2 January 2015 – In welcoming a brand New Year 2015, MKH
organised a ‘Sambutan Balik’ at the Prescott Metro Inn Ballroom
for all its employees. This was another opportunity for us to get it
right, a chance for us to start fresh and open our arms and
hearts to the possibilities of new beginnings. To honour the start
of this new year, our Executive Chairman Tan Sri Alex Chen not
only shared his wish to bring MKH to a brand new peak, but 7
key takeaways in creating a high performance culture.
“Every one of you comes from various backgrounds and
experiences. Academic qualification is not the only method to
evaluate an employee’s capabilities as it is merely a stepping
stone to success. True capabilities could only be proven when
one is at work. Every one of you is evaluated based on your
performance. Successful companies put the right people in the
right jobs, where a team of talented people come together and
each contributes their unique abilities,” according to Tan Sri Alex
Chen.
Academic qualification alone does not guarantee someone is a
competent employee. So qualifications alone are never enough,
success depends upon physical characteristics, personality, and a
willingness to work hard. Humanistic behavior also gives
influence to the jobs itself. So, without this type of skills such as
social skills, humanistic skills and communication skills, a worker
with good qualification cannot be a good worker.

1) Inquisition & Progression — Knowledge is powerful in the working life, especially in climbing the
corporate ladder, what you know or not is the deciding factor to how many opportunity is given to you.
What you don’t know now, you can learn to master it with time.
2) Honesty – Always the best policy. While a lie is easy to tell, it is a hard act to live. So no need to make
yourself suffer. Always keep to telling the truth. If you haven’t finished that report, just say you need more
time to work on it, and work on improving your time management.
3) Responsibility & Reliability — Deciding factors between what makes you different from the rest. Being
given work means you are specifically trusted and chosen for the task. Your performances reflects the

31 Jan 2015 – The club was buzzing with the 1920’s atmosphere at Mewah Club, Kajang. From the
reception to the hall, every corner was decorated with gold and black feathers, pearls and paper-cut
butterflies. Bang, The Great Gatsby was the theme for MKH’s Annual Dinner 2014!
In appreciation to all the employees for all their hard work throughout the year, the MKH Annual Dinner was
attended by more than 600 employees and business partners.
Started off with a powerful opening by famous violinist Joenne Yeoh, everyone stared in awe as she
gracefully waltzed around the hall greeting VIPs and guests. Following which, both our Executive Chairman
Tan Sri Alex Chen and Managing Director Tan Sri Eddy Chen Eddy thanked everyone present for attending
the gala and hoped that the night would be an enjoyable occasion for all to remember.
Famous local singer-performer, Winnie K, together with her dancer swept everyone off their feet in her
dazzling outfits; starting off charmingly with “Diamonds are A Girl’s Best Friend”. Our very own colleagues
were sporting as well with Norasykin showing off a striking cover of Adele’s “Someone Like You”, while Fizrie
and Farid performed an impressive rap number “Apa Khabar Semua”. William wowed the audience as he
stepped on stage with a guitar and got everyone singing along to Beyond’s “Armani” and “We are the World”
mash-up.
In recognition of everyone being dressed to the nines that night, a Best Dressed Competition was also held
with judging criteria on originality, showmanship and overall appearances. After a series of nominations and
dance auditions, Christina Chen won first prize for Women’s Best Dressed while Fizrie won Men’s; with
Sharon George and Johnny Chow as 1st runner-ups and Nirmala and Ian Pang as 2nd runner-ups!
The main highlights of the night were the 20 table draws where 200 guests went home with shopping
vouchers worth RM20,000 and staff lucky draw up to a grand cash prize of RM3,500.

15 February 2015 — A memorable Sunday with triple celebration! Not only was it a celebration of the
Chinese New Year (CNY), but also the grand finale of “MKH Treasures You” and the opening of the new
Kajang East sales gallery. The event was graced by Yang Berbahagia (“YB”) Datuk Nizam Bin Sahari,
Director of Development Planning Department, Majlis Perbandaran Kajang (“MPKj”).
The property carnival which ran nationwide for 6 months from March – August 2014 was aimed at giving
back to MKH homebuyers. It offered up to RM10 million worth of prizes in total which comprised gold coins,
ipad and few others when customers purchased any of MKH’s participating projects.
Three lucky winners walked away with 3 grand prizes. They were Optician Liew Jian Hua, contractor Ang
Chee Guan, doctor Abdul Halim who won a brand new MKH Boulevard serviced apartment, a Honda CRV and
a Toyota Vios respectively. “I still couldn’t believe we’ve won, totally did not expect to be one of the winners,
least to say the grand signature MKH Boulevard serviced apartment,” said the grand prize winner Liew Jian
Hua. Meanwhile, doctor Abdul Halim couldn’t stop laughing and said “I am very happy as I like Toyota Vios”
when he was contacted.
Another crowd puller was the grand opening of Kajang East new sales gallery which attracted more than
1000 people. This premium development with “Building-in-Green” concept is one of the first-of-its-kind
within Kajang-Semenyih to offer comforts of an urban lifestyle with clubhouse facilities within a gated and
guarded residential community.
“It is our way of giving back to our homebuyers for their continuous support. And thank you for being with
us throughout our 36 years’ journey of delivering value,” said Deputy Property Director Dato’ Kenneth Chen
in his opening speech. “MKH is an exemplary thought-leadership property developer in Kajang-Semenyih,
not just for its 36 years contribution in building quality homes for the community, but also the infrastructure
here. This is evident in MKH’s leading role with other property developers to build a new skybridge
connecting Kajang East and Kajang 2 to Bandar Baru Bangi. While MKH has successfully rebranded from its
former name Metro Kajang Holdings just as much as how Selangor has progressed itself, it is my wish that
MKH will continue to build more affordable homes ‘Rumah Selangorku’ for the people in Semenyih,” said YB
Datuk Nizam.
The event ended on a high note as guests were entertained with festive performances and got a chance to
participate in a lucky draw to walk home Samsung S5 smartphones, while the lucky grand prize winners
have every reason to rejoice a big ‘angpow’.

5 April 2015 – More than 100 people turned up for MKH’s 35th annual general meeting (“AGM”) which was
held at Prescott Hotel, Kajang. Shareholders were presented the 2014 Annual Report for the financial year
ended 30 September 2014. All agendas were passed by the members at the AGM.
The meeting ended well with the Board’s promise to continue doing their best in upholding company lasting
principles and to deliver value in the new financial year of 2015. A well-assorted brunch was provided for the
attendees at the end of the meeting. Since listed in 1995, MKH is committed to maintain a regular and
healthy dividend to its shareholders. The Group had declared an interim single-tier dividend of 8 sen per
share last November.

5 April 2015 – After the 36th AGM with shareholders, the morning was continued on by a joyous afternoon
as lions in assortments of bright colours pranced around MKH office in conjunction with the Chinese New
Year celebration. Gongs and cymbals can be heard all around starting from the 5th floor all the way down to
the lobby, everyone was busy welcoming the 2 neon pink Chinese Lions into their respective office.
By the time the lions reached the last floor, a large crowd had gathered in front of the sales gallery waiting
to see the vibrant lion dance performance. Shortly after finishing the tour of the whole company, the
spotlight was passed on from the pink lions to another team of golden yellow and the snow white lions, who
began performing the ‘Cai Qing’ ceremony. A festive mood was created with cheering crowd, upbeat of
cymbals and gongs to accompany the energetic lions dance performance.
As the beat got faster, the lions dance frenzied and successfully jumped on a 5-metre tall pillar to reach for
the auspicious green lettuce and oranges tied to a red ‘ang-pow’ on a pole. The lions ate the lettuce and
oranges before spitting them out as a symbolic act of blessing and fortune on MKH business. This was then
followed by a spectacular dragon carried on the festive atmosphere by dancing in beautiful arches and twirls
which kept the crowd fixated.
The lion dance is an important tradition in the Chinese culture. It is a common practice as part of Chinese
New Year festivities to bring good luck and happiness. It is tradition is to feed the lion “lucky money” in red
envelopes or “ang pow”. Whatever the amount donated, it is believed to be returned to you tenfold. The
“Cai Qing” ceremony literally means ‘Picking the Green’, a major event held during the spring festival in the
Chinese culture. The symbolic act is named ‘Cai Qing’ because the Mandarin pronunciation of ‘Cai’ means
picking (採), fortune (财) as well as vegetables (菜).

29 January 2015 – The GreenTech Awards paid
tribute to individuals, organisations and companies
which have helped the nation chart a greener path.
They were adjudged “Malaysia’s Top 30 Green
Catalysts” by the Malaysian Green Technology
Corporation (Green Tech M’sia) for their contributions
in promoting long-term ecological sustainability.

30 March 2015 – Property Insight Malaysia hosted its
inaugural Prestigious Developer Awards to honour the
established and finest developers of the nation. MKH is
one of ‘Malaysia’s Top 10 Prestigious Developers’ at the
inaugural gala dinner held at The Westin hotel, Kuala
Lumpur.
This award acknowledges and highlights the quality
development of Malaysia’s best property developers and
their landmark projects that shape the landscape of our
country’s nation building and development progress which
drives Malaysia towards our vision of becoming a First
World nation by 2020.

Speaking about the awards, GreenTech Malaysia’s Chief Executive Officer, Ir. Ahmad Hadri Haris said, “The

economically and socially.”
The award ceremony hosted over 500 notable green technology leaders from across various sectors including

graced by the guest of honour, His Highness Crown Prince of Selangor, Tengku Amir Shah Ibni Sultan
Sharafuddin Idris Shah Alhaj.

20 Nov 2014 – Kajang 2 was nominated under the ‘Best Township of The Year’ at the first People’s Choice
Property Awards organised by iProperty Malaysia at One World hotel. The winner for the night was ‘Sunway
Iskandar’. It was a really close vote. Nevertheless, we appreciate the acknowledgement from our
homebuyers. No need to be down, we will double our efforts to promote our flagship project when new
massive infrastructure put into place!
28 Jan 2015 – A groundbreaking ceremony was held at
the Kajang 2 sales gallery in conjunction with the Kajang
2 KTM Komuter train station project, slated for
completion in 2018. Kajang 2, a self-contained and
sustaining township carries an estimated GDV of RM3.5
billion which is expected to serve up to 30,000 population
in the next 5 years. This green township is unique as it is
centered around a KTM station that connects with the
future MRT line.
The ground-breaking ceremony organised by the Property
Development Team 2 was attended by 20 representatives
from Keretapi Tanah Melayu Berhad (KTMB), Perbadanan
Asset Keretapi (PAK), Jasmadu Sdn Berhad and MKH
staff.

27 Nov 2014 – Organised by REHDA Youth, our Managing Director Tan Sri Eddy Chen was invited to share his
expertise, passion and views on the future of the property industry in the country and how it would help to
shape an organisation. The talk was held at the Kajang 2 sales gallery with REHDA Youth member, Mr Michele
Fu welcoming Tan Sri Eddy on stage.
Starting off with his experience in the property business, Tan Sri Eddy went on to share how Kajang was
transformed from a little small town to a bustling metropolitan town today, with the help of MKH in
rejuvenating the township throughout the 3 decades since 1979.

Reaching Out - MKH Built Community Stalls for Vendors

The gerai had started operating since January this year and one could find a variety of food, beverages and
sundries in a more comfortable environment. Stall owners can now run their business with a peace of mind
compared to their past illegal and hazardous stalls operated along the buffer zone near the main road.
The plan was to relocate the vendors to a 1 acre land purposefully reserved by MDKS so businesses can
continue without worrying over sudden spot-checks by authorities. MKH contributed RM2 million in the
construction and after 9 months of getting clearance and approvals from utility agencies (IWK, TNB &
SYABAS), the stall complex was finally completed and able to take in and later on handed over to MDKS on
November 30 last year.
Besides that, Puncak Alam community can now drop
by at the new MDKS branch situated in this new
business complex for any issues or complaints,
instead of making a round trip to Kuala Selangor.
The relocation of the vendors has also resulted in an
improved traffic at the main junction. Not just that,
MKH has future plans to further improve accessibility
and enhance future traffic flows in this self-contained
township.

30 November 2014—Earning a living is hard, but
how many of us really understand the hardships of
working with the constant fear of your workplace
being taken away at any moment without notice?
Street stall owners in Puncak Alam no longer have to
worry now when they were handed over keys to their
new community complex at the ribbon-cutting
ceremony.
As part of our corporate social responsibility (CSR)
initiatives, MKH in collaboration with Majlis
Perbandanan Kuala Selangor (MDKS) had relocated
and built a community complex consisting of 25 stalls
(gerai) for the street stall owners.

CRM’s MAIN OBJECTIVES
The functions of CRM Department begins before the
‘Handing Over of Vacant Possession’ (HOVP) process,
both for the landed and strata properties. In this
process, CRM Department’s main scope is to inspect,
check and ensure all defects are rectified before
handing over the new property unit to the respective
home owner.
Upon handing over, CRM will continue to manage the
defect rectification works until the defect liability
period is over.
Besides that, CRM also coordinates with lawyers and
purchasers in conveyancing matters and auctions
including the formation of Joint Management Body
(JMB) in relation to strata properties.
NOTHING IS WITHOUT CHALLENGES
One of the challenges faced by the CRM
department is dealing with unreasonable customers,
because of the differences in perceptions and
expectations. However, Mr Loke believes life itself is
where people learn how to build relationships with
one another.
The team aims to have a good relationship with all
our customers because they believe that good
relationships with customers will be a great and
valuable goodwill earned for the developer.
CRM places more emphasis on handling the
emotional aspect of the customer because emotion
is real and something we cannot ignore.
Despite being equipped with impressive personal
credentials, they may not be important when
confronting with an emotional customer. The
paramount is to know how to guide the customer to
walk through the whole process, and do our best to
make sure he or she is happy with the end results.

policy, and thus under no circumstances
will we give empty promises to the
customers. We exercise our discretions in
dealing with issues of all kind. ”

Secret Santa Spreading Cheers
24 December 2014 – It was a great afternoon of fun and laughter as ‘Secret Santa’ got everyone in high
spirits at the annual Christmas party held at the Board Room of MKH office. Dressed in festive colours and
blue polka dots, it was a long-awaited occasion to put work aside and just enjoy the holiday!
Everyone just couldn’t wait seeing tables filled to the brim with fried chicken, pizzas to home-made
colourful pastries. They look extremely scrumptious! The highlight of the lunch was homemade pastries by
Ms Leong from the Accounts and Finance department which got everybody raved about it and came back in
seconds.
Besides the food, ladies in baby blue polka-dots was also another eye-catcher where ‘Polky - Dottie’ were
seen having a blast in the pantry with Christmas accessories to match the season of ho-ho-ho!
When the time came for the main event, the atmosphere was buzzed with excitement and anticipation of
finding out who would get her or his gift. So did anyone find out who your Secret Santa is?
With tummies filled and mystery gifts in hand, the event ended on a jolly note with everyone gathered for a
group photo to capture the happy moment.

10 April 2015 - We have received a ‘Thank-you’ letter from Mr Fariz, who is a resident of Jalan Harmoni
11/3, Taman Harmoni, Semenyih. On behalf of the community, he expressed his appreciation and utmost
thanks on the following actions:
I. Fixing the broken fence where outside workers have been misusing it.
II. Removing the dried soil from our project site that was deposited in the drains of Jalan Harmoni 11/3
due to raining.

Five Tier 2 developers make bid for Kwasa Land’s
next residential development R2-1

At the close of the R2-1 RFP tender last week, five pre-
qualified Tier 2 developers made a bid for Kwasa Land’s
next residential development in Kwasa Damansara.
Among the developers whose bids were received
included Johor Land Berhad, MKH Berhad, Naza TTDI
Sdn Bhd, Paramount Corporation Berhad, and TH Properties Sdn Bhd.
The RFP called for a partner for a proposed residential
development of a land area measuring 12.7 acres identified as Project R2-1 based on the approved
‘Kebenaran Merancang’.
The township development is opened to three categories of developers for participation in various partnerships
with Kwasa Land. The three tiers are:
Tier 1 – large scale companies with shareholders or paid up capital of RM1 billion and above
Tier 2 – companies with shareholders’ funds or paid up
capital of RM300 million and above Tier 3 – Bumiputera companies with shareholders’ funds
or paid up capital of RM1million and above.
Developer hosts triple celebration condensed from The Star, 2 March 2015 Property developer MKH Bhd hosted a soiree to mark
three happy occasions. Other than Chinese New Year, the group also celebrated the grand finale of the MKH
Treasures You property carnival as well as the opening of
its Kajang East life-style residences sales gallery.
During the event, MKH awarded three lucky winners – Liew Jian Hua, Ang Chee Guan and Dr Abdul Halim Aziz –
with a new MKH Boulevard service apartment, a Honda
CRV vehicle and a Toyota Vios respectively. The winners had earlier purchased properties during the carnival,
which offered buyers some RM10mil worth of prizes.
“The carnival is our way of giving back to our buyers, to thank them for their support and for being with us for 36
years as we strive to deliver value,” said special assistant
to MKH executive chairman Datuk Kenneth Chen.
MKH recorded RM572mil in property sales during the six-month property carnival, which took place from March to
August 2014. The figure largely contributed to the
group’s 41% increase in sales, which totaled RM820mil as of Sept 30, 2014. The launch of Kajang East sales gallery
also attracted hundreds of prospective buyers.
MKH optimistic of meeting RM850m sales target
condensed from The Edge Financial Daily, 6 March 2015 MKH Bhd has set an internal sales target of RM850
million for its property development business for the
financial year ending Sept 30, 2015 (FY15).
Despite the current property slowdown, the sales target
is a 60.79% increment to the group’s FY14 property sales
of RM52.63 million.
For FY15, managing director Tan Sri Eddy Chen Lok Loi
said the group’s property sales would mainly be driven by
demand for affordable housing, as catered by its HillPark
project in Shah Alam, with a GDV of about RM366 million.
The project is slated to be launched soon.
“We will also focus more on affordable housing both in
Kajang-Semenyih and greater KL for FY15 launches,” he
said.
MKH will continue to pay dividend to shareholders in
FY15. The Group’s shares closed one sen lower to
RM2.88 yesterday, giving it a market capitalization of
RM1.21 billion.
MKH’s latest project Cherry III enjoys 85% take-

MKH Bhd’s latest township, Hillpark@Shah Alam North
saw its Cherry III product achieve 85% take-up of the
236 units sold during the launch last week.
Cherry III are 2-storey link homes with built-up with the
size of 20ft by 80ft; priced from RM540,000 and carrying
an estimated GDV of RM116 million.
Hillpark@Shah Alam North is a RM1.3 billion township
located on 550 acres (222ha) of leasehold land in Puncak
Alam that features 50 acres of greenery for its residents
to enjoy as well as neighborhood parks to be built in each
precinct.
In conjunction with the launch and Chinese New Year
celebrations, Hillpark Avenue (Phase 11) was previewed;
compromising of 2- and 3-storey shop offices in various
sizes at starting price of RM1.2 million.
Hillpark Avenue received strong interest during the
preview. Other upcoming launches to this new eco-
themed township this year include Meranti (Phase 3) that
features 2-storey link homes.
