ACE Los Angeles / Orange County Design Project 2018-2019 School Year Arts District Neighborhood Revitalization Project Project Premise: The Arts District near downtown Los Angeles is experiencing a large- scale revitalization—new housing projects are being constructed, old buildings are being renovated, pocket parks are popping up, and new businesses are moving in. Nearby, the Sixth Street Bridge project is bringing in over $480 million in construction work, including the new bridge, street improvements, and a large public park. Even with all these improvements, there are still many areas within the Arts District in states of disrepair. The Arts District Revitalization Project has identified several of these blocks for redevelopment, Project Goals: Redevelop a mixed-use area, incorporating the character and spirit of the Arts District, while providing for the needs of both the local residents and broader regional community. Development should focus on the urban environment and the building of community. Overall, the ACE Arts District Neighborhood should be inviting, pedestrian friendly, safe, and sustainable. Individually, each building should be functional, constructable, idea-driven, and aesthetically interesting. The buildings and site should work together to create a cohesive urban environment.

Arts District Neighborhood Revitalization Project

Project Premise: The Arts District near downtown Los Angeles is experiencing a large-scale revitalization—new housing projects are being constructed, old buildings are being renovated, pocket parks are popping up, and new businesses are moving in. Project Site:

Each team has been randomly assigned a land parcel within the development area. The land parcels are all adjacent and, together, will form the ACE Arts District Neighborhood. Teams are encouraged to communicate with neighboring land parcels to coordinate site and building designs. Current assignments are as follows:

Many of the land parcels have existing buildings and/or structures located on them. Each ACE Team is responsible for evaluating existing buildings and determining whether or not to renovate or demolish and build new.

Building Program: Each team determines what building program they want to use for their design. If desired, the team may select a building program type from the following list. For each building program type listed, a sample space program has been provided in a separate Excel file for reference and/or use.

Project Tasks / Steps:

1. Assessment of Existing Buildings (as applicable)• What condition are the buildings in?• What is the character of the buildings?• Could the buildings support a different use?

From your assessment, determine if the existing buildings should be renovated or demolished and replaced with new construction.

2. Identify and Develop a Building Program• Identify the type of project.• Develop project goals and vision.• Develop a list of spaces to be included in the project.

3. Project Design• Create a design addressing the ACE Arts Neighborhood needs, project goals, and space list.• Understand and show the engineering systems included in the project (structural,

mechanical, electrical, etc.)• Understand and show how the project would be built.

Deliverables: To explain your design provide, the following are suggested presentation materials:

• Presentation Board(s) (maximum of three boards). May include:o Space Programo Design Idea Diagramo Site Plano Floor Plan(s)o Elevation(s)o Section(s)o Perspective View(s)o Framing Plan(s)o Logistics Plano Cost Estimateo Construction Schedule

• A Sketchup Model that can be inserted into a master Sketchup file.• A self-standing physical model that can be inserted onto the master aerial photograph to show

the entire neighborhood. Ensure that your model exactly ends at the boundaries of your parcel.Scale of the physical model is to be determined and will be issued in future addendum.

• A 5–minute presentation of your work, including a PowerPoint presentation.

Please note, this is not a competition, but rather, a collaborative effort to design a larger entity. Therefore, there are no “winners” for this event. However, there will be professionals available to comment on the designs and your presentation materials as feedback for learning.
