Introduction Imagine going to a place where photographers, videographers, hair & makeup

artists, writers, producers, music producers, audio engineers, song writers,

visual artists, casting agents, talent agencies and production companies all co-

exist and work together. This is Brown Lane Studios.

Event Space The studio hosts many events

including music release

parties, photo meet ups,

casting calls, script reads,

concerts, holiday parties and just about any other event you can think

of. Most events cost just a fraction of other event venues all in the

spirit of providing opportunity.

In addition to paid events the studio hosts many of the areas industry

mixers and meetups including the Dallas Screenwriters Association.

Equipment Rental The studio offers a wide variety of equipment that may be rented

while on site. Following the lead of our studios a deposit or credit card

is not required to rent equipment. This is accomplished by keeping the

equipment on site at all times and monitored by studio staff. This

process keeps risk to a minimum and allows us to keep rental rates

low.

Food Service The studio features

a café stocked with

a variety of drinks,

coffee, snacks and

food service items.

We offer craft

services for larger

shoots and events

and feature a

custom designed

menu of upscale cuisine.

Brown Lane Studios is a multi-use media facility located in Dallas, Texas. The facility offers both private and

public video, photography and music studios for rent by the general public. Private studios, known as “Studio

Suites” may be leased in 6 month increments and public studios may be rented hourly or daily. The studio is

currently home to more than 50 companies and individuals focused on the arts.

The studio currently has a private

studio inventory of 47 units and a

public inventory of 7 units. Private

studio suites come in 3 flavors. For

an explanation of available studio

suites please see private studio

descriptions later in this document.

The facility offers guests and

“residents” a variety of amenities

such as: multiple conference rooms,

6 lounges, café, concierge, 2 wash

stations, free WIFI, 24 hour access

to private studio suites, equipment

rental, event space and free studio

time.

The purpose of the studio is 2 fold: 1) Provide an affordable, upscale environment that fosters creativity and

collaboration and 2) provide the public with affordable, clean, well equipped studios that eliminate the typical

barriers to entry that most studios

present.

The studio is staffed Monday thru

Saturday 8:00 am – 10:00 pm and

Sunday from 10:00 am – 6:00 pm.

The studio currently hosts between

200 and 500 people every week for

many media related activities

including photo shoots, video shoots

of all types, casting calls, meetings

and events.

Brown Lane Studios will become the

gold standard for media facilities in

the southwest.

Private Studio Suites The studio currently has 47 rentable studio suite units

with space to build 10 to 15 more units. Our studio

suites offer residents an unprecedented opportunity to

grow their business. These units are affordable, well

equipped, professional and present well to our

resident’s clients. Walk the halls of this facility and you

will instantly understand the power of this studio.

There is a real sense of community here and it’s

obvious at every turn.

A resident will receive studio credit equal to the value

of their lease rounded up to the nearest $100.00.

Residents may use their credit instead of paying cash or

credit for studio rentals.

The studio is currently at 100% occupancy and has

remained there since the private suites were opened.

We are currently planning on building 9 more private

recording studios and have commitments for those as

well. We currently have a waiting list for those that

wish to rent monthly.

Public Studios Our public studios may be rented by the hour, half day or full day. We do not require an insurance rider like other

studios and our studios may be reserved on-line even the day of. All that’s required to rent is a $20 non-refundable

deposit. The depot requirement dramatically reduces the number of no shows. Lowering the barrier of entry has made

Brown Lane one of if not the most successful studios in Dallas.

Turnaround time is critical in this business and we have devoted 2 years to developing a coating system for our stages

that eliminates the need to repaint after every use like other studios.

The facility is home to 7 public studios including:

Life at Brown Lane Studios

History Brown Lane Studios was created in 2012 by J. Michael Brown. The original studio was just 110 sq. ft. and served as the

private audio recording studio for J. Michael. The building located at 1499 Regal Row has been the original, ever-

expanding, studio for Brown Lane. However, in the beginning, the building had long been forgotten, neglected, and in

dire need of renovation. Michael fixed up the small space and made it his recording home.

Over the next year J. Michael acquired more space and

added a lobby, a larger recording studio and

photo/video studio all while working a full time job as

a software architect.

As word of the fledging studio spread, business picked

up and J. Michael acquired even more space. This time

to add the first “Studio Suites”. These original six

studio suites are now $349 starter suites. The idea

was to provide a small office where the tenant would

work and do all other business related activities in

common areas of the studio. The new studio suites

were slow to lease and most sat empty.

In March of 2014 a massive 20,000 Sq. Ft. section of

the building became available. Despite the fact that

most of the new studio suites sat empty, J. Michael took a big risk and leased this section of the building. The building

was in very bad shape and needed hundreds of thousands of dollars in repairs and renovations.

Even though brand new studio suites sat empty down the hall, J. Michael decided to use the new section of building for

studio suites. Learning from the experience of the original studio suites, J. Michael made his new studio suites larger

and grouped them around common area entertainment themed lounges.

J. Michael began giving tours of the facility as renovations took place. J. Michael shared his vision for the space and as a

result had a vast majority of the building leased in a matter of weeks.

Many of our residents paid first and last month’s rent months in advance just to secure a spot in the new studio!

Today the studio is just under 30,000 sq. ft in size (and still growing) and has been completely renovated. Thousands of

people have visited the facility over the last three years such as NBC Universal, Emit Smith of the Dallas Cowboys,

Rapper Mike Jones, Rick Carlisle, head coach of the Dallas Mavericks, J. Hilburn Men’s Clothier, TLC, Rapper Rick Ross,

Willam from Ru Paul’s Drag Race, The CW and countless others.

How we did it

The Facility Our goal was to create spaces that transport you to areas responsible for

creating the world’s media - like Hollywood and New York. We’ve used

authentic mid-century furnishings in our main lobby and conference rooms

paired with photos of old Hollywood. We’ve installed a massive mural of New

York in our New York Lounge complimented by an authentic 1932 Kimball grand

piano and 14 foot ceilings for a loft feel.

Every piece of art, every

photo and amenity was

carefully crafted to inspire our residents and guests.

We’ve spent 2 years and tens of thousands of dollars developing a proprietary

coating system for our stage surfaces. Our coating system eliminates the need

for painting after each use and does not interfere with photo and video

camera equipment. This attention to detail insures a perfect shoot every time.

Our coating system allows us to turn a studio in minutes instead of hours

greatly increasing the number of rentals in a given day.

Studio Rental Rates and Rental Process Unlike most studios we don’t require an insurance rider or large deposit to use our facilities. Our commercial studios

may be booked online at any time, even the day of. All we require is a $20 non-refundable deposit to reserve any of our

studios. This strategy makes the facility accessible to anyone at any time.

Any of our commercial studios regardless of size may be rented for $55 per hour making Brown Lane among the most

affordable studios anywhere. Keeping our rates low insures that anyone with a desire to produce great media has an

opportunity to do so.

Private Studio Leasing If you’ve ever tried to lease commercial space then you know how

difficult it can be, especially if you’re just starting out. The entire

reason for our studio is to give people opportunities that they

otherwise would not have, including the dream of having their very

own studio.

Our private studios are available in 3 flavors: recording, photo/video

and office studio suite. Our recording studios are all new and

designed from the ground up to be a recording studio.

We’ve made it easy and affordable for just about anyone to lease their

own studio. Our studio rental rates start at just $349 a month for a

starter space up to $1400 a month for a premium studio suite. It’s

easy to qualify and we don’t check credit. Credit is established by

paying rent on time every month. Each new tenant starts out on a six

month lease which may be extended if there are fewer than 3 late

payments.

Every tenant that leases receives free studio time, free

coffee, 24 hour facility access, wireless printers, fax

machines and our concierge service. Our free studio time

incentive is an industry first and based on the total rent

collected for the life of the lease.

Our Future, Past and You.

The future is incredibly bright for Brown Lane thanks to

the sacrifices of so many such as Brown Lane’s founder, J.

Michael Brown, the residents, and the thousands of

visitors, new and returning. Without these individuals

Brown Lane would cease to exist. However, we

increasingly see interested parties invested in vision.

A vision made possible by all those that believed in the

concept, willed into place by J. Michael Brown. So many

said it couldn’t be done. Not enough money. No

demand. Your prices are too low. And the list goes on

and on. The vision became a reality and shows no signs

of stopping.

boutique recording studios, pay off 2 loans made by

personal friends of J. Michael Brown and provide funds

for various projects around the studio.

Each of our brand new phase II recording studios have been pre-leased. In fact, if we had 200 we’d lease each and every

one, we just can’t build enough!
