How's The Market?

• Inventory is up 32% from the same time last year

• Contracts are up 44% from the same time last year

• Days on market are up 2% from the same time last year

• The percentage of asking price sellers are receiving is down 1%

• Median price is up 21% from the same time last year.

The absorbtion rate, measured often as months of inventory is

back down to 3 months (this is active inventory divided by sold).

If all of the inventory were equal in price range this would

certainly signal a strong buyer's market but with price ranges

spread over a wide range in this zip code, this is better used as

an indicator of overall market interest. It's also the right time of

the year for it to drop - we had fall inventory and much of it

went under contract.

With historically low interest rates - still low 4's but climbing-

there has probably never been a better time to buy and it looks

like sellers are taking advantage of that as they get their houses

on the market. Buyers who are ready to buy and have funding in

place are finding that they still have a good opportunity.

31 homes are active, 18 homes are under contract and 7

scheduled to close before the year end. On average, these

homes went under contract in 59 days, and 8 homes had at least

one price reduction.

When we look at the numbers on an annual basis, it's a bit

different...

We are significantly above the number of homes sold

through this time last year. Unless more schedule to close in

December though we will not beat last year's total number

with only 7 currently scheduled.

Median price is up 21% from November of 2009 but if you

compare the current median of $867,000 to the final 2009's

$839,000 it is up 3% for the year. While not the double digit

numbers we saw in the earlier years, it's not a decline :)
