ROAD AND SEWER ADOPTIONS1. All works for adoption under a Section 38 agreement
shall be carried out to the Highway AuthoritySpecification for Road Construction in ResidentialAreas and to the approval of the Area HighwayAuthority.
2. All works for adoption under a Section 104 agreementshall be carried out to the National Water Councilguide "Sewers for Adoption" 7th Edition and shall be inaccordance with the Drainage Authority's additions andamendments.
3. Any works carried out on site prior to confirmation oftechnical approval for Section 104 and Section 38Agreements (including street lighting approval) areentirely at the developers risk.
4. Street lighting positions to be pegged on site andagreed by the Local Authority PRIOR to erectioncommencing.
5. A clause is to be included within the Section 38Agreement requiring that, prior to adoption, thedeveloper is to process a Traffic Regulation Ordercovering whatever restrictions may be determined tobe necessary in relation to on-street parkingrestrictions within the site roads. The situation will bemonitored once all new dwellings are occupied.
6. A clause is to be included within the Section 38Agreement requiring that additional speed reducingmeasures are to be implemented if judged necessaryby the Highway Authority in the event that excessivevehicle speeds become evident prior to adoption ofthe works.
ACCESS FOR DISABLED PEOPLE NOTES1. Where a level approach (not exceeding 1 in 20) is
not possible, disabled access should be providedby a ramp, which should have:
· 10m. max length for gradients not steeper than 1in 15.
· 5m. max length for gradients not steeper than 1 in12.
· 900mm min unobstructed width.· 1.2m min length landings top and bottom and
intermediate if necessary.2. Where the plot gradient exceeds 1 in 15 from the
designated car parking position to the entrancedoor, disabled access may be provided byexternal steps which should have:
· 900mm min width.· 1.8m max. rise of flight.· 900mm min length landings top and bottom and
intermediate if necessary.· Riser height between 75mm and 150mm.· 280mm min going.· Nosing profile which does not overhang the riser
to create a· Tripping hazard.· Continuous handrail on one side if having 3 or
more risers, which should be easily gripped, 850to 1000mm above the pitch line, and extend300mm beyond the top and bottom nosings.
· An accessible threshold into the building.
DRAINAGE NOTES1. All private drainage shall be in accordance with BS8301
and relevant sections of Approved Document H of theBuilding Regulations.
2. The contractor is to check the level of existing sewersbeing used as outfalls or crossing proposed drainageruns PRIOR to laying any pipes. Any discrepancies areto be reported to QuadConsult Ltd.
3. Position of soil pipes, stubstacks, WC outlets, rainwaterdownpipes, etc.. positions are to be checked againstthe housetype working drawings.
4. Private house drainage will be flexibly jointed plastic orclay pipework. Diameter 100mm unless shownotherwise.
5. All connections for House Drainage shall be 100mmunless noted otherwise and must extend 500mmbehind the back of footway/homezone road. Allconnections when laid shall be plugged, protected asnecessary and marked with a stake for future use.
6. Drainage Covera)domestic gardens and pathways without any possibility ofvehicular access 0.35m
b)domestic driveways, parking areas and yards withheight restrictions to prevent entry by vehicles with a grossweight in excess of 7.5 tonnes; 0.5m.
c)domestic driveways, parking areas and narrow streets without footways (e.g., mews developments) withlimited access for vehicles with gross vehicle weight inexcess of 7.7 tonnes, 0.9m;
d)agricultural land and POS, 0.9me) Other 1.2m
7. Where pipes pass through screen walls, footings orretaining walls, lintels are to be provided over. Underbuildings pipes shall be surrounded with 150mm
thickness of granular material. Where drains passwithin 1m of buildings the wall foundation shall betaken down below the invert of the pipe.
8. Where drains do not exceed 600mm deep, plastic orclay access fittings minimum diameter 225mm shall beused. Elsewhere proprietary plastic or precast concreteinspection chambers shall be used. Unless shownotherwise FW inspection chambers are to be 750mmbelow dpc level and SW chambers and rodding eyesto be 600mm below dpc.
9. All gullies and rainwater downpipes connected directlyto drains are to be roddable.
10. House levels shown are dpc and adjacent garagefloors are to be 150mm lower unless shown otherwise.Levels at drainage access points are inverts.
11. Drainage runs should be laid at a minimum of 5.0mfrom the rear of properties where practical to allow forfuture extensions.
12. All drainage shall be laid upstream and each runbetween manholes shall be laid complete prior tobackfilling. Where this is not practical trial holes orother means of identifying the line and level of servicesshall be carried out prior to works commencing.
13. All branch drains, or connections, are to discharge tothe collectors obliquely, and in the direction of the mainflow.
14. All low spots on hardstanding areas to have yardgullies unlesspermeable paving is used.
