INTRODUCTION TO SAMA BEIRUT

The idea of creating a tower came from the desire to create a trend and a landmark in the heart of Beirut; using the skies and developing a tower is way nicer than using all the land  and making  a  “concrete  jungle” with  6  squeezed  blocks;  Sama  Beirut  occupies 5,220m²  of  land;  the  center  of  the  plot  encloses  the  tower  implemented  on  only 1,050m² footprint, surrounded by 4,000m² of landscaped areas. Indeed, only 20% of the land will be built.  The  Tower  structure  is  concrete  with  specially  imported  reinforcement  steel.  It embraces  six  technical  floors which  are  acoustically  insulated  from  their  surrounding floors. Each of the technical floors serves the floors above or beneath  it. All was taken into  consideration by  the  architects,  such  as  traffic problems,  to which  a part of  the project’s land will be used in order to enlarge the roads all around for traffic purposes.

  Sama Beirut enfolds Retail, Offices and Apartments:    The Ground Floor encloses only 6 boutiques scattered on  the peripheries of  the  land, independent and linked to the tower at the same time. The architectural design of these 6 units was conceived to be in complete harmony with the tower’s glass facade.

The  residential  lobby  is 210m²; with 4.5m height and 6 high‐speed exclusive elevators ensuring the privacy for Sama Beirut’s residents. 

The  offices  lobby  is  80m²;  5m  height  from  finish  to  concrete;  3  high‐speed  exclusive elevators will serve the offices.  

 

The Lobbies 

Sama Beirut glass, from the French multinational leader Saint‐Gobain, is neutral to blue color, varying from transparency to graduations of shaded glass. The high performance solar control glass Cool‐Lite ® range was selected for the project, based on its ability to provide energy saving and improved visual comfort. 

At  the  same  time,  the  glass  offers  a  high  level  of  sound  insulation.  It  is  heat strengthened  and/or  laminated which,  combined with  a  structural  sealant,  ensures  a high level of safety for occupants.    The technical design used, while known and  implemented across the world  in high rise buildings, is a first in Lebanon. It has the main objective of enhancing the stability of the solid reinforced core wall while also securing the comfort of occupants so that they will not feel any movement of the building as a result of any seismic or wind load. For Sama Beirut,  the best  type of steel  recommended by American building codes  for anti‐seismic  conceptual  systems  has  been  specifically  imported.  Likewise  the  type  of cement  has  been  selected  for  its  very  high  strength  and  was  tested  in  Dubai  and London. Sama Beirut’s structure can withstand the equivalent of an earthquake of up to 7 degrees on the Richter scale.   

Sama Beirut was designed according to the strict US norms (NFPA; the reference in high‐rise  buildings.  Through  the  use  of  detectors,  alarms,  sprinklers,  fire‐rated  doors,  fire reserve  tanks, etc… all building occupants will be  able  to  safely escape  from  any  fire hazard.   Moreover,  all  elevators  landing  doors  are  two  hours  fire‐rated.  Therefore,  upon receiving  a  signal  from  the  fire  detector,  the  elevators  return  to  the main  lobby,  let passengers out, and remain there idle with the door open.  The building  is also equipped with a  firefighter elevator serving all  floors as well as an evacuation elevator to be used by the firefighters.

FIRE FIGHTING SYSTEM

Sama Beirut has chosen the pioneer in energy saving solutions for elevators; the Finland based KONE®. Running at speeds of 4 m/s and 5m/s, the 6 residential elevators will be the fastest  in Lebanon to date, with a capacity of 10 persons.  Three elevators will serve the office part of the building. These run at a speed of 2.5 m/s with a capacity of 9 persons each. The system used  reduces energy consumption and ensures a minimized waiting time.  

  

 In its efforts to be a LEED Certified Green building, Sama Beirut acts with responsibility when it comes to what can be presented to the community.  

• Water: Sama Beirut will consume 30%  less water. A 200m3/day capacity waste water treatment plant will store the treated water  in the flush water tanks, the irrigation  tank and  the  treated  tank  for  the  cooling  towers. The  selected  trees, plants and  flowers will have  limited water needs, thus reducing by at  least 50% the irrigation demands.   

• Air Quality:  Sama Beirut has taken measures both to minimize the impact of the exhaust  it  generates  and  to  enhance  the  quality  of  the  indoor  environmental conditions. All construction materials will be environmentally friendly while high efficiency filters will equip all exahust systems, ducts and permeable materials.   

• Waste: A tri‐sorting chute system will equip the project. Each unit should have a three  bin  compartment  for  recycling  the waste:  one  for  paper  and  cardboard, one  for aluminum, metals glass and plastics and the third  for organic and other refuse wastes. Apartments’ kitchens will include sink grinders. This will allow the efficient  destruction  of  50%  of  the  organic waste  produced,  saving  up  to  120 kg/day of waste to be transported out of the site.  

• Energy saving:   Every detail, whether glazing,  lighting, chillers or hot water pre‐heat is designed to help save 30% in building energy.  

• Façade:  Sama  Beirut’s  glass  panels were  selected  for  their  exceptional  energy conservation  properties, with  a  heat  transmittance  coefficient more  than  four times  lower  than  a  conventional  single  glazing  glass  and more  than  two  times lower than conventional double glazing. As a result, Sama Beirut occupants’ will be able to reduce heating and cooling consumption. 

THE ELEVATORS

THE ENVIRONMENT

 • Air Conditioning System:   Sama Beirut has opted  for central centrifugal chillers 

with variable flow compressors. This system consumes 57% less electricity than a VRV system.   

• Generators:   Sama Beirut will be equipped with 4 generators  set of 1,000 KVA each. By  installing a heat recovery system, these generators will be also used to back‐up the project’s heating system.   

• LED Lighting Fixtures:  Sama Beirut is embracing the LED bet. The typical lifetime of  LED  is 50  times  longer  than  the  incandescent bulb.  LEDs  in Sama Beirut are expected to achieve energy savings of 30% on lighting and 10% on HVAC. 

The  tower  raft  foundation  of  Sama  Beirut  is  completed.  With  3.2  meters  depth  of concrete spanning over 1,400 square meters, the foundation has necessitated 800 tons of  specially  imported  steel  and  4,500  m3  of  concrete,  the  equivalent  of  a  17‐floors building of 300 m2 footprint.  At present, Sama Beirut’s Core Walls have reached the 51st floor. The Tower Podium is at the 49th floor.
