    Shortage of property listings

    challenges agents ethics

    Wevepreviouslyreported that thisyear

    has seen a significant drop in the num-

    bers of properties listed for sale in the

    mid-to-lower price ranges not just in

    the Helderberg area, but across most

    markets in South Africa.

    Thisisgenerallygoodnewsforproper-

    ty owners in thisprice rangeas itmeans

    that buyers dont have the luxury of

    choice and need to be competitive with

    theiroffers, lesttheyloseoutontheprop-

    erty they want to another buyer.

    The low levels of stock and the strong-

    er buyer demandmeans that prices gen-

    erally increase in these price ranges,

    which is great for property owners.

    The problem is that buyer demand

    hasnt decreased. In fact, in the certain

    pricerangesbuyerdemandisincreasing

    steadily. Estate agents need listings to

    sell, and so, sadly, in some cases their

    ethics arent what theyre supposed to

    be.

    If youre a seller, here are some tips

    on how to avoid being pressed into list-

    ingyourpropertybeforeyouhaveall the

    facts to make an informed decision:

    1. Call in three agents, not just one.

    You can only select the best agent for

    yourself if you can make an informed

    comparison.

    2. Ask the agent what they are going

    to do for you thats different or better

    than what other agents offer.

    3. Ask the agent what strategies they

    are going to employ to get your property

    sold for the most money. If theyre not

    sure what youre talking about, then

    speak to someone who is.

    4. Ask the agency what their track

    record is. You should only list with a

    companythatcanprovetheyknowwhat

    theyre doing. Talk is cheap.

    5. The lowest commission is usually

    not the best option for you.Whynot? Its

    nothowmuchyou

    pay thats impor-

    tant, its what you

    get nett in your

    pocket. Usually a

    low commission

    means there is

    poor marketing.

    Poormarketing is

    a sure way to

    guaranteeyousell

    for less than you

    should.

    6. Find outwhat is guaranteed. In oth-

    er words, how can you be sure you will

    receive the marketing and service that

    is promised? Only a specific, written

    marketingplanandservicepromisecan

    give you the assurance that youwill get

    what you are promised.

    7. In the sole mandate form, is there

    a clause thatwill allowyou to cancel the

    mandate if the agent doesnt deliver on

    their marketing promise? If not, you

    could be tied to a mandate with no re-

    course if they fail to deliver.

    8. Beware of agentswho rundown the

    opposition. Usually its their only tactic

    to impress you, and thats notwhats go-

    ing to get you the highest price.

    9. Dont be bullied. Its your property.

    There is a lot ofmoney at stakehere and

    you have every right to be comfortable

    with your choice.

    10. This is not an emotional choice.

    Yes, you do need to listen to your gut-

    feel. But you need to choose an agent

    who can convince youwith fact and not

    wow you with fiction.

    with buyers including parents

    buying for their student chil-

    dren, professionals working in

    the town, and investors wanting

    to capitalise on the high demand

    R3,35million, inclusive of VAT.

    Options include studio units,

    one-, two- and three-bedroomed

    It is anticipated that building

    Road test: Renaults dynamicMeganeGT

    Renault has in the past couple

    of years had great success with

    newcomers suchas the reliable

    Sandero and family-friendly

    Duster.

    If you take a look at their sales

    figures, they paint a pretty im-

    pressive picture. Renault South

    Africa sells the newClio 4, Duster

    and Sandero by the hundreds

    each month.

    Why is this, why the sudden

    change of heart by South African

    consumers? I could think of a cou-

    ple of reasons. Firstly, the French

    manufacturer offers almost un-

    beatable value for money. They

    also offer better service plans and

    warranties that were previously

    only seen onmore expensive Ger-

    man cars.

    If you are a motor enthusiast,

    it should be no surprise then that

    Renault produces some of the

    worlds finest driver-orientated

    cars. Names that jump tomind in-

    clude the terrific littleClioRSand

    the insane Megane RS.

    Having sampled both of these

    offerings, the prospect of testing

    a facelifted Megane was keenly

    anticipated.

    Although this new facelifted

    Meganewas not adornedwith the

    marvellous RS badges, it was still

    no slow-poke hatchback. The en-

    gineers at Renault saw the oppor-

    tunity to create a truly sporty

    family hatchback. Enter theMeg-

    ane GT.

    Lets start off with the biggest

    differences that set this GT apart

    from itsRS sibling. TheGTmakes

    loads more sense to use as a prop-

    er family hatchback. The addi-

    tion of two extra doors and a gen-

    erous boot makes this a practical

    car.

    Take a seat behind the steering

    wheel and you are greeted by a fa-

    miliar Renault interior. Not

    much has changed on the inside.

    The large dashboard-mounted

    LCD-screen is still a nice touch to

    an otherwise understated interi-

    or. Themultimedia system, satel-

    lite navigation and loads more is

    controlled by a central turn

    switch located beneath the gear-

    lever. The GT has wonderfully

    supportive, heated seats. They of-

    fer good all-round support and

    taking a long distance trip

    wouldnt wear the driver down.

    At the back, the rear legroom

    is just about adequate if you have

    taller passengers utilising them.

    Theboot is a generous 405F. Being

    a GT, it has a whole host of fea-

    tures as standard. The front and

    rear park-assist works a charm,

    while the chunky 18 wheels look

    the sporty part.

    This GT is powered by a two-li-

    tre four-cylinder petrol turbo-

    charged mill producing a useful

    162 kWand 340 Nm.These figures

    suggest that the GT should be

    compared to hot hatches such as

    the BMW 125i, or Golfs brilliant

    GTi. But you would be wrong if

    you thought those are its adver-

    saries. Although it has roughly

    the same power as a Golf GTi, it

    costs close toR70 000 less. (TheGT

    retails forR329 990).Thanks to the

    punchy engine, it leaps from 0-

    100 km/h in a decent 7,6 seconds,

    while the engine runs out of puff

    at 240 km/h.Pairedwitha6-speed

    manual transmission, Renault

    claims 7,5 F/100 km. My average

    figures after three days behind

    the wheel were closer to

    9 F/100 km, which in all fairness

    is still not that bad if you consider

    how the GT performs.

    Driving the Megane GT was al-

    ways going to be fun. With its

    fiery RS siblings images still

    fresh inmymemory, I went about

    my usual antics to test the GTs

    ability to handle sharp turns. You

    do miss the limited slip differen-

    tial if you start to poke it with a

    stick. Other than that, I was

    pleasedwith how direct the steer-

    ing felt. Even without the previ-

    ously mentioned aids, the Meg-

    ane still grabs each corner by the

    horns and shows it a clean pair

    of heels when exiting.

    The GTs aimed at the youthful

    family man or woman who wants

    that something extra from their

    hatchback. A big boot, decent

    rear legroom and striking looks,

    the Megane GT should surely be

    on your shopping list.

    Standard with this Megane is a

    5 year/90 000 km service plan and

    a 5 year/150 000 km warranty.

    The latest GT is by no means docile. With proper grippy tyres and a good looking front end, you are bound

    year KTM will add to

    its Adventure range

    and take it even fur-

    ther with the new

    KTM 1290 Super Ad-

    venture. As its name

    suggests, the 1290

    builds on the current

    1190 Adventure. The

    Super Adventure fea-

    tures a bigger engine

    to increase power

    and torque. An unu-

    sually large fuel tank

    will mean longer in-

    tervals before the

    need to stop; perfect

    for when the journey is long or so addictive that the rider just doesnt need or want

    to get off the saddle. As with the 1190, the Super Adventure will feature the pio-

    neering Motorcycle Stability Control (MSC) system. More details will be announced

    when the 1290 Super Adventure is officially launched at Intermot show in Cologne,

    It just happened again. Motor-

    ing journalistsarenot infallible

    and for the third time in my ca-

    reer I made a slightly hugemis-

    take. The first one involved a

    hidden Honda CD player, my

    secondblunderwasmistakinga

    Jeeps engine and this newest

    one follows that tradition with

    the Mercedes-Benz ML400

    4Matic.

    Most of us can recite power out-

    puts and airbag counts of almost

    every car in the market and even

    haveagoodideawhattheycost.We

    also have to keep upwith constant

    specification and technology up-

    dates; which is why I thought my

    ML400 press car had the same en-

    gine as an S400 Hybrid.

    ForthebetterpartofaweekIwas

    happily motoring around and tell-

    ing people about the 3.5 F petrol V6

    with a small electric helper motor.

    I even took delight in its low-end

    power and demonstrated it to quite

    a few friends until one of them

    smiled at me and asked, Are you

    sure?

    Surely it should have a Hybrid

    badge on the back he alleged, en-

    couraging me to open the bonnet.

    Lo and behold, instead of finding

    added electricity beside the V6, we

    discovered two turbochargers

    smiling back at us. Whoops. Any

    new ML400 is, in fact, powered by

    Mercedes new 2 996cc twin-turbo

    petrol V6.

    It uses the latest tech for added

    efficiency (EU6 emissions stand-

    ard) and decent power outputs of

    245 kW or 480 Nm, which arent a

    huge jumpover the previous, natu-

    rally-aspirated 3.5 Fs V6 figures of

    225 kWand370 Nm.Thatmeansthe

    newmotor is relatively unstressed

    andprobablygoodforupwardstun-

    ing.

    Thanks to Mercs smooth 7G-

    Tronic (seven-speed) automatic

    gearbox with start/stop function,

    claimed average consumption is

    roughly the same at 8,8 F/100 km

    while top speed increases by

    12 km/h to 247 km/h and its 0-

    100 km/hsprinttimedropsafull1.5

    seconds to 6.1 our GPS confirmed

    a best of 6,6 seconds.

    The biggest difference is extra

    oomph at low and medium engine

    speeds,whichdidnt just fool yours

    truly into thinking its a hybrid.

    Feed it even more petrol and the

    ML400 emits a muffled yet meaty

    V6 roar with noticeable gaps dur-

    ing up-shifts. These are purely

    acoustic though, notmotion ormo-

    mentum based.

    This ties in nicely with the gen-

    tle giant character of this new M-

    Class. Feedback from the electric

    steering and optional Airmatic air

    suspension is vague but oh-so

    smooth, even Sport mode offers ac-

    ceptable ride comfort and the big

    wheels (18 to 21-inchwheels availa-

    ble) offer a modicum of off-road

    competence.

    TheML400 features lotsof safety,

    luxury and convenience items

    such as powered, fully adjustable

    front seats for teasing Granny as

    she enters the car. Someof the real-

    ly trick technology is optional and

    most of it is available in neatly or-

    ganisedpackages; ofwhichour test

    car had a few!

    An intelligent all-wheel-drive

    system helps in treacherous condi-

    tions and we could select off-road

    mode, raised ride height (standard

    202 mm) and hill descent assist

    frombuttons on the central tunnel.

    Here youll also find heated or

    cooled cup holders (with matching

    illumination) since the gear lever

    moved to the steering column.

    Other extras were the full CO-

    MAND Online satnav system

    (R23 500) with Harman/Kardon

    surround sound (R12 200), a pano-

    ramic roof (R18 500) and heated

    front seats (R4 000). These toys

    arent essential and you had best

    visit your nearest Mercedes-Benz

    dealer to see what else is available.

    Theyll probably tempt you with

    the myriad of colour, trim and

    wheel options but the real reason

    youshouldgois for thiscarsexcep-

    tional space, comfort and smooth-

    ness. Even tall adults will find

    abundant space in all seats and the

    cargo area can extend from 551 to

    an impressive 2 010 F.

    It wouldve been great if theML

    range came with seven seats but

    that would spoil its attractive pro-

    portions and modern lines, never

    mind the overall size. Should you

    need something even bigger, Mer-

    cedes-Benz is happy to oblige with

    its super-size GL.

    Starting price for an ML400

    4Matic BlueEfficiency is R849 252,

    which includes a full Premium-

    Drive six-year/100 000 km mainte-

    nance plan. And remember, that

    newtwin-turboengineissosmooth

    that itll fool just about anyone into

    thinking its a mild hybrid.
