Group (IHG).
Revisions, additions or alterations of any kind made to documents previously reviewed by InterContinental Hotels Group must be submitted to IHG Design Review Department for reevaluation.
Travelers with disabilities: All ADA deficiencies must be corrected in conjunction with the other requirements outlined in this review. Note that compliance with the ADA and applicable state or local laws regarding accessibility is the responsibility of the Owner. Possible ADA/accessibility deficiencies are noted within this review. However the review does not contain an exhaustive list of all possible ADA/accessibility deficiencies. All ADA/accessibility deficiencies must be corrected within the construction documents, in conjunction with the other requirements outlined in this review.

IHG will conduct field-inspections at this hotel on or about the above Renovation Milestone dates at no charge to the owner. Should these original milestone dates not be met, thereby requiring additional inspections, IHG may charge the franchisee up to $5,000.00 for each additional inspection (in addition to any other charges that might otherwise be due).

7. Color of finishes to be selected by Architect and owner unless otherwise noted.
8. Main connections for Mechanical, Plumbing and Electrical systems are design-buildby others.Reuse existing where possible. Consult with licensedengineers if changes to existing systems are required.
9. Jarratt Architecture, Inc. takes no responsibility for existing buildingconditions & current building code violations in areas that are not beingrenovated and that are design-build.
10. Existing conditions will vary, during demolition notifyArchitect of varying conditions. Additional construction detailscan be provided as requested during construction.
13. The Architect shall be the sole source of interpretation of the intent andcontent of the Drawings and Specifications, and his interpretations shall befinal and binding
14. All work is to be performed and installed in compliance with the governinglocal building codes and regulations.
15. The Contractor shall be solely responsible for obtaining access to the site todetermine and verify the existing conditions, materials, systems, sizes,dimensions, quantities, layouts, locations, and potential limitations for theperformance of the work contemplated herein.
16. It will be presumed that the Contractor has fully acquainted himself with thenature of the work and the limitations of the existing space prior to submittinghis bid, and that he has full and complete knowledge of the work to be doneand has included in his bid all required labor and materials to complete thework.
17. No extras will be allowed for claims due to unforeseen or unanticipatedconditions which, in the opinion of the Architect or the Owner, could havebeen discovered by the Contractor during normal inspection of the site duringthe bidding period and prior to the commencement of the work.
18. The Contractor shall immediately notify the Architect of any discrepancy onthe Drawings or the uncovering of hidden conditions which affect the work
19. Existing construction and conditions shown on Drawings are diagrammaticonly. The Contractor is required to verify on site exact locations, sizes, extentand conditions of existing construction and conditions.
20. These drawings are not to be scaled. If the required dimensions orinformation cannot be found herein, the Architect shall br requested tointerpret the documents, and the interpretations shall be final and binding.
21. During the construction periods the Contractor is solely responsible for thecomplete coordination of the work and the required trades so that no part ofthe work shall be left in an unfinished state as a result of lack of coordination,disagreement between the parties performing the work, or any other reason.
22. Patch and repair any damage caused to existing construction or buildingareas resulting from work performed under this contract.
23. The Contractor shall clean the entire facility to the Owner’s satisfaction uponcompletion of the work contracted here under and shall remove all tools, gangboxes and equipment from the premises. Any leftover materials resulting thework shall be properly disposed of off site.
