For the majority of us, our home is the largest purchase we will ever make. Deciding how to finance a home or home renovations is a decision that deserves serious consideration.

There are a myriad of mortgage products from which to choose, and as of January 1, 2014, new government regulations have impacted many people’s ability to qualify. So how do you know which home loan is right for you? Let’s start by determining what kind of candidate you are.

Buying your first home? Anxious to start looking?

Start the home loan process before you start attending open houses. Your lender can help you determine the price range of homes for which you would qualify. Many people think they won’t meet the requirements for a mortgage, when in fact, they do. Or they qualify for more than they expected. There are lots of great programs for first time homebuyers, some of which offer a flexible down payment option and a lower fixed interest rate. On the other hand, some people are confident they will qualify for a mortgage and are surprised to find out they don’t. Making a few tweaks to your finances and waiting a few months can have a big impact on your ability to finance. Do what you can now to make sure you qualify so you are ready when you find the perfect home.

Renovating your current home? Wondering what amount to finance?

The key is to communicate often with both your contractor and your lender. While you need an idea of renovation costs in order to know how much you will finance, the contractor will want to be assured you’ll qualify before putting too much time into plans and specifications. Perhaps you have enough equity in your home to refinance your current mortgage and cash out sufficient funds to cover the renovations. Or maybe you want to apply for a second mortgage in the form of a Home Equity Term Loan or Home Equity Line of Credit. Your lender may also suggest a Renovation Refinance Loan, which allows you to use the anticipated value of

the improvements as part of the collateral and could increase the amount for which you qualify. In any case, most banks require that a general contractor or renovation specialist assume responsibility for the project.

Buying a new home while trying to sell your existing home? Feeling overwhelmed?

If the contract for your new home is de-pendent upon the sale of your old home, it can be very stressful if the home doesn’t sell within an anticipated time frame. Historically, most homebuyers strive to coordinate both settlements on the same day, but things are changing. Many people don’t want to deal with more than one transaction simultane-ously. A Swing Loan, often referred to as a Bridge Loan, helps bridge the gap of time between the sales and is typically written for six months. Most lenders will extend the loan, if needed, as long as they see it’s actively listed for a reasonable value.

Building a new home? Hoping to limit the number of moves you make?

If the goal is to move only once, it will take some planning. If you are able to qualify for both payments, you may be able to pull the equity out of your existing home for the down payment so you can get through construction, then put your home on the market. If you need to sell your current home in order to finance the down payment portion of the construction loan, there is an option. If the buyers agree, perhaps you can rent from them until your new home is ready.

Before you buy, talk to an expert.

Before you make any decision on a home loan, talk with a qualified, experienced lender who knows the products, the market, and how recent QM/ATR (Qualified Mortgage/Ability To Repay) requirements may affect you. The lender can suggest ways to increase your ability to qualify for the mortgage that will help you meet your dreams.

When installing a new entry door or patio door, it is very important to prepare the frame by flashing the perimeter and adding a sill pan that will not allow any water to get into the home. Once the door is installed, insulate around the frame by once again either using a fiberglass or spray foam insulation. Make sure all gutters are clean of debris that can accumulate over time. Tighten all fasteners or replace worn out fasteners to make sure the gutter can take the weight of ice accumulating over the winter months. October is Energy Awareness Month. Did you know, accord-ing to the U.S. Environmental Protection Agency (EPA), most Americans are paying more for electricity and natural

gas than they did four years ago, with the average household utility bill now about $1,900 each year? According to the Department of Energy (DOE), heating and cooling accounts for about 56 percent of the energy use in a typical U.S. home, making it the largest energy expense for most homes.

To reduce these costs, all homeowners should consider the following:

• ADJUST YOUR THERMOSTAT. By raising your thermostat just a few degrees in mild temperatures and lowering it in cooler temperatures, you can help your heating and cooling system work less to maintain a comfortable indoor temperature. Programming your thermostat to accommodate your family’s time away from home and sleeping schedules will also help to ensure your system is operating only when you need it.

• INSTALL A DEHUMIDIFIER. Humidity can make the air feel hotter and heavier in warm weather. By remov-ing the humidity, the air will feel drier and cooler and you will be able to rely less heavily on your heating and cooling system to make the air comfortable.

• PERFORM REGULAR MAINTENANCE. Clean air filters and make sure the areas around your system are clear of obstructions. Something as simple as ensuring proper insulation can im-prove the efficiency of your system by as much as 20 percent.

• HAVE YOUR EXISTING HOME COMFORT SYSTEM INSPECTED AND SERVICED BY A QUALIFIED TECHNICIAN. The techni-cian will make sure your system is working properly and at peak efficiency. Super contractors are plentiful and easy to find when you approach the due diligence process with purpose and foresight. The largest ad in the phone book (print or digi-tal), great website, handsome smile, or the cheapest price tell you nothing. Builders,

remodelers, and trade contractors will work on your most valuable asset and prized posses-sion —your home. More importantly, they will become your go-to expert and most trusted advisor in their area of specialty. So, how do you find the absolute best craftsmen, most trustworthy business, and the RIGHT contractor for you?

IS BIGGER BETTERor Does Smaller Surpass?

Just because a company has a bunch of employees, advertises all-the-time, or “has done 10 projects in your neighborhood” doesn’t mean that they have quality service or are proficient at the trades. On the other hand, smaller companies are not necessarily more detail-oriented or faster to respond just because they have fewer customers. There are good large companies and good small companies. You must determine which is right for you. As a rule, contractors who are constantly improving themselves and their businesses through continual education, training, and networking often make the best contractors (and their businesses come in all sizes).

Let their credentials, experience, and expertise be your guide, not the size of their company. Gravitate toward those contractors that are certified experts by outside trade associations or agencies. Consider more seriously those contractors that regularly attend trade shows and conventions in their industry. Education is paramount. Would you want a teacher teaching your children if she had never been to school herself? Or, an accountant without an ac-counting degree and the letters CPA (Certified Public Accountant) after his name advising you on your finances? Contractors have certifications, designations, and education as well.

Does this mean you should only consider those with letters after their names and educa-tion under their belt? Absolutely not! Bill Gates, Steve Jobs, and Mark Zuckerberg all ran/run incredibly successful businesses without completing their education. They, however, are the exception, not the norm. Give education weight in your decision-making process.

HOW DO YOU INTERVIEW THE CANDIDATES?Treat your research seriously and prepare for the process. After you build a list of potential

contractor candidates, spend time organizing your thoughts & preparing your questions before meeting with the first contractor candidate. At each interview, observe how each candidate reacts and responds. Don’t be afraid to take notes.

HOW TO DECIDE?You probably have a budget already in mind and know how much you are willing to pay.

If not, maybe you are planning to “get three quotations and pick the lowest.”

Choosing the Right CONTRACTOR!By Christian D. Malesic, MBA, IOM

• When you discuss what you’d like to do, does the contractor show enthusiasm for your ideas and suggest ways to make them work better?

• Is customer service emphasized?

• Will they work within your budget constraints?

• Will they be honest when your budget is way less than the project will require?

• Do they seem organized when you discuss the job with them?

• Are their business materials neat, professional, and complete? (business cards, flyers, website, etc.)

• Do they carry insurance to protect you from claims arising from property damage or job site injuries? (get a copy of their insurance certificate, don’t just ask the question)

• Are they registered with the Commonwealth of Pennsylvania? (go to www.AttorneyGeneral.gov and see for yourself, don’t just ask the question)

• Do they offer a warranty?

• Will they arrange for the construction permit?

• Do they specialize in particular types of projects?
