Healthcare Trust of America, Inc., “HTA”, is a fully integrated, self-administered, and self-managed real estate investment trust, or REIT, focused on acquiring, owning and operating high-quality medical office buildings that are located on the campuses of nationally recognized healthcare systems in major U.S. metropolitan areas. HTA is a full-service real estate company with asset management, accounting, construction management and property management capabilities. As an owner, HTA’s interests are keenly aligned with those of its tenants to maintain quality medical facilities and foster strong tenant relationships.

Since its formation in 2006, HTA has built a portfolio of acquisitions totaling approximately $2.5 billion, based on purchase price and 12.4 million square feet of gross leasable area, or GLA. HTA’s overall portfolio occupancy stands at 91%, with 56% consisting of credit rated tenants. Ninety-six percent of HTA’s portfolio is located on campus or affiliated with major healthcare systems. In 2011, HTA was awarded an investment grade credit rating for its portfolio performance and fundamentals.

HTA’s portfolio is broad and geographically diverse, with properties located in 26 states, including 245 medical office buildings, ten hospitals and nine skilled nursing and assisted living facilities. HTA targets acquisitions in supply constrained markets with favorable demographic trends, leveraging its existing relationships with leading healthcare providers. No state comprises more than 11% of our portfolio GLA.

Asset Management Services OverviewOverseen by Amanda Houghton, HTA’s Asset Management Services group applies knowledge, experience and insight to maximize asset productivity and performance. Ms. Houghton works in close conjunction with each of the Regional Asset Managers to ensure that properties are being operated effectively, portfolio targets are being met, buildings are maintained and services are provided at a level consistent with our high standards. HTA has invested significant time and resources in the development of an integrated reporting and information platform to easily evaluate performance, track trends and identify issues. We pride ourselves on our deliberate and proactive approach to asset management, which allows us to adapt effectively to changing economic and regulatory trends.

HTA’s Asset Management Services group is responsible for working directly with the Property Management and Leasing teams to ensure the properties are operating at their highest potential. Other areas of expertise include:

• Creating and evaluating property Argus valuations• Conducting hold/sell analyses• Monitoring market risk factors and conducting market research• Preparing SWOT analyses to gauge strengths, weaknesses, opportunities and threats of each building• Establishing performance targets for each building and confirming targets are met• Developing and managing relationships with key tenants and health systems

Asset Management Services are conducted out of each of HTA’s three key regional offices.

• Scottsdale, AZ is HTA’s company headquarters and houses the company’s accounting department and corporate staff, along with the management staff for the South/Southwest regions. This office is centrally located within Scottsdale’s premier business and retail district and in proximity to HTA’s greater Phoenix assets. This region contains 3.9 million square feet, of which approximately 1.9 million square feet are self-managed.

• Indianapolis, IN is the regional office for the Midwest properties. The office is located in one of Indianapolis’ premier medical office and outpatient surgery centers and in proximity to HTA’s Indianapolis assets. This region contains approximately 2.4 million square feet, of which 1.5 million square feet are self-managed.

• Charleston, SC houses the regional office for the Northeast/Southeast regions. HTA’s regional office is located in the historic downtown area of Charleston, SC and is within a few blocks from the Medical University of South Carolina, the only medical school in the state. This office oversees approximately 6.1 million square feet, of which 2.5 million square feet are self-managed.

Property Management Capabilities

HTA currently manages 5.9 million square feet (or approximately 48% of GLA) and anticipates expanding its self-managed portfolio over time. The property management group is responsible for the day-to-day property management, operations and maintenance, bringing an understanding of the specialized needs of physicians and demands of managing a medical office property. HTA’s property management staff is focused on achieving the highest level of service and quality of buildings for its tenants and deploying this standard consistently across its portfolio. HTA fosters a collaborative environment whereby teams often draw from the experience of other teams in other regions to come up with the best solution.

As one of the largest owners of medical office buildings nationwide, HTA’s property management group is able to negotiate favorable pricing on goods and services such as insurance, utilities, janitorial and tax appeals. HTA’s property managers also are required to obtain three distinct bids annually for every service contract, thus ensuring our buildings stay competitive in this dynamic marketplace. HTA property management continues to explore ways to leverage the company’s size and medical office specialization for the benefit of its buildings and tenants alike.

Construction Management and Maintenance Services

HTA’s Construction Management and Maintenance Services team works with building engineers to ensure that buildings are maintained and operating efficiently. Upon acquisition of a new property, equipment is inventoried and placed on a preventative maintenance schedule. Management and maintenance personnel, and field experts when required, conduct regular inspections of the physical components of the property while maintenance technicians are responsible for the base level services and upkeep of the buildings. HTA utilizes its certified technicians for more specialized building repairs, resulting in savings over contractor pricing.

To better track and respond to tenant-submitted service work orders, HTA has committed to implementing Angus, a web-based work order system across its entire portfolio by 2013. Angus allows tenants to directly submit work orders online as well as provide feedback on timeliness and quality of service of the project at hand. HTA also provides comprehensive construction management services that include the solicitation of competitive bids, review of plans, supervision of contractors’ work and monitoring of final sign-off on improvements with municipal building inspectors when applicable. Periodic site visits are conducted to ensure projects are proceeding on time and in accordance with budget.

Accounting Services

HTA provides a full range of accounting services for its entire portfolio. This includes the preparation of ledger reporting, calculation of periodic CAM, real estate tax and utility expense reconciliations, posting of monthly rental charges to tenant accounts, posting of expenses and accruals, and preparation of monthly tenant statements. The accounting department utilizes the MRI accounting software suite for its general ledger, accounts payable, accounts receivable, job cost management and lease abstracting/tracking. Budgeting is performed in collaboration with the Property Management group using a web-based budgeting system that is fully integrated with MRI.
