Escalator Audit

Equipment DescriptionThe escalator is manufactured by APV Baker and uses a Titan T-20 geared traction machine as the drive mechanism. The escalator was installed in 1997. A brake replacement was performed in 2004.

Steps, Step Treads, and Risers – The step tread and riser alignments appear to mesh within acceptable tolerances and show no excessive wear or damage. Normal wear consistent with mass transit applications is present on the step treads, but no shaved or sharp edges consistent with misaligned steps exist. The steps have an excessive amount of surface dirt accumulated within the step treads and risers. All steps along the rise are in need of cleaning.

Skirts and Balustrade Panels – The balustrade panels are secure with minimal gaps. The panels have a notable amount of damage commonly associated with mass transit applications; none significant enough to warrant replacement. Skirt finish damaged throughout on the left and right hand side.

Decking and Anti-Slide Devices – Decking is firmly in place with anti-slide devices.

Handrails and Handrail Drive Units – The handrails show minimal wear and are acceptable for continued use. The units have dual auxiliary hand rail drive motors at the bottom end of each side of the escalator. The auxiliary hand rail drive motors have been disabled and the drive chains removed. The inability to synchronize the handrail drive system comes as the result of a design failure by the equipment manufacturer. The hand rail newel traction rubbers need to be re-installed to assist in smoother handrail travel.

Hoist Machine and Brake – The hoist machine is a Titan T-20 geared traction machine being used as a basement traction escalator application. The machine housing is excessively dirty and in poor condition. The brake housing, motor coupling, and motor all have excessive dirt, oil, and surface rust from lack of maintenance and exposure to water and associated moisture in the machine room. Dragging brake shoes, worn handrail drive sprockets, left hand side idler sprocket with broken teeth, and drive seal leaking.

Step Chains, Axles, and Step Chain Rollers – The step chains are acceptably lubricated with a minimal build up of old lubricant. The chain is of a design type that incorporates grease fitting at each link coupling to allow manual lubrication. Of the chain sections inspected, all show signs of recent lubrication. The axles and step chain rollers show normal wear patterns and are in fair condition for continued use. Note: Main drive chain out of adjustment.

Pit and Trusses – The upper and lower pit areas have a large accumulation of dirt and debris. The dirt and debris is excessive in the truss area and all areas along the rise of the unit. Special attention needs to be given to the condition of the step heaters along the rise of the unit. The heaters have major accumulation of dirt and debris elements within truss uncovered and warped the coils present a fire hazard if not repaired/ cleaned prior to use.

Safety Switches – A random visual inspection of the safety switches was performed. Multiple switches were found to be dirty and out of adjustment. Many appear to have not been adjusted recently as would be expected with consistent maintenance. Multiple switches required several manual attempts to activate operation and are in need of cleaning and adjusting.

Controller – The controllers are located in the common machine room area. The controller cabinet and all components within are in fair condition. Jumpers in controller. The cabinets are covered with sheets of plastic as protection from water exposure. The attempt at protection is ineffective and creates an extremely hazardous working condition to any technician dispatched to work on the equipment.

General Observations Summary A03S02 (South Entrance)1. The cleanliness of the unit and machine room was poor. 2. The adjustment and operation of the switches and equipment was poor. 3. The lubrication condition of the unit was poor.

The steps have an excessive amount of surface dirt accumulated within the step treads and risers. All steps along the rise are in need of cleaning.

Skirts and Balustrade Panels – The escalator skirt panels show no damage along the rise from step scraping. No metal shavings were noted along the step tracks inside the unit. The skirt gaps vary between 1/8” and 3/16” along the rise of the unit. The balustrade panels are secure with minimal gaps. The panels have a notable amount of damage commonly associated with mass transit applications, but none significant enough to warrant replacement.

Rouging and sprocket wear both handrail chains.

Hoist Machine and Brake – The hoist machine is a Titan T-20 geared traction machine being utilized as a basement traction escalator application. The machine housing is excessively dirty and in poor condition. The brake housing, motor coupling, and motor all have excessive dirt, oil, and surface rust from lack of maintenance and exposure to water and associated moisture in the machine room. Main brakes dragging and main drive bearing not being lubricated. Damaged grease fitting is causing this issue.

Buckets under main drive chains full of water/oil mixture, possible track damage left hand side step chain tracks. Grooves forming on step chain rollers, rouging and sprocket wear on both handrail chains, and left handrail drive chain tensioning sprocket. Bolts missing. Can not be adjusted.

The Parametricoder is a time and displacement encoding system that measures mechanical performance characteristics on escalators. It is able to secure additional performance data to allow individuals to assess conformance to design and operational parameters. It uses precision linear and rotational encoding systems, coupled with a robust data collection system, to permit simple field measurement of specific parameters of escalators and moving walks. The system has allowed us to clearly indentify key issues on client escalator systems including:

Incorrectly adjusted and/or damaged brake systems Worn and damaged machine components including roller chain and gear sets Failed electrical control elements used in processes

Summary: Escalator brakes have questionable stopping performance under no load. Brake torque may not hold a fully loaded unit the other issues if noted are identified in each performance category.

DuPont #5 Platform. There is clear evidence of failed mechanical components in the drive system that are reflected by heavy impacts influencing the step band and both handrails. Impacts are occurring approximately every 4.9-5.0” (3 per step). The unit is identified as a Westinghouse but I am not sure if it is a modular. The spacing of the impacts are consistent with the typical pitches for roller chain based escalators and would indicate stretched chain sections and\or damaged sprockets. If a modular rack system, it is a bit less clear as to what is causing it based on typical rack section pitches and rack tooth pitches.

Escalator Audit

Equipment DescriptionThe escalator is a dual-drive, Orenstein & Koppel (O&K) installed in 1992. To date this equipment has not been modernized. The assessment of the equipment and maintenance conditions was performed by VTX on June 24, 2010.

Steps, Step Treads, and Risers – The step tread and riser alignments appear to mesh within acceptable tolerances and show no excessive wear or damage. Normal wear consistent with mass transit applications is present on the step treads, but no shaved or sharp edges consistent with misaligned steps exist.

Skirts and Balustrade Panels – The escalator skirt panels show no major wear or unusual damage from step scraping. The skirt gaps are within tolerances and vary from 1/8” to 3/16”. The balustrade panels are adjusted within tolerances with acceptable minimal gap clearances. Minor damage normally associated with mass transit environment exist, but none requiring panel replacement.

Decking and Anti-Slide Devices – Decking and anti-slide devices are firmly in place with no devices missing.

Handrails and Handrail Drive Units – The right handrail demonstrates a pattern of unusual wear, and a large amount of handrail shavings were found in the pit and step band locking lever switch areas. The top right newel wheel is worn and cutting into the handrail. The quantity of shavings demonstrates the condition has existed for a significant amount of time. The left handrail shows minimal wear and is acceptable for continued use. The handrail drive units are dry and in need of lubrication. The drive unit and chains are acceptably adjusted. Remaining hand rail newels show normal wear and are acceptable for continued use.

Drive Units and Reducers – The drive units are excessively dirty with a major accumulation of oil, dirt, and debris. No guard or cover is present. The unit shows minor signs of oil leakage at reducer seal/coupling. No unusual noise or vibration was noted.

Step Chains, Axles, and Step Chain Rollers – The step chains are acceptably lubricated, but have an excessive build up of old lubricant. The axles and step chain rollers show normal wear patterns, but have a notable build up lubricant and dirt. The step rollers show an excessive accumulation of old dry grease, dirt, and debris.

Pits and Trusses – The pit areas are dirty with an excessive accumulation of lubricant, dirt, and debris. The accumulation of dirt and debris in the truss area at the top of the unit is excessive.

Safety Switches – A random visual inspection of the safety switches was performed. Multiple switches were manually activated and electrical operation verified. Of the switches checked, several required multiple manual attempts to activate, were excessively dirty, and out of adjustment. The locking band lever switch was covered with shavings from the handrail.

Steps, Step Treads, and Risers – The step tread and riser alignments demonstrate a minor gap developing, which is indicative of chain elongation. The step treads, risers, and step interiors have a major amount of oil on the surfaces of each. The oil is continuous throughout all steps in the unit. The oil amount on the treads is significant enough to warrant concern for rider safety.

Skirts and Balustrade Panels – The escalator skirt panels show minor damage at several locations along the rise from step scraping. Metal shavings from the skirt panels are prevalent on the step tracks at those areas. The skirt gaps at those places along the rise other than as noted previously, are within tolerances and vary from 1/8” to 3/16”.

Drive Units and Reducers – The drive units are excessively dirty with a major accumulation of oil, dirt, and debris. No guard or cover is present. The unit has major signs of oil leakage at reducer drive shaft seal/coupling. The accumulated dirt and debris are acting as an absorbent to slow the flow of the oil. The unit has a disk brake for each drive unit. The brake pads are worn and in need of adjustment. The pads on the left brake unit are need of replacement.

Step Chains, Axles, and Step Chain Rollers – The step chains are acceptably lubricated with a minimal build up of old lubricant. The axles and step chain rollers show normal wear patterns and are also in acceptable condition.

Pits and Trusses – The pit areas are dirty with an excessive accumulation of lubricant, dirt, and debris. The accumulation of dirt and debris in the truss area at the top of the units is excessive.
