eagle river meadowsIn early January the Eagle River Meadows project passed a critical test with Eagle County Commissioners. The Atira Group’s development proposal received “sketch” approval from the county to transform the old B&B gravel pit in Edwards to a medical campus and housing. Additional approvals for final density and design will need to occur before the project can begin, which may take 12 months or more.

vail valley sales numbers for 2010 showed a strong improvement from 2009. the completion and closing of new projects such as the ritz Carlton residences - vail, solaris, Manor vail, the tower residences and the Westin all contributed to a healthy increase in unit sales and dollar volume throughout the valley.

While the graphs demonstrate this rebound from low levels in 2009, the market’s ability to close the supply and demand gap (active listings vs. under contracts) will ultimately determine the consistency of sales moving forward. there are positive signs heading into 2011 on both a macro and local level, however, pricing will remain the overwhelming driver in our market.
