Executive Summary

“Villa Bottini” is a 16 th century property situated in a unique location: the “Lucchesia” (the countryside near the city of Lucca).This renovation project aims to create a high level resort aimed at relaxation and appreciation of the historical and artistic towns nearby, as well as imposing old villas.This exclusive development will be provided with valuable finishing touches. It is particularly aimed at lovers of natural beauty in a strategic area, a few kilometres from the beaches of Versilia, the termal springs of Montecatini and near the fantastic art towns of northern Tuscany.

The residence, a few kilometres from Lucca, consists of 3 buildings, described below, giving a total of 3270 square metres set in about 20,000 square metres of established parkland. The property includes agricultural ground of 110,000 square metres which can be turned into a local IGT vineyard and olive trees. It will become even more attractive after the following work:

- renovation of a prestigious old 16 th century villa in Lucchesia, where particular attention will be paid to preserving the frescos. The villa is located at the top of a small hill and will be the centre of a resort which is renowned in the region for the avenue of centuries-old cypresses that go the whole length of the property from north to south (the region of Lucchesia is famous throughout the world for its wonderful ancient villas).The villa has a surface area of 1285 square metres and is composed of 3 floors plus a covered roof-terrace. (The” Altana “is a roof-top construction typical of the period). The villa is immersed in a centuries-old park of about 10,000 square metres and in addition 11 ha. of agricultural land for a doc regional vineyard . There is a little church in the centuries-old park.

- renovation of 2 old buildings situated near the villa: a former farmhouse and an old distillery with a total surface area of approx. 2.000 square metres. These two buildings are in the 10,000 square metres of century-old park which is shared with the Villa.

These buildings can be developed into luxury flats of various sizes (depending on request) from 11 (actual project) to 17.

The entire property consists of 13 hectares.

Location: 14 kilometres from thermal springs and from Montecatini golf course, 30 kilometres from the sea and the Versilia golf course, 70 kilometres from the Abetone ski resort, 25 kilometres from the international airport and the historic centre of Pisa, 5 kilometres from local airport of Tassignano and from the A11 (Fi-mare) motorway.

The attraction of the Lucca area

The steady increase of tourism since 1995, is as a result of the attractions of the Lucca area. Over the last ten years, the increase has been 34,5%, above the national rate, overcoming the critical phase of 11 September. Foreign tourists account for about 36% of the total which is very interesting with regard to this project.

Compared with Versilia, which offers an exclusive beach“ product”, with a slow rate of increase, the APT of Lucca has discovered some new tourist targets that would provide quicker growth.

Lucca is an important art town, like Florence, Pisa or Siena, and, over the last 10 years, has been discovered by all those tourists who love art and nature. It is in great demand for its culture, work and business.

The country around Lucca

Recently villas and farm-houses have been in great demand in the foreign market.

The target is medium-high and high. The priorities are comfort, relaxation, art, rural tradition, the beauties of nature and the particularly mild climate of the area.

The demand goes from farm holidays to residences, to house holidays, to hotels.

These can all be found in this area, so foreign demand can be satisfied which results in a positive and professional image all over the world.

This image is of a wonderful place with many traditions and typical agricultural products.

In short this supply is similar to the Chianti region but with newer and greater opportunities.

Mountains

This area has an extensive mountainous area.

The mountain of this region is large and nearby Massa Carrara (white marble quarry). Tourism is open to development, because the beauty of Garfagnana and Apuane with their little, magical villages, is not yet been well known by the international market.

In all the flats the walls of all bathrooms are covered entirely with Carrara marble.

TIME SCALEAt present we have already reinforced the Villa and we are restoring the frescos on the ceilings.

Within two months we must start with the rest of the program. At the moment it is still possible to adapt the project according to the needs of potential customers. Possibility for a customer developer or exclusive tailor-made restoration for Top Clients.
