If you have opened to the first page of this brochure you should be contemplating a

project partnership with Black Dog Construction. And the high percentage of

construction bid submissions we have been awarded along with the 100% project

completion rate of our team should give you assurances that you are on the right

track.

But lets us try to erase any doubts you may have carried into this process, doubts

caused by budget overruns in previous projects with other firms, a lack of expertise in

dealing with complexities in the development process or even working with a firm

that does not understand or take the time to understand your specific view of the

project at hand.

Black Dog possesses over 50 years of top management experience in every phase of

the construction process. And as you page through our list of successful project and

satisfied clients you will notice that almost every type of development challenge has

been met by our company. Whether it is government, private sector, individual

landlord or dynamic mixed-use high rise Black Dog has meet the needs and concept

of the project.

But there is even more to say, we are looking into the future needs of developers and

During the Construction Phase we are able to bring the project to life using the

groundwork established in the earlier phase while at the same time coordinating all

activities of the team. This emphasis on coordination will allow for quick interpretation

Integrated Design Whenever possible, we approach a construction project as a collaborative process; with the whole team--architect, engineer, owner, sub-contractor working together and coordinating everyone's responsibilities, integrated design makes all of the building systems work together.

Adept at Deconstruction We see the value of a used material as a product or commodity, not as a waste. Deconstruction describes the process of selective dismantling or removal of materials from buildings before or instead of demolition. Reuse and recycling examples include electrical and plumbing fixtures that are reused; steel, copper, and lumber that are reused or recycled; wood flooring that is remilled; and doors and windows that are refinished for use in new construction. For example, using doors as a bar or the architectural artifacts in unusually places.

CASE STUDY: THE PEARL

The Pearl is a 9-story, 100 unit residential condominium located in Staten Island, NY. The building is comprised of approximately 167,000 gross sq. ft., along with surface parking for 120 vehicles. The 8th and 9th floors are penthouse units. This property is located within the Bay Street Landing Residential Complex situated in the heart of St. George - Staten Island’s gateway to and from New York City. Bay Street Landing, a residential waterfront community, consists of approximately 12 acres and is situated on the north shore of Staten Island. It fronts on a landscaped waterfront promenade that is approximately 1,000 feet south of the Staten Island Ferry Terminal.

The Challenges The Pearl lay dormant for close to 10 years due to changes in the economic state and the inability of larger development companies to get a handle on the local market. The Pearl was the last of 4 warehouse complexes to be renovated into residential loft units.

The Result We obtained all the necessary approvals, successfully completed the interior fit-out, and then sold the approved project to a Brooklyn developer.

CASE STUDY: LIBERTY HOUSE

The Result This abandoned shell became Liberty House Restaurant, a 14,000 square foot restaurant and catering facility surrounded by 16,000 square feet of patio space, tented pavilions and English Gardens. A focal point upon entering Liberty House is an irregularly shaped, seven-sided bar which juts into the dining room; its metal accents were hand-crafted by BDC crew members. BDC used natural stone for flooring and polished steel to create the wine rack, which is housed and displayed in the staircase. The second floor Grand Ballroom has a cathedral ceiling, panoramic views and wrap around terrace.

The Challenges This failed project was turned over to BDC with only structural steel and underground plumbing completed. We quickly evaluated the existing sub-contractors and their contracts and made tough decisions on how and with whom we would proceed. Our expertise in restaurant construction allowed us to move on many fronts immediately from the start and had the building operational within eight months.

CASE STUDY: THE SPICE FACTORY

The Result

The abandoned warehouse was completely transformed into 50,000 square feet of high tech offices. The Town of Flemington was so enthusiastic that the building was remodeled, as opposed to demolishing and re-building from the ground up, that they required all new construction in the area to reflect the Spice Factory design.

The Challenges

Working with its structural engineer, BDC was able to remove 50% of the support columns in a cost effective and secure manner. If these beams could not be removed effectively, the adaptive reuse of the building would never have happened. The columns that required removal had a section cored to allow a new beam to pass through and be connected while it acted as shoring before it was removed.

CASE STUDY:

HOBOKEN-NORTH HUDSON YMCA

The Result

A renovated and modern YMCA facility that will further expand its programs and services to the

Hoboken, NJ community.

The Challenges

Design and build 96 units of single occupancy rooms within an 80 year old facility. Scope includes: adding a fifth floor to an existing 3½ story building, all construction on floors 3, 4, and, the new fifth floor, electrical, plumbing, HVAC, general construction, elevators, stairwells, fire alarms, etc.

CASE STUDY: BEARDSWORTH CONSULTING

The Result

We think the tenant says it best… Quote from Beardsworth’s Website…..

“Beardsworth is not your average CRO and neither is our new expanded facility!” ”Our offices are now in the historic Spice Factory in Flemington, NJ. Fifteen foot ceilings and exposed brick walls give a SOHO-style feeling to our unique space.”

The Challenges

Honestly, there were no challenges on this project which made for a seamless, quick

build-out, something the tenant appreciated.

CASE STUDY: LANDMARK DEVELOPERS The Challenges This project posed many challenges, including environment and construction barriers associated with converting this old warehouse into a safe office environment. The project also consisted of nine connected buildings all built with different methods of construction. The overall design called for a contrast between the old industrial warehouse and new, modern elements, and extensive select demolition with on-site structural steel fabrications. Lastly, it also required us building a new street, sewer system, streetscapes and parking lot, necessitating working extensively with City, State and Government officials. BDC took this project through site-plan approval including variances and oversaw the collaborative coordination between architect and engineer with the owner and tenant. The Result The modern elements on the exterior replaced the wood frame and cinder block construction, resulting in an overall look that combines historic brick and modern steel and glass. The building has had an aesthetic and emotional impact on the neighborhood that embodies the area’s developing future.

CASE STUDY:

LUNDY BROS. RESTAURANT

The Challenges

The interior was designed by award-winning Architect, Peter Niemetz of Niemetz Design Group and encompassed many of the original finishes along with some new and exciting features. The interior construction had to be built according to the strict codes of the National Landmarks Association. To accomplish this, the scope of the work required utilizing a team of master craftsman, experienced in stain glass making, terrazzo stone work, woodcarving and artistic steel. Our network of vendors allowed us to quickly source these craftsmen as well as the materials they required.

The Result

The result was phenomenal. Vaguely Spanish in style with stucco walls, a red-tiled roof, and striped red and white awnings, the Lundy's building still sprawls over an entire block. Inside is a large open dining room dominated by a central, sunken table-filled expanse, a 70’ open kitchen, a central bar and wine rack brings back the nostalgia of this renowned restaurant.

CASE STUDY: STONE HOUSE AT STIRLING RIDGE

The Challenges

Doubling the size of the foyer to include an oversized fireplace and seating area. The ceiling height in the Pre-function room entrance had to be lifted to 20’. The existing space has not housed a restaurant for over 10 years and part of the overall remodeling of this property included the reinstatement of a restaurant on the property. All of the architectural steel was fashioned by BDC on site along with all the artistic concrete elements.

The Result

The venue has now been renovated into a 28,000 square foot “urban manor”, boasting 16’ ceilings, floor to ceiling glass walls and doors, exposed beams, large scale custom light fixtures, stone walls and floors, and highly stylized design. Stone House at Stirling Ridge radiates country elegance and luxury. With dramatic large-scale California Craftsman-style lodge aesthetics, the overall design embodies an underlying Eastern flare incorporating the Chinese Five Elements; wood, fire, earth, metal and water.

CASE STUDY: CRIMSON BEECH

The Challenges

Due to it landmark status, very strict guidelines set by the Historical Society were followed during the extensive restoration and renovation after 45 years or minimal upkeep and neglect. The restoration included repair and replacement of interior and exterior woodwork, installation of historic metal roofing, replacement of all utility services, reinstatement of decayed and faulty terraces and patios and the complete renovation of the pool and pool area.

The Result

This historic treasure and the only Frank Lloyd Wright House in the Metropolitan area has been reclaimed and brought back to its original stature and glory.

CASE STUDY: LEGENDS SALON

The Result

The end result was a state-of-the-art Salon and Health Spa with a hint of the industrial architecture adding a special flair. The first floor houses a beauty salon and the second floor and loft, which was another addition to the renovation, features a health spa and massage center.

The Challenges

The renovation included a complete interior demolition, leaving only the interior brick walls exposed. Adding a new electrical plumbing and HVAC system and the addition of a loft, this project really began to take shape. A very unique feature of this project was restoring two antique water towers on the roof of the building

CASE STUDY: SENIOR SPIRIT OF JERSEY CITY

CONTAC

The Challenges

Having built six facilities prior to this, BDC has become quite the expert in building adult medical day care centers and this expertise was invaluable to the client. The space needed to be open, safe and invigorating for the seniors who attended the centers. BDC removed walls, added ornate archways, decorative columns made with corkboard to display photos and arts and crafts; we incorporated protective coverings on corners for safety, added decorative colors and schemes to the flooring for aesthetics but also to define safe walkways within the “Great Room”. We brought in natural light via the inclusion of skylights, and just for fun, we designed, built and installed a performance stage and an old-fashioned with modern twists ice-cream parlor bar.

The Result

A truly, one-of-a-kind facility that is unmatched within the surrounding Hudson County area. The client consistently received compliments and rave reviews for the décor, safety and unique features that enthuse and stimulate the seniors that attend the center. It has become a model for other centers and we are consistently sought out to build other centers.

CASE STUDY: AMERICAN PARK RESTAURANT

The Challenges The site plan required extensive excavation and the creation of a much larger building than had previously occupied the location. These plans were complicated by the fact that the building sat on the small tunnel that connects cars to the FDR Drive when leaving the Brooklyn Battery Tunnel. BDC was awarded the project because of their creative approach to managing the project. We shortened the approval and permitting time by 50% by keeping intact two (2) walls of the existing

building.

The Result A sophisticated yet comfortable atmosphere, reminiscent of an Urban Lodge. The Main Dining Room and Fine Dining Patio is the ultimate in waterside dining, offering spectacular views of the New York Harbor, Statue of Liberty, Ellis Island and Governor’s Island. The second floor banquet room has floor to ceiling windows on the three sides offering guests panoramic views and also features a large stone fireplace.

CASE STUDY: STAGE LEFT RESTAURANT

The Challenges

We worked on an extremely tight time line, having all new equipment, millwork, and furnishings staged at our warehouse. Hours before the restaurant closed for renovations, the BDC Team assembled outside with everything necessary to complete the project over the next 10 days, which necessitated working double shifts.

The Result

On the eleventh day the redesigned and refurbished rooms were used for a special event. Both the renovations and the party was a success and Stage Left continues to receive rave reviews not only for its food, but for the design and ambiance it boasts.

CASE STUDY: THE RYLAND INN First opened as a stage coach stop in the 18th century, the Ryland Inn is a part of the rich history of New Jersey. The main house is the property’s full service four star restaurant, attached to it, a new building was constructed, and that gives a nod to the rest of the historical architecture.

The Challenges

Preserving the character and historical pieces of the property while designing it for the modern world.

The Result

The re-opening of The Ryland Inn restaurant in 2012 gained much attention, as a centerpiece of New Jersey history was restored to its former glory and moreover was improved. Phase II of construction included the construction of a magnificent ballroom for events and weddings that was completed in early 2014.

IN PROGRESS: HOTEL DU VILLAGE A historical building located in the quaint town of Solebury, PA, Hotel Du Village right next to New Hope, PA is a local institution. Most recently known for fine French fare and a boutique inn and event space, the property is being transformed into a fully renovated catering hall featuring two event spaces and a boutique hotel complete with outdoor patios and gardens overlooking the river.

The Challenges

Preserving the character and historical pieces of the property while designing it for the modern world.

The Result

The re-opening of Hotel Du Village will be early in 2014.

IN PROGRESS: NORTH RIVER HOUSE The North River House located in Jersey City will be a brand new restaurant 40,000 square foot restaurant, catering hall and rooftop bar complete with unbelievable views of the New York City skyline.

The Challenges

To restore and rehabilitate the existing structure damaged by Hurricane Sandy while integrating modern materials and architectural features to blend into the building

CASE STUDY: COURIER NEWS BUILDING This historical building located in heart of the North Avenue Historic District in Plainfield, NJ was the previous offices and printing press for the Courier Newspaper. The property was not maintained was in poor condition before Black Dog Construction started the rehabilitation of the property in 2011.

The Challenges

Preserving the character and historical pieces of the property in accordance with Plainfield’s historic guideline while designing it for the modern world.

The Result

A historic renovation of the property resulting in a mixed use building with a new ground floor restaurant and 8 loft style apartments with original ornate details, 15 foot high ceilings, oversized windows and modern amenities.

IN PROGRESS: ART LOFTS The art lofts building will be the first new building in the North Avenue in over 20 years. Located on a former site of a vacant building, the building will feature over 4,000 square feet of ground floor commercial space and 20 two bedroom loft style units. The new modern units are located adjacent to the North Avenue train station and will further bolster redevelopment and the transit oriented pedestrian feel of the neighborhood.

IN PROGRESS: GAVETT PLACE This project will rehabilitate the existing historic structure to strengthen and restore its historic features while providing modern amenities. Gavett Place will have 2,400 square feet of ground floor commercial with 12 new two bedroom units. The project is located in the North Avenue Historic District a vibrant mixed use transit oriented community.

The Challenges

For this project, the building interior had been exposed to the elements. Therefore it was imperative that we secure and enclose the structure before starting rehabilitation.

The Result

Expected completion 2015.
