As Fitzroy Street is perfectly situated to take advantage of numerous public transport, walking and cycling options, residents can save a lot of money and time by not having to maintain a car. We’ve been able to offer many innovative features because Pace is both the developer and builder on this project. This means we’re able to fine-tune all aspects of the process to focus on the things that are going to make this development stand out to potential investors and, most importantly, the people who will live here.

Q: What attracted you to the Fitzroy Street location?

A: They say it’s all about ‘location’ but 181 Fitzroy Street has more than this, it has ‘lifestyle’. In addition to its immediate access to public transport, there’s a wealth of bars, restaurants and cafés, as well as the shopping, culture and colour of St Kilda. Q: The building is fully staffed, which is unusual for residential apartments?

A: It’s all about quality and longevity. By having three full time professionals servicing the building – a concierge, a building manager and a cleaner – we can design the building to offer residents the highest standards of living today, while ensuring this standard is maintained at an affordable cost, long into the future. That’s what we mean by affordable luxury.

Q: What about access to greater Melbourne and the region?

A: From Fitzroy Street you can easily get a tram to the city, MCG, theatres, universities, shopping and work. Cyclists can ride along the foreshore or up St Kilda Road to the city and cars have direct access onto the Nepean Highway, Dandenong Road and the M1 Citylink to the airport.

Q: Sounds like somewhere in demand.

A: This was the hottest development site in town and when we went to tender, we were extremely fortunate to acquire 181. The excitement of our team has certainly been realised in the vision for the development and many of my team want to live and invest in the building – some have already purchased apartments.

Q: It sounds like the word is getting out the sales are flowing in.

A: The building is proving to be extremely popular among young professionals. Many apartments, particularly on lower levels, are placed at competitive price-points. Pattison Street and Fitzroy Street apartments both showcase some amazing views overlooking the bay towards the Peninsula, and Albert Park and the city.

Q: Tell us about your design philosophy, and how you’ve maintained the high standards of quality.

A: We wanted to incorporate luxury in the essence of 181’s design. We’ve been careful to ensure there are a range of price points available and to offer apartments at a lower price, without compromising on quality. All apartments feature exceptional features, fittings and appliances such as Miele as standard from the ground up and Gagganeu in the Pinnacle apartments.

Q: Why do you think people are drawn to 181 Fitzroy Street?

A: A big part of the appeal is a conscious choice we made to focus on owner-occupiers and design the perfect investment-lifestyle balance. There is also some strong investor interest, too, driven heavily by St Kilda’s proven track record for growth and consistently good returns.

Q: What is it about the development that’s attracting buyers so early?

A: When you’re designing a project for discerning buyers, you have to get the principals that deliver a quality development outcome right from day one. Clearly 181 Fitzroy Street has that: the overall design, functionality and shared spaces are of the highest level of quality, as are the fixtures and the fittings. In addition, the apartment footprints are very generous, compared with similar developments.

Q: How would you sum up 181 overall?

A: We approached this project with one mantra, ‘perfectly balanced living’. This has been our compass and litmus test in every decision. Now 181 Fitzroy Street encapsulates its mantra perfectly.

Q: Tell us about the different styles of apartments available.

A: To ensure we’re catering to a variety of lifestyles, the high-quality Primary apartments are focused towards the needs of young professionals with functional and elegant living spaces; while the Pinnacle apartments are similar but are larger, increasingly detailed and more refined.

Q: What do you think are the defining qualities of this development’s architecture?

A: 181 Fitzroy Street is a masterfully crafted and considered design, and perfectly at home in St Kilda. The level of care and attention to detail in the design and the appointment of apartments to capture the views, are what set this development apart. Externally, at the very top of the building there’s a shared rooftop deck featuring outdoor lounging and entertaining spaces. These overlook an ‘infinity-lap’ pool and continue over the park, the bay and the city skyline. Internally, apartments on both sides of the building feature glazing which give them amazing views and bathe the apartments in natural light. Finally, the Pinnacle apartments have unparalleled views from both the rear and the frontage of the building, as well as increased ceiling heights and terraces.

Q: Tell us about the inspiration for the building’s façades.

A: Fitzroy Street is one of St Kilda’s most defining boulevards with an eclectic streetscape of shopfronts, restaurants and cafés. The building’s modern façade includes carefully arranged, light-coloured panels which provide protection from the sun while blending the building into the character of Fitzroy Street.

Q: The rear façade has a different feel?

A: The Pattison Street façade has a character of its own. Flanked on all sides by more traditional residential buildings, it takes on a narrower, more traditional appearance. The landscaped elements, masonry and timber panels within the façade give the building a beautiful and unique identity.

Q: Tell us about the building’s overall form.

A: The parapet is broken into a series of levels and finished with reflective materials to form the distinctive ‘crown’, which was designed to capture the light and bright blue skies from street level. It also has generous terraces that look out over the St Kilda Hill precinct and beyond to Port Phillip Bay.

Q: How have the shared spaces been designed?

A: The sense of luxury begins in the lobby which has high ceilings, fine detailing, sculptural elements, upholstered feature walls and screens to create smaller private spaces. Likewise, the shared meeting and entertaining areas on level ten and the rooftop deck feature several movable screens that allow residents to transform the space for large or intimate gatherings.

Q: Tell us about the bedrooms.

A: The bedrooms are large for a development of this kind in Melbourne, and we deliberately chose beautiful but muted tones for the bedroom palette to give residents a canvas where they can showcase their preferences and character. Many floorplans feature extensive walk-through robes, leading to ensuite bathrooms and the second and third bedrooms also feature generous storage space.

Q: How have the kitchens been designed?

A: The kitchens have generous working spaces, large benches and integrated appliances wherever possible. The Pinnacle apartments feature Carrara marble benchtops and island benches along with high-quality German appliances. The fixtures have been designed to maximise space and many apartments feature an adjoining scullery-style laundry, which doubles as a storage area.

Q: And finally, what about the bathrooms?

A: The bathrooms feature open layouts with wall-hung basins, large mirrors and generous spaces concealed in the cleverly built fittings. The tasteful use of glazing also creates clean and functional spaces. While the Pinnacle apartments use large format French tiles on the floors and walls, the Primary apartments feature Japanese-inspired textures and a more exacting level of detailing and subtlety.
