Sika renovates Cape Town Building

4 Dorp Street

DEVELOPMENTS

In 2010 Group 5 was awarded a contract by the City of Cape Town to renovate 4 Dorp Street, a prominent building situated in the heart of the city. BVI Consulting Engineers was contracted to manage all civil engineering aspects of the project.

Jakupa Architects and CS Studio Architects unequivocally specified no less than eighteen of Sika's advanced technology products for the renovations, which included concrete repairs, joint sealing and protective coating. Commencing in October 2010, it was estimated that the project, which involved a surface area of 28000m2 and a total of 3037 windows, would take approximately one year for completion. Sika's first encounter with 4 Dorp Street had been four years previously in 2007, when the project was originally initiated and Sika was the preferred supplier.

To date, window renovations have called for the supply of 3,812 x 600ml sausages of Sikaflex -11FC, a one part, polyurethane-based, moisture-curing, elastic joint sealer and multipurpose adhesive. Providing very good ageing and weather resistance, this versatile product is suitable for indoor and outdoor applications. Another high performance product used on the windows was Sikaflex AT-Façade (3,529 x 600ml sausages). Based on silane-terminated polymers, it is especially suitable for joint sealing on movement and connection joints and offers the highest UV resistance resulting in excellent weatherability. Preparation of the windows necessitated the use of Sika Cleaner-205 (19 litres), an alcohol solution containing a bond-activating substance for non-porous substrates and Sika Primer-3N (4 units), a one component, epoxy-polyurethane solvent-based primer for use on porous substrates.

For protection of the glass as well as worker safety, all windows were insulated with reusable timber boards. Due to noise created by the city centre, acoustic tests were conducted to determine noise pollution levels penetrating the building. As a result all windows were insulated and bonded.Concrete renovations to the building have been achieved using Sika's world-renowned repair mortars; Sika MonoTop-610 (513

kits), a bonding slurry and primer containing active corrosion inhibitors; Sika MonoTop-615 HB (2452 kits), a high build, repair and reprofiling mortar containing silica fume, designed for repairing thick layer concrete, especially in overhead and vertical applications; Sika MonoTop-612 (180 kits), a fibre-reinforced mortar which can be wet sprayed or applied by hand. The above-mentioned mortars are all cementitious, one- component, polymer-modified products.Further easy-to-use, high performance Sika products supplied to date, are Sika Rep LW (392 units), a one component, non-sag, cement based multi-purpose patching and repair mortar suitable for vertical or overhead applications on exterior or interior surfaces, and Sikadur-31 CF Normal (one kit), a moisture tolerant, thixotropic, two-part adhesive and repair mortar. Based on a combination of epoxy resins and special fillers, this product is ideally suited for corners, edges, holes and void filling, and joint and crack sealing. Another excellent void and crack sealer supplied is Sikadur-52 ZA (3 kits), a two-part, solvent-free, low viscosity injection liquid, based on high strength epoxy

resins. It not only forms an effective barrier against water infiltration, but also structurally bonds concrete sections together. After repairs on the first floor of the building were completed the contractor realised there was a discrepancy in concrete repair volumes and that, compared to the original quote, 80% supplementary materials were needed. Emergency funds were requested and the estimated completion time was extended to June 2012, a further eight months. To date, various waterproofing and bonding agents have been supplied; Sika's Cemflex (12 x 5 litres), an acrylic based emulsion; SikaLatex (5 x 5 litres), a high quality, synthetic polymer emulsion; SikaTop-Armatec 110 EpoCem (605 x 1.75 litre packs) a cement-based, epoxy-modified, three-component, anti-corrosion agent providing excellent adhesion and a high degree of mechanical strength, and SikaTop Seal-107 ZA (1291 kits), a two-part, polymer-modified, waterproofing and damp-proofing cementitious slurry. A problem was encountered during surface preparations when water jet pressure, which was originally quoted, was found to be insufficient to create adequate open-pore surfaces for maximum adhesion. The contractors resorted to using grinding machines that were fitted with vacuums to extract excess dust created during the process. Once suitably prepared, the surfaces were coated with two applications (1mm thick) of SikaTop Seal-107 ZA. Grouting was finished using SikaGrout-212 (665 bags), a high performance, easy to use, cementitious, fluid expanding grout, providing rapid strength development and high final strengths. Sikacrete-214 (110 bags), a one-component, free flowing, high strength micro-concrete with a maximum aggregate size of 9mm, has been used for casting sections where volumes required are too large for conventional grouts and too small and inaccessible for normal concreting procedures. For high performance adhesions, the product of choice was Sika AnchorFix-2 (48 units), an epoxy acrylate-based anchoring adhesive that is solvent- and styrene-free and can be used for all grades of concrete, reinforcing steel, threaded rods,

bolts, solid masonry and steel. It is fast-curing, provides a high load capacity, is non-sag even on overhead surfaces, and application is possible using the standard gun method. The main challenge encountered during this project was delamination of the external plaster, which not only posed public safety problems, but also caused significant noise pollution. This resulted in labour working night shifts to complete the delamination process, while repairs were carried out during the day. Upon completion of the facelift/renovations to 4 Dorp Street, the City of Cape

Town will feel justly proud of one of its city centre buildings and will be secure in the knowledge that Sika's internationally approved products have featured in every facet of the renovations.

Sika Rehabilitates SecundaBuildingWhen Megchem Engineering & Drafting Services (Pty) Ltd bought the ageing Gert Sibande building in Secunda, Mpumalanga, Corrotech Coatings was its contractor of choice for the rehabilitation project. Originally constructed for the daily administration and operation of the Gert Sibande District Municipality in Secunda, the building had

become inadequate for governmental requirements and was in dire need of renovation. Having previously experienced very good dealings with Sika, Corrotech Coatings had no hesitation in inviting local Sika Sales Representative, Jacobus Pretorius, for on-site advice on the most suitable Sika products to use.

The month-long project, which commenced at the beginning of November 2011, involved removal and reinstallation of 3500m of façade joints as well as sealing the building's main expansion joint. The highly recommended Sika products used for this rehabilitation project were Sikaflex AT-Façade and the Sikadur-Combif lex System (2 x 250mm x 150m).

Key West Mall gets an UpgradeKrugersdorp is benefitting from a significant capital injection, Acucap a listed property company and owners of Key West Mall, have allocated R100 –million to the refurbishment and extension of Key West Mall. The 53 583sqm centre is located on the corner of Paardekraal Road and Viljoen Street in Krugersdorp – with easy access to the N14 connecting the west rand and Pretoria. The owners of the mall and Mogale city agreed on a revamp that would enhance the mall, benefit the area and meet customer needs. Key West Mall has long been at the heart of the community shopping in the Krugersdorp area. The refurbishment project will ensure that the customers continue to choose Key West for all their shopping and family focus entertainment requirements. The multi –million rand revamp will see the redevelopment of the waterfront area, additional parking and the extension and refurbishment of the mall itself. Although the existing waterfront already offers a relaxed environment, the architects, Batley Partners, were briefed to make it a place that families will absolutely

The mall's interior will be upgraded and modernised. New entrance features will include wind lobbies to provide better climate control. Natural daylight will be introduced into the mall through skylights in the reconstructed ceiling, and enhanced by accent lighting.

Additional toilet facilities, new floor tiles and new signage will all serve to complement a pleasant and convenient shopping experience at Key West. A two-level parking garage will be constructed and the number of parking bays will be increased to accommodate an additional 150 vehicles.

This covered parking area will be linked directly to the Waterfront area and waterfront entrance. The inconvenience to customers and tenants will be kept to a minimum, as most of the work inside the mall itself will be done after trading hours, thereby ensuring that the mall will remain open to customers during the refurbishment period.

Zibu Ndikinda is Director and CEO of Phila Environmental, Health & Safety Specialists. She started the business from scratch and her business has grown significantly. Zibu considers herself as an instrument of change, with her open-minded and accepting character making her the ideal mentor. She mentors university graduates, and is also training two teams of women on basic environmental management and landscaping. Zibu has also recently been assigned the role of mentor by the Coega Development Corporation , to mentor contractors in her field in the Eastern Cape. She has been working very closely with the project manager Lynn Friend, who has offered significant support and shown exceptional leadership qualities on the programme. In addition, Zibu works with universities on water projects, contributes towards waste management and clean -ups with locals, and takes part in health and safety campaigns.

businessmen have partnered with one of the biggest Steel Manufacturers in India to set up AGNI – Steel South Africa. The Construction of the Multi –Million Rand Plant in Zone 6 of the Coega Industrial Development Zone (IDZ) is currently underway. AGNI Steel SA is a Joint Venture between AGNI Steel and the internal Nelson Mandela Bay BEE consortium, with the Industrial Development Corporation carrying a10% interest and a serve 10% being indifferent for a workers' trust. The Plant which is being constructed by ConAf Construction, a locally based Construction Company will be implemented in three phases over a five year period and will be operational in the second quarter of 2013. The Plant will start producing mild steel billets for export to India and other African countries once completed by June 2013. Production would then be ramped up in phases, including converting the billets into reinforced steel for domestic consumption and starting exports into other parts of the continent. AGNI Steels has been operational for 20 years in the Indian Steel industry and was the first manufacturer of mild steel billets there to receive International Organisation for Standardisation Certificate. The R400-million plant at Coega will use 1000 tons of scrap metal a month during the first phase of operations, doubling to 20000 tons thereafter.It will be the first Mini steel smelter unit to be commissioned in the Industrial history of the Eastern Cape and will be the first project in the metals cluster planned for Coega's Zone 6.The locals will benefit in terms of Job creation, an estimated 800 jobs are to be created once the plant is fully operational and all phases have been completed. Durban's Cornubia Development gets underwayConstruction work is well underway at the multi –billion rand Cornubia development north of Umhlanga Ridge, KwaZulu Natal.

Cornubia is a joint venture between co –landowners and developers Tongaat Hulett and EThekwini Municipality. Cornubia will be Kwazulu Natal's first truly sustainable integrated human settlement. The 1200 hectare multi –billion Rand project will be a mixed –use mixed income development, incorporating industrial, commercial, residential and open space uses.

Tongaat Hulett's Karen Petersen, the Project Manager responsible for the Cornubia said, “Tongaat Hulett and eThekwini Municipality entered into a Co-operation and Alignment Agreement (MOU) in 2008 with a view to co-operate on facilitating delivery of one or more integrated human settlements in the municipal area, beginning with Cornubia.

Petersen explained: Tongaat Hulett started some preliminary planning on the landholding in 2005, and officially started a collaborative planning process with the local authority in 2006. We obtained our environmental and planning rights for the project in December 2011, which enabled us to commence construction on the housing top structures and industrial platforms and servicing in 2012.Being a 20 year project, Cornubia will provide approximately 24 000 units once completed with an expected population of around 100 000 people. With a total investment of R25 billion, (R20 billion coming from the private sector and the remaining R5 billion coming from the Government).To date approximately 320 temporary construction jobs have been created through the development, for both the Phase 1A (Pilot project) and 1st phase of the Cornubia Industrial and Business Estate, said Petersen.

The industrial estate is strategically located off the R102 with excellent access to the M41 and N2, and will be brought on to the market in phases. The location, infrastructure, accessibility and security of CIBE will ensure that it will be an outstanding property investment opportunity and an ideal environment in which to work. It is anticipated that this highly sought after location within the northern region of Durban and close to the King Shaka International Airport, will effectively see the reduction of user transportation costs, streamline supply-chain processes and provide proximity to a large labour force. Construction has already commenced on the civils contract, with the delivery of the first few platforms by the end of 2012.

Cornubia PrecinctCornubia Precinct is a joint venture between Tongaat Hulett Developments and eThekwini Municipality and aims at developing a 'mixed use' urban settlement which is 1200Ha in area comprising a range of complementary land uses such as Industrial, Commercial and Residential, which currently range from Prel iminary Design to Construct ion.

Vela VKE part of the SMEC group has been instrumental in the planning of the Development Framework as well as design of bulk services.

Cornubia Industrial and Business Estate is intended for a range of logistics, light industry, service industry, office and showroom type of utility, based on current

trends targeting more integrated business estates. This zone will generate economic opportunities for the p e o p l e w i t h i n C o r n u b i a a n d s u r r o u n d s .

The City Housing for Cornubia is a more group housing approach which is adapted as a shift towards a 'newer' form of urban settlement and community building such as the making of well-defined urban space, courtyard and street. Construction is currently in progress for the City Housing Pilot Project entailing 486 residential units and access Road which includes a road over rail bridge. Vela VKE part of the SMEC group was responsible for the planning and final design for the Pilot Project Phase 1A and remainder of sites in Phase 1B.

Full scope of works includes Engineering Input and Planning for EIA and Rezoning processes and Servicing for Bulk and Internal works. These works include Mass Bulk Earthworks, Major access roads and bridges, Stormwater, Internal roads, Sewer, Water and service ducting requirements.

In order to service the various platforms, a 500mm diameter steel pipeline will be installed to bring water to the area from the Woodview Drive, Phoenix Reservoir area.

The extent of the works under Fountain Civil Engineering's contract is as follows:

· The construction of earthworks and building platforms with a total quantity of approximately some 900 000 m3· The construction of approximately 35 000 m2 of asphalt surfaced main roads and internal roads· Stormwater drainage of approximately 4600m consisting of kerbs, stormwater inlets, manholes and various diameter pipes.· 4000m of water reticulation.· 4250m of sewer reticulation.· The installation of 32,500m cable ducts · Sub surface drainage· Wetland rehabilitation

The l i t t le f lash ing green l ights and an ominous b lue back- l ight might remind one of the HAL 9000 ( the robot f rom '2001 – A Space Odyssey ' ) In the men's and lad ies ' to i le ts , l ight s lo ts next to the van i t ies run up the wal l and cont inue a long the ce i l ing. To add a b i t o f humour, these are b lue and p ink respect ive ly. The carpets in the o ff ice areas incorporate a pat tern o f s t r ips o f p ink and b lue, car ry ing th is theme in to the rest o f the bu i ld ing.

Softline VIP's new Epsilon Building at Menlyn MaineMenlyn Maine is situated in the heart of Pretoria's eastern suburb and is ideally located to make full usage of the newly upgraded Garsfontein and Atterbury highway intersections. Menlyn Maine precinct is a brown – fields development of a previously low-density houses.

Menlyn Maine endeavours to be the first 'Green Precinct' in South Africa.Designed for living, the development will offer a green lifestyle precinct that will create a responsible living and working environment that not only focuses on energy efficiency but rather the reconciliation of the natural, social and economic environments according to sustainability principles. The desired end –result of 'Green Buildings' is an improved occupant comfort level, without being detrimental to the environment.

Situated inside the Menlyn Maine precinct is the new Epsilon Building, the buildings boundary is defined by Aramist Road to the South, Bancor Street to the north and Southern Cross Avenue. The newly built Nedbank Falcon building is directly across Southern Cross Avenue. Epsilon Building responds to the urban street scale by means of a gathering space in front of the main entrance on the south-western corner. The main entrance and gathering space fronts onto Aramist Avenue, which connects the existing vehicular corridors of Lois Avenue and Gen Louis Botha Street.

The Epsilon building is designed to be simplistic in nature and to limit maintenance costs.

Sustainability and green design principals form an integral part of the design of the building in terms of building orientation, limited eastern and western glazing and solar control on north fronting glazed facades. And as per all buildings within the Menlyn Maine precinct, the New Softline VIP building is targeting a 4- star rating from the Green Building Council of South Africa.

The building has an external gathering space at the entrance to the building, which is extended internally by the multiple volume glazed atrium in the centre of the building.

The entrance atrium is accessible to the public, with a security access point prior to entering the main atrium space of the building. The areas adjacent to the reception will accommodate boardrooms and forms part of the semi –public space of the building. A staff canteen will be located on the ground floor, with balcony external seating areas ensuring visual activation of the streetscape. The first to fourth floor of the building will be for private office use. Lobbies within specific departments will be accessible with a security – access card issued to staff, ensuring different levels of security and control where deemed necessary.

The five storey building is served by a 4 and half level tiered basement parking structure. The structure is a concrete framed building with the subsurface basement being retained with a perimeter retaining wall. Reinforced concrete columns support flat slabs with up –or down – stand beams. The concrete roof structure will have a glazed soft roof construction over the main atrium, allowing maximum solar ingress, while a portion of the roof has been designed as a green landscape roof. The green roof acts as both the fifth elevation for future high rises, as well as to decrease the urban heat island effect associated with buildings. The green roof is also envisioned to jointly increase biodiversity and also to serve as a vegetable garden for the staff canteen.

The new Portside development in Cape Town is currently underway, the R1.6 –billion development is perfectly positioned at the very heart of Cape Town's city centre. All offices will feature exceptional views –owing to the fact that the office levels are constructed on top of 7 levels of above – ground parking and therefore benefit from this view-optimising additional height.

Designed jointly by DHK and Louis Karol Architects, Portside will capitalise on views of Table Mountain and the bay.

FNB will consolidate their Western Province operations from the 10 existing offices in the southern suburbs and city centre into one urban complex in half of the building from levels 20 to 32 once the building is complete. In addition a state-of-the-art banking hall will be located on the ground floor.

Old Mutual plans to attract investors and businesses to the Central City and grow Cape Town's financial and professional hub, by developing the other half of

the building as prime AAA-grade office space.

The des ign had to include such diverse r e q u i r e m e n t s a s sensitivity to the local the h i s t o r i c a l a n d environmental context, follow green building principles and meet seismic requirements.

The environmental and visual impact of the b u i l d i n g h a s b e e n carefully considered from the pe rspec t i ve o f distance at three scales- distant, middle and local

or immediate. Creating legible identity at all three scales is a key aspect of the design. In particular creating two distinct and legible addresses for the respective corporate owners is achieved through the creation of two plazas.

Striving to achieve a Green Star rating, Portside is intended to be an icon of integrated sustainability and to raise standards of design, indoor environment quality and setting benchmarks for the reduction of energy, portable water consumption, storm water run –off, waste production and negative emissions for tall buildings. The Green Star rating will place the Portside in a select group of the most sustainable buildings to date in South Africa and would make it real the first tall building to achieve this.

An Environmental management plan (EMP) covering all construction activities has been devised for the project, as well as a waste management plan (WMP), prepared by the contractor, ensuring that 70% of all construction waste is either reused or recycled.

The lighting system will be energy efficient, incorporating light and movement sensors

The façade is designed to be disassembled and re-erected on another site should the portside be altered in the future for any reason

The project commenced in August 2011. Principal building contractor was awarded to Murray & Roberts and the building is expected to be completed by the end of 2013.

Vredenburg Hospital Phase 2B

The new phase 2B of Vredenburg Hospital is currently underway; the project follows the successful completion of phase 2A project. The Department of transport and Public Works Western cape is the owner of the Hospital.

With Site handover of the staff residence in March 2009, the second phase of construction of the main building began in February 2012. Portions of the existing Vredenburg Hospital, as well as the multitude of services that are required to keep the hospital fully functional, are required to remain intact and uninterrupted throughout the duration of the construction process. The handing over of completed facilities will be phased so that the hospital might utilize them. However due to these aims, the project has numerous sectional completion dates, each of which achieve practical completion and works completion at the same time.

The system is composed of a considered ventilated cavity between roof light glazing and insulation that allows the winter sun into all the rooms prevents the summer sun from penetrating and permits the warm air to escape the building via the roof or roof light. The Performance of the roof was confirmed by a passive design consultant, with scaled models and a life –size mock-up created to test the light quality. It was confirmed that the roof light allows 80 - 90% daylight autonomy in the wards. To further increase the natural light in these rooms, the wards are positioned on the north face of the building, overlooking indigenous landscaped gardens.

The biggest challenge being faced by the project team and contractors is certainly the co-ordination of the decanting and demolition of the existing hospital and its services, while the construction of the new hospital takes place. The consequences of a failure to adequately notify the hospital of planned or indeed unplanned service interruptions loom large in all the project team's minds.

The locals will benefit from Jobs during the construction phase and at this stage, the contractor has 100 non- permanent employees on site, of which nearly 70% are local labour. A further 12 to 20 students will soon be joining the construction team.

The new hospital building is approximately 7000sqm, while the staff residence is approximately 1100sqm.Final completion of the project as a whole is estimated to be achieved by October 2014.

The project is an additional to the existing state hospital in Vredenburg; the project consists of the demolition of certain portions of the existing hospital and the construction of fundamental facilities including:

The primary objective of the project is to create a building that affords the crucial tools of social change, equality and sustainability. The design required a device that could manifest these ideals and the architects found the solution in a large spanning roof with continuous roof lighting system. The projects order is derived from the repetitive nature of the roof and ceiling, allowing all areas beneath the same degree of construction, adaptability and a consistent architectural character. The basic roof module was derived from the size of a typical ward. The continuous roof light system was designed in order to allow natural light, but not heat, into all inhabited spaces of the building.

Situated on the corner of Witkoppen Road and Newmarket Street is the new Northlands Corner. The new Shopping centre is between the Northgate and Fourways Malls and has accessibility to both the N1 & N14 Highways. The new multi-use retail and office park is scheduled to open 1 November 2012.

With just over a month left until the 'Commercial Interior Design Awards 2012', the American Hardwood Export Council (AHEC), the leading international trade association for the American hardwood industry, is inviting architects and designers in South Africa to nominate their projects for the prestigious awards. For the second year in a row, AHEC is sponsoring the 'CID Awards' where a new category - 'outstanding use of American hardwoods in a project' - has been created. CEMENT PROJECT

A 64% owned subsidiary of Dangote Cement Plc., which has invested more than R1.1 billion in Africa's biggest inward investment into a South African company, and an associate of JSE Listed Sephaku Holdings Ltd., Sephaku Cement is developing a cement producing facility at Aganang near Lichtenburg in the North West Province, capable of producing approximately 1.3 million tons of cement a year. Sephaku is also developing a grinding facility at Delmas Mpumalanga, with an annual capacity of 1.4 million tons of cement.

New Sephaku Cement Projects

Aganang is a Setswana name meaning “empowering each other” is the single most important project held by Sephaku Cement. The new clinker and cement production plant will utilise secured limestone deposits situated on the Stiglingspan, Verdwaal farms located 7km southwest of Itsoseng and 25km west of Lichtenburg. Plant operations will include the mining of principal raw material (limestone mining), the chemical processing of the raw materials to produce clinker, and the grinding and milling of approximately 50% of clinker and blending with other components to produce the finished cement product.

CEMENT PROJECT

The mining operation will be confined to a surface operation and entails the removal of a calcrete deposit, which will be crushed, milled and blended to form the basic raw meal to feed the cement manufacturing plant.

The expected life of the limestone quarry and the cement project is in excess of 30 years, and is potentially upto 48 years based on the delineated mineral resources and new guaranteed kiln production figures. All new order mining licences requires for the project have been obtained.

The Delmas project comprises a cement milling plant in Delmas, in Mpumalanga and full production is anticipated by the end of 2013. For both sites, Sephaku has long since obtained ROD's (Record of Decision) on the EIA process and application. Sephaku is ensuring strict adherence to the ROD through its own as well as subcontractor activities. Third party consultants have also been appointed to audit and monitor compliance to the ROD conditions. Bag filters are being utilised throughout the plant and plant emissions will comply with European standards of < 30mg/Nm3.

The plant will not have a GCT (gas conditioning tower), thus reducing the amount of water required for operational purposes.

Chinese cement plant Construction Company Sinoma International Engineering was awarded the R2.3bn turnkey contract to design, fabricate, build and commission the Aganang cement plant and Delmas grinding plant. Of the total value for the Sinoma

contract, approximately R700-mill ion will be rand based expenditure for the onshore portion, which will include local purchases of reinforcing steel, cement aggregates a n d v a r i o u s o t h e r materials. The remainder of the R3.3bn is allocated for other projects outside of the Sinoma scope of work. A third of the total costs will be spent on local aspects such as access road, water reticulation and Eskom's p o w e r i n s t a l l a t i o n . Together with employing t h e b e s t c e m e n t constructors in the World,

Sephaku, through the Sinoma Turnkey agreement is also receiving the best brands of equipment, such as German-engineered Loeshe mills for its state of the art plant.

Infrastructure and camp site Construction started end of 2010 and plant construction commenced November 2011. The Planned completion is November 2013.

The total cost of the cement project is around R3.3 billion.

Millennia Park gets a RefurbSituated in the historical heart of Stellenbosch, the 29-year-old Millennia Park office building recently underwent a refurbishment; the building was awarded a five-Star Green Star South Africa (SA) Office v1 'Design' certification from the Green Building Council of South Africa (GBCSA). Previously the building was considered as an architectural time piece in the town, and as such it was decided to refurbish the building rather than demolish it. More than 96% of the original structure was retained.

Millennia Park is the new head office for investment giant Remgro, which sought a new location for its increased staff complement following a merger with Venfin, in 2009. The building now houses about 120 staff members, who moved in early in May, after the refurbishment was completed in April 2012.

At the beginning of 2012, after a lengthy submission process by the professional team, the Green Building Council of South Africa (GBSA) awarded the building five stars, making it the only refurbishment project in the whole of South Africa to achieve a Green Star SA Office v1 'Design' certification.

Compared with the original building, the refurbished building will consume about 30% less electricity, owing to a number of interventions, including efficient lighting, solar water heating, and most importantly, the use of a chilled beam air conditioning system.

The use of the chilled beam air-conditioning system in the refurbished building was one of the first commercial applications of this technology in South Africa. The system takes up less space, has lower operating costs, is quieter, and significantly more energy efficient for heating and cooling than conventional air-conditioning.

The refurbished building was also expected to realise water savings of about 79% when compared with the original building. This was owing to the introduction of greywater harvesting, rainwater harvesting and the use of waterless urinals. The new landscaping at the office park also reduced the water consumption attributable to irrigation by about 50%.

Because of the architectural significance of the building in the town, the planning advice committee of the Stellenbosch Municipality stated that the height of the building could not be increased by much, thus a mezzanine floor was introduced inside the existing roof space, allowing for storage space and possible future growth.

This also allowed the project team to include a central atrium as well as three side atriums, which allow more natural light into the dark core of the building.

The old steel roof structure was reused in the manufacturing of the new undercover parking structures. About 70% of all steel on site came from the original building.

Over 80% of waste generated during the project was diverted from landfill, and much of it was re-used in the refurbishment process. Crushed stone and concrete from the demolished components of the existing building were re-used to raise the level of the parking area above the 50 –year flood line.

The parking area also made use of permeable paving, which allowed rainwater to directly permeate into the ground through the gaps between pavers and also filtered the water by means of a stone and geofilm layer under the paving.

The Jewel in the crown of this project has been the improvement of biodiversity on the site. The ecological diversity of the site has been improved by 420% largely to the rehabilitation of the existing man-made wetland, which had fallen to disrepair, and the introduction of more indigenous and water-wise plants in the landscaping. An innovation point under Green Star SA was also awarded to the project for Remgro's ongoing participation in cleaning up rivers in the surrounding area.

The Green Point Athletics StadiumWhen the city of Cape Town's Transport, Roads and major projects department announced in August last year that the Old Green Point Stadium was undergoing major alterations and additions to produce a world class athletics stadium, many were suspicious of such a seemingly costly development in a context where a lot of resources had been recently spent on the now completed Cape Town Stadium. What many did not realise, however, was that from conception the entire Green Point Urban Park (GPUP) was to be redesigned to become a world- class sports centre that was to cater for various sporting activities as well as being beneficial to the local clubs that historically used the site as their home grounds. Amongst these facilities, was to be the revamping and alterations of the Old Green Point Stadium, now named the Green Point Athletics Stadium (GPAS).

After a consolidated and detailed design was completed by stadium Architects JV (Point Architects + Louis Karol Architects) supported by a highly skilled engineering team, the project went to tender in July 2011 and was consequently won by Filcon projects, who have extensive experience in the Cape Town area and other parts of the country. The design was done as part of a comprehensive master plan for the Green Point Park (previously known as the Green Point Common), and indeed, forms the largest built component of the reminder of the Green Point Urban Park planning and construction phase.

Mindful of the historical significance of the Old Green Point Stadium, the structure, the structure that remained post the approximate 75% demolition of the old building, a thorough investigation was carried out and following that, it was concluded that most of the existing structure could be retained and integrated into the new design. The new athletics facility will be the first of its kind in the western cape region, offering terraced seating for 5500 spectators -3500 of which will be under cover , with a further 1500 casual seats ( with alternatively -abled access) on landscape berms.

The new complex is divided into three nodes: an athletics node, a city sports and recreation node and a private club's node.

The Athletics club node includes all the amenities required at internationally certified athletics facilities: a physiotherapy room, drug-testing room, an athletics call room, an electronic timing room as well as male and female change rooms for athletics, all of which accommodate for wheel chair access.

The sports and recreation node also comprises male and female change rooms for the sports clubs, making use of the five shared rugby, soccer and cricket fields on the opposite side of Vlei road which are currently under construction.

The new Athletics tartan track oval was realigned to ensure compliance with the IAAF standards, which meets all the international requirements. The facility will attract national and international athletic events. To gain optimal use of the stadium, a pitch on which both soccer and rugby can be played will be located within the track.

Once completed, the stadium will be run by the City's Sport and Recreation Department, which will have offices within the complex, and will also accommodate sporting clubs and community organisations.

Design Challenges

As such with major renovations projects, the challenge of building in conjunction with an existing structure is never an easy task. The structural integrity of the old stadium was in many instances over-estimated, as the construction prerequisites that were practiced in the time of the original building erection have advanced far beyond the current construction methods of today. Keeping in mind that the original structure was not designed to accommodate the stresses of major additions and the disturbances that come with such an alteration, there were areas where the existing structure had to be tweaked and compensated in order to accommodate the additional works.

The beginnings of the construction process on site revealed that many of the columns, beams and existing floor slabs were not adequately reinforced to take on new brickwork walls. The old structure was, in fact, supported by load-bearing walls that had to be demolished in order to accommodate the new design of the building. The result of this was a thorough investigation to determine which parts of the existing structure had to have additional work done on them in order to take on the loads of the additional work.

Architectural Intent

The design team embraced the opportunity to 'facelift' this historical building with open arms. The remaining shell of the old stadium appeared like an elegant relic of what used to be and the architects approach was to respect the ruin of the old building by expressing it aesthetically at every possible opportunity. The twelve times double-columnar rhythm supporting the structural bays were left intact. The decision was to celebrate these by further expressing them by imposing a similar columnar rhythm for the main roof structure.

The theme of contrast was a continuous theme used throughout the design. The friction between the existing structure versus that of the new is expressed at every opportunity: the new steel roof that wraps the building appears to just lightly touch the main shell, the two new wings on either ends of the old structure are curvilinear in form as opposed to the linear walls in the main shell, the juxtaposition of heavy concrete walls set against high volume glass walls completes t h i s m a r r i a g e o f t h e o l d a n d t h e n e w.
