BEAP Stormwater Condition Assessment Guidelines

The description of condition as per the BEAP Report Template:

UnserviceableNot capable of functioning as intended, obsolete equipment / components, unable to be maintained – requiring full replacement / upgrade.

PoorDeterioration is severe and is limiting the serviceability of the asset. Maintenance cost would be high.

FairDeterioration is obvious and there is some serviceability loss.

GoodSigns of deterioration evident, serviceability would be impaired very slightly.

As newNo visible sign of deterioration recently constructed / installed or recently rehabilitated back to new condition.

SwalesUnserviceable

Flow is completely hindered and major erosion has occurred. Significant repair works are required.

Poor Significant erosion of the swale is evident No grass cover in the channel Obvious sediment build up in the channel


Fair Some grass cover Some sediment build up and/or erosion that could be easily repaired with minor

Pits/HeadwallsUnserviceable

Complete structural collapse. Infrastructure presents a major WHS risk. Prevents the flow of stormwater


Poor Repair works could be undertaken but costs would be high. Infrastructure should be

replaced with new Lifting lugs are broken Major cracks in concrete WHS risk Lids not stable Significant erosion around the headwall or pit


Fair General wear and tear is evident. Concrete is chipped and grate is rusted however is not hindering performance Concrete repair should be undertaken in the pit around pipe breakthroughs to prevent

further damage Erosion around is evident and should be repaired to prevent major damage

Good


Only very minor damage, does not require any work and is performing well. Infrastructure may require a clean out but structural damage is not evident


As NewIs performing as a brand new piece of infrastructure

Culverts/Pipes


Unserviceable Complete structural collapse of the pipe that it causing significant blockage to the

system/culvert

Poor Cracks and holes in the pipe, minor structural collapse or mass root infiltration that is

causing major blockage and requires the pipe to be replaced Mass sedimentation that is causing major blockage but the pipe is structurally sound. The

pipe needs to be cleaned out however does not require replacement

Fair Minor sediment build up in the pipe that is slightly reducing performance Minor root infiltration but has not undermined the structural integrity of the pipe Requires a clean out of the pipe

Good The pipe is clean with only very minor sediment in the bottom of the pipe No root infiltration is evident.
