Level 1.0 – 1:200 3D Mass Model An outline only mass model with no architectural details, windows, doors, fixtures or services.
Model presented as a generic solid or surface object with no intelligence. Deliverable
options include Mesh, NURBS or 3D Wireframe and the following file formats: .dwg, .3dm, .3ds,
.obj, .step, .iges, .sat, .rvt, .ifc.

Level 1.5 – 1:100 3D Mass Model + Basic Openings An outline mass model including basic architectural details and windows & doors outlined
using line work or presented as relief to surfaces. The Model will not include any fixtures or
services. Model presented as a generic solid or surface object with no intelligence.
Deliverable options include Mesh, NURBS or 3D Wireframe and the following file formats:
.dwg, .3dm, .3ds, .obj, .step, .iges, .sat, .rvt, .ifc.

Level 2.0 - 1:100 3D Surface Model A non intelligent 3D surface model featuring walls, floors, ceilings, stairs, columns, beams,
roofs, architectural details and basic windows & doors. Overall presentation will be similar to
a 1:100 survey. Deliverable options include either Mesh or NURBS geometry and the following
file formats: .dwg, .3dm, .3ds, .obj, .step, .iges, .sat, .rvt, .ifc.

columns, beams, roofs, architectural details, windows & doors, fixtures and services. Overall
presentation will be similar to a 1:50 survey. Deliverable options include either Mesh or NURBS
geometry and the following file formats: .dwg, .3dm, .3ds, .obj, .step, .iges, .sat, .rvt, .ifc.

Level 3.0 – 1:200 3D BIM Shell & Core Model An Intelligent 3D model featuring walls, floor slabs, ceiling slabs, stairs, columns, beams, roof
and basic structural openings for windows & doors. No surface finishes will be defined and
walls will be presented as generic wall types i.e. generic 350mm wall. Overall presentation will
be similar to a 1:200 survey. Deliverable format options include *.rvt, *.ifc.
Level 3.5 – 1:100 3D BIM Model with Basic Windows & Doors An Intelligent 3D model featuring walls, floor slabs, ceiling slabs, stairs, columns, beams, roof,
windows & doors (excluding handles). No surface finishes will be defined and walls will be
presented as generic wall types i.e. generic 350mm wall. Overall presentation will be similar
to a 1:200 survey. Deliverable format options include *.rvt, *.ifc.
Level 4.0 – 1:100 3D BIM Detailed Model An Intelligent 3D model featuring walls, floor slabs, ceiling slabs, stairs, columns, beams, roof,
windows & doors (excluding handles), railings, architectural details & fixtures (architectural
details & fixtures as generic objects). No surface finishes will be defined and walls will be
presented as generic wall types i.e. generic 350mm wall. Overall presentation will be similar
to a 1:100 survey. Deliverable format options include *.rvt, *.ifc.
