VILLA 812 IN HAWAII - BIG ISLAND, HAWAII

A spectacular oceanfront oasis of relaxation with a fabulous infinity lap pool accented by a beautiful

wading pool & Jacuzzi fed by lush grottos of waterfalls and tropical vegetation. The pools meander and

curve through beautiful gardens of rare palms, papayas, figs & orchids.





Experience colorful Kona sunsets and an Eden-like paradise in this one-acre estate on gracious and

historical Keauhou Bay. Bask in the luxurious privacy of this botanical and architectural wonderland.

Suites with private garden entrances, children's room, two carved Balinese/Chinese opium beds on

the veranda, outdoor glass & cedar oceanfront sauna, fitness platform, HDTV theater center, gourmet

kitchen with full pantry, 6' x 8' walk-in cooler, full office & Bernina sewing center/laundry room.

Daily maid service & cook to prepare fresh island foods. The gate to this hidden garden estate glides

open, and you are greeted by a feast of rare palms, such as the red wax palm with a scarlet trunk, and

clusters of rare gold coconuts on dwarf palms, rare fruit trees, figs and orchids.

Walking through the lush courtyard approaching the spectacular carved Balinese entrance, you are

transported to another magical time and place. Ascending the 12-foot wide stairway of polished black

birch, you will catch your first glimpse of the palm-lined sea through the open carved doorway. Slip off

your shoes to the sounds of waves lapping the bay and the light ocean breeze brushing your face. You

have arrived!

Indoors is outdoors. In the large polished wood Great Room, there are no solid walls to the outside,

only sliders of 9' tall exotic wood louvers and white billowing translucent fabrics separating the living

areas from the lush, verdant gardens. Seamless indoor/outdoor living is your gift to discover in this

priceless paradise!

No expense was spared in any area. All of the rare marble in each bath is patina finished in the old

Italian and Grecian style and covers every square inch from floor to ceiling. The shower heads that

cascade from the ceiling are as large as glistening hubcaps, there are hand-blown light fixtures from

Florence, hand-carved opium beds from Java, solid teak cabinetry in 15 ft. x 8 ft. his & hers dressing

rooms. Each hand-made exotic wooden bar armchair crafted of Hawaiian koa wood is signed by the

artisan with a carved inlaid palm tree in each arm. The door casings are 2" thick x 6" wide custom

milled exotic woods, the walls are 10"-12" thick. The water throughout the home is softened, and

purified.

The Pools & Gardens

The owners have created an oasis of relaxation with a series of fabulous pools amidst beautiful gardens.

Imagine a combination of a Jungle Pool & an infinity edge lap pool, with large curvaceous lines fed by





waterfalls, rock grottos - and surrounded by rare, exotic, lush ferns & palms. There is a children's

wading pool & Jacuzzi spa of natural rock, and an architecturally stunning waterfall created to form a

diamond matrix of cascading water into an oceanfront sitting lawn. The rolling green lawns reach to the

shoreline on a private point, which juts out over the ocean with hammocks, palm trees and plush

upholstered teak lounges for reading a book, sipping a coconut and watching the gorgeous Kona

sunsets!

The pool, hot tub, sauna, and exercise platform are all located under a tropical plant canopy with ocean

views. There are five cushioned teak loungers & a hammock on the private palm-lined lawn that goes

right up to the edge of the bay, where a Hawaiian imu/cooking pit awaits the traditional lu'au feast.

A gate leads to the bay that is excellent for snorkeling, canoeing, kayaking, and paddle boarding. The

entrance to the water is from the large rock shelf along the bay edge, and requires adult supervision.

The bay has a small dock & boat launch for sailboat or fishing boat charters.

The Great Room

Exquisite polished hardwood floors, and the finest custom designed furniture grace the interior.

Translucent walls of screen and fabric separate the living areas from lush verdant gardens. The great

room has polished mango wood vaulted ceilings, with all white plush, overstuffed furnishings. Beautiful

island orchids and rare tropical palms enhance the interior of the home.

The Great Room is over 110 ft. long with two levels and no solid walls on the ocean & pool side. There

is floor-to-ceiling teak cabinetry housing the HTDV theater & sound equipment. The Great Room

steps down into the formal dining room which seats 10 and looks out through the gardens to the

bayshore. The Great Room has beautiful original sculptures, vases and treasures from around the

Asia/Pacific region that are not pictured in our photographs because they are only placed out before

each guest arrives and then locked away in a vault when the property is not in use. Also, an abundance

of palms, orchids and interior plants are brought in from the greenhouse before each arrival.

The Great Room enjoys excellent sea breezes and has very high volume/high airflow ceiling fans. There

is even a large disco ball that can be set up on the Great Room veranda for a celebration.





The exotic Balinese/Chinese style opium beds on the covered veranda are perfect for afternoon

napping or stargazing.

The Suites

The elegance is understated and sophisticated, the style is Balinese. The Suites are large with polished

wood floors, 15-20 ft. ceilings, elegant white European linens & duvets on custom beds made by

Hawaiian artisans with netting for napping or sleeping with all the walls open to the gardens & the sea.

Each Suite has two walls of sliding wood louvers which can completely black-out the room for sleeping

in. There are also transparent white drapes for filtering afternoon sunlight. All rooms have stereo

speakers, TV and refrigerators in the dressing room. Each Suite has a large teak cabinetry dressing

room and a double-door entrance to an opulent patina marble bath. The Master Suite directly faces the

bay. Suite #2 faces the gardens of palms, papaya & coconut. Suite #3 faces the waterfalls & garden.

The baths have double marble sinks, 10 ft. ceilings with solid marble walls, glistening shower heads as

large as hubcaps, and all bevelled glass & mirrors. There is even a nursery/children's room that can be

set up with single or bunk beds, with a full bath.

His & Hers Master Baths

Let us begin by stating that in all of our travels throughout Asia, we have never seen larger or more

exquisitely designed Master Baths. Both His & Hers have full 8' x 15' teak cabinetry dressing rooms,

and baths that open to their private gardens. Her bath is two-toned patina marble with a porcelain

soaking tub & shower, W/C & bidet. His bath is the rare white & grey marble used for the Grecian

baths.

The Kitchen

There is a cook available (extra Cost) who can prepare meals upon request, using fresh herbs, fruits &

produce from the estate, and fresh fish caught in the bay. In the center of the kitchen facing the garden

and the bay shore is a circular stainless gaggenau chef's station with gas grill, surrounded by a circular

exotic wood bar. There are double 36" SubZeros, plus a 6' x 8' stainless steel walk-in cooler with glass

doors, two large cook's pantries - plus the kitchen itself has floor-to-ceiling custom cabinetry, two

sinks, and a large Sony TV with surround-sound.





The Office & Laundry/Sewing Room

The Office opens to the waterfalls on one side and the interior courtyard on the other side. It is

equipped with multi-line phones, fax & printer. The Laundry/Sewing Room features a top-of-the-line

Bernina sewing machine with quilting capability, a full array of quality sewing notions, ironing center,

multi-line telephone, and Maytag Neptune washer & dryer.

The Gym & Sauna

There is an outdoor garden Gym set on an ocean view platform with two stationary bikes, free weights

& benches, punching bag, and a spacious glass & cedar sauna with a view of the bay through large glass

windows.
