Preambles
A
Rates are to include all ancillary costs for the successful execution of
the items of work such as scaffolding, cranage/high up or other

necessary. Claims for reimbursement of expenses in addition to the
items of work listed hereunder shall be rejected.

Contractor to take all necessary precautions to prevent damage to
existing structure and finishes. Contractor will repair at his own
expense any damage caused, such as breakage of any 'xorok', during
the execution of the works. Contractor shall also abide by all
regulations and legislation regarding Health and Safety measures to
be adopted for the safeguard of public and employees. The cost for
such measures shall be deemed as included within the rates
hereunder.
C
Before commencement of any works done on site, contractor is to
provide the employer with detailed condition reports, including
photographs of properties adjoining the site and which may be
affected in any way by the works. The cost of these reports is deemed
to be included in the items of work and no claims for additional
payment shall be accepted. The contractor shall repair at his own
expense any damage carried within site or to adjoining third party
properties as a direct result of the execution of the works.
D
Contractor is to provide water and electricity supply required for
the execution of the works. The cost for this shall be deemed as
included in the rates for execution of the works and requests for
additional payment shall be rejected.

Supply, transport, hoist and lay concrete Grade C25 on torba of Item
2.05, 100mm thick laid to the required falls (in one or more
directions) as instructed by the architect in charge. Rate is to include
for all levelling and setting out required to achieve the requested falls
and for formation of bays not greater than 3.5 m x 3.5m, also
allowing for 12mm wide expansion joints between bays, as per
specifications and as instructed by the architect in charge. No extra
payment will be approved as regards to extra laid concrete thickness.
Rate shall also include for adequate curing of the concrete as

Break up and remove all spalling concrete up to a depth of 50mm
from suspended slab exposing all corroded rebar. Clean up surface
rust and blisters from rebar, apply an approved propriety cement
based primer. Dampen concrete surface and apply an approved
propriety concrete repair mortar, smoothly finished. Allow for
necessary shuttering. (Provisional) Refer to drawing RGP 04/2013

2.07
Rake out joints of external masonry surfaces (roof parapet wall), clean
open joints from dust and loose materials, wet stone and surrounding
area adequately using clean water and point with a mason trowel in
layers not exceeding 10mm thickness using the following mortar mix:
1 part hydraulic lime and 3 parts sand with stone dust as colour
additive. Any sound pointing will be retained. The use of a
mechanical disk or any other method that might cause damage to the
stone, or which might increase the width of the joints, is prohibited.
Care is to be taken in the removal of any hard pointing which might
cause damage to the stone. The use of Portland cement mixes is not
allowed. Rate to include for working in confined spaces and working
around fixed objects. Care should be taken not to damage the existing
wall-mounted objects. (provisional)

Preambles
A
Rates to include for all chasing and making good, PVC conduit,
wiring and fitting. Contractor is to include in his rates for works

The stripping and carting away of existing installation has been
included in Item 1.05. No claims for additional payment in this
respect shall be entertained.

Contractor is to test the existing electrical plant as to ensure and
verify that the existing electrical material, if this is to be retained, is
satisfactory.

Installation to be strictly in accordance with IEE regulations and
contractor shall be bound to provide the employer with an
electrician's certificate to this effect before payment is issued.

Preambles
A All items to include supply and on-site installation.

Rates are considered to be inclusive of stripping and carting away of
existing installation and no claims for additional payment in this
respect shall be entertained.
CAll plumbing to be in proprietary PVC push fit system and all drains
in heavy duty PVC pipework.
D
All bathroom appliances and fittings to be suitable for use by
wheelchair bound users. Appliances which are found to be non-
compatible with this requirement shall have to be replaced at the
contractor's expense.
EPipes shall run within the screed and covered using sand cement
haunching. Cost to include closing off wall plates with plugs.
4.01
Supply, deliver to site, install, connect, test and commission the
complete plumbing system. Refer to drawing RGP 04/2013 (06) for
plumbing layout.
A Lump sum price is to be quoted and is to include the following:
a.
The provision of a direct water supply to the kitchen, including
supply to kitchen sink, the necessary sleeves as protection to
underground pipe work where necessary and in particular in
preparation for supply to meter, all fittings support brackets, chasing
in walls, making good and plugging.
b.The rising main to the water tank inclusive of fittings, support
brackets and chasing in walls and making good where necessary.
c.
The supply and fixing of a fiber glass 500 litre capacity water tank
including ball valve, stopcock, supports, overflow pipe, securable lid,
water inlet and outer connection parts as specified. Rate to include
placing of water tank raised to a minimum height of 2 meters on
appropriate hollow channels.
d.
Supply pipe including gate valves, taking into account the variation
in height. This is to be inclusive of all fittings, support brackets, gate
valves, chasing in walls, making good and plugging as necessary.
One outlet is to be fitted with brass tap for testing of the installation.
e.
The supply and installation of two (kitchen for washing machine and
bath room) chrome bib taps, diameter 1/2", complete with wall
covering back plate.
f.
Supply and fix drain waste PB pipes to sanitary fittings, washing
machine and kitchen to nearest stack. Cost to include for sand
cement haunching.

Preambles
AAll work shall be measured net as laid. Rates are to include for all
waste and straight or raked cutting.

Contractor shall make available to HA three different coloured
samples of each item of floor/wall tiles, of the same quality but with a
different colour for approval by the Architect in charge or his
representative. Rates shall be inclusive of these samples.
C
Rates for wall and floor tiles shall include for the necessary amount of
samples required for testing by an independent laboratory to ascertain
the quality of the tiles submitted for approval.
DRates for floor tiles shall include the necessary hole preparation for
the floor bolts of each internal or external door.
BATHROOM
Waterproofing membrane
5.01
Thoroughly clean surface of floor of bathroom and apply
waterproofing membrane. Waterproofing membrane shall be heat-
applied and shall consist of 4mm thick polyester reinforced flexible
membrane, raised a minimum of 230mm from the horizontal. Top
surface of membrane shall be sealed with proprietary adhesive, or
equivalent, prior to covering with tiles. As per specifications. The
Contractor is to inform the HA representative two days in advance in
order to inspect membrane before any further works are carried out.

5.02
Hack walls to achieve a good key, clean down and scrape where

ceramic floor tiles (as per specs) specific for bathrooms, dimensions
not less than 300mm x 300mm and minimum thickness approx. 9mm

representative) including laying with 4mm spacers in joints and
grouting with flexible grout compound. Tile colour to be in a
medium to dark brown/beige colour. Tiles shall be specifically
indicated by the supplier for use in bathrooms and an official
certificate/specifications obtained from the supplier is to be submitted
to the HA for approval prior to installation. Refer to drawing RGP

In the case of apertures with existing fixtures to be replaced, quoted
prices for manufacture and installation of new fixtures must be
inclusive of loading, carting away of existing fixtures and disposing
in an authorised dumping site.

All external timber fixtures to be in red deal and treated with
comprehensive paint system to include preserver solution, primer, two
coats of undercoat and two coats of brush applied finish paint in a
colour similar to other apertures, or as directed by the Architect in
Charge or his representative.
C Warped or split timber element shall not be accepted.
D
Rates for internal joinery are to include for the manufacture and
fixing in white deal of doors and fittings inclusive of all necessary
frames/linings, architraves, ironmongery, painting one coat primer
and glazing where necessary.
E
Rates for external joinery are to include for the manufacture and
fixing in Red Deal wood or as specified in the respective item,
inclusive of all frames, weather bars ("parakwa"), ironmongery and
finish as specified in the item, to render the fixtures completely
weathertight.

Fibreboard will not be considered as acceptable and any fibreboard
items manufactured and/or fixed will have to be replaced by the
proper joinery as specified and at contractor's expense.
GAll hardware shall be in satin finish stainless steel. Chrome hardware

rubbing down where necessary), the replacement of corroded

BILL No. 7 WATERPROOFING WORKS
Preambles
A
Polyester reinforced waterproofing membrane laid that shall remain
exposed is to incorporate a mineral chippings surface of approved
colour and quality.
B
The membrane shall be laid and installed strictly as per
manufacturer’s instructions. The Contractor shall submit a copy (in
English) of the installation methodology before the start of the Works.
C
The surface to receive the membrane should be dry, free from
standing water, sharp protrusions and hollows. The surface shall be
primed with 2 coats of bituminous primer (min. 55% penetration
grade bitumen residue) before applying the membrane.
D
The membrane shall extend over any cement/sand fillets and up all
upstands and sides of parapet walls to a height of not less than 230
mm above finished roof level. The membrane shall be lapped and heat
welded at all joints so as to give a continuously unbroken,
impermeable surface.
E
Vertical surfaces shall be smooth, regular, dry and free from nails and
primed with a bituminous primer (min. 55% penetration grade
bitumen residue) at the rate depending on the porosity of the surface
and allowed to dry completely before the application of the
membrane. Masonry work and brickwork shall be flush pointed and

contractor. If in default, the contractor will be fully liable for any
