Arkwright House

History

Since being commissioned in 1927 Arkwright House has had a hand in the area’s history. The building was named in honour of the 18th century industrial pioneer Richard Arkwright and was originally designed by architect Harry Fairhurst as the headquarters for the English Sewing Cotton Company.

During the Second World War the building took on a new use as the headquarters of the civil defence in the North West. In the case of invasion Sir Warren Fisher would have had absolute authority over 7 million people from Scotland and Staffordshire from this base. Arkwright House was used extensively for strategic war meetings and Churchill had his own office and sleeping quarters at Arkwright House.

The proposals are for the complete refurbishment of the part ground and first to sixth floors of Arkwright House, including the extension of these floors at the rear of the building by infilling the three lightwells. The office accommodation at the seventh floor is to be extended to create an open-plan office suite with panoramic views to the south.

Parsonage Gardens is a rare and tranquil oasis in the city centre within the Parsonage Gardens conservation area between Deansgate and the River Irwell. Arkwright House comprises the southern boundary of Parsonage Gardens creating an impressive and unique profile for any occupier.

- Infill light wells and improve connectivity across the floor plate

- Increase natural daylight into building and improve thermal comfort with air conditioning

- Refurbish interior finishes to a high quality and using sympathetic materials

- Consolidate cores to improve quality of space and provide new WCs and risers

- Contemporary raft ceiling design, set within the bays of the existing grid

- Add seventh floor extension in a contemporary style using traditional materials. This will be column free, client facing space

- Improve car-parking in basement and add cyclist facilities (racks and showers)

- Target BREEAM rating of Very Good to deliver energy efficiency and a sustainable future for the building

Introduction to Catalyst Capital

£750m invested by it’s most recent fund, with over 50% in the UK.

Catalyst focuses on improving/ repositioning of properties (mainly offices & shopping centres) in London and strong regional cities.

Arkwright House was purchased as a joint venture between Catalyst Capital and two of it’s Limited Partners (an Asian sovereign wealth fund & a US pension fund investor).

In 2005 Catalyst acquired Ship Canal House, King Street, a Grade II listed officebuilding, also designed by Harry S Fairhurst. After a capital investment programme of c£4m completed in 2008, the building was 90% let to tenants.

26 Cross Street, an unlisted but attractive Portland stone clad building was acquired in December 2013. A £2.7m internal refurbishment & external cladding repair project will deliver 8 floors c2,400sqft targeted at the cities small and medium sized businesses in Jan 2015.

Outside of Manchester Catalyst have undertaken numerous office refurbishments including Apex 123, 95,000sqft office on Haymarket Terrace in Edinburgh.

Funding and Professional Team

Catalyst purchased the building with pure equity in a joint venture with two Townsend Funds – with commitment to build out with equity if necessary, if debt could not be secured on favourable terms.

• Debt Facility signed in December 2014 with Quadrant REA (Georgia, USA based lender – new entrant to UK development finance market).

• Full funding in place for the construction project (including any over-runs) for immediate start.
