Large secondary industrial occupiers are increasingly looking further afield and making the big shift to Bren- dale and surrounding suburbs to cater for their requirements. In a trio of recent leasing deals, industrial space totalling about 10,000sq m has been se- cured across properties at South Pine Rd, Brendale, Radon St, Narangba, and Nud- gee Rd, Banyo. The tenants include CSR, Computer Trans and a nation- al infrastructure group. CBRE’s Dan Munnich and Hugh Adnam were involved in negotiating the deals, which were struck at leasing rates of $100-$125/sq m net. Mr Munnich said the com- mitments reflected the trend of secondary occupiers being squeezed further out. Each of the tenants initially began seeking out premises in areas like Eagle Farm in Bris- bane’s northern airport pre- cinct but ended up in facilities in the burgeoning outer north. “That’s the common theme with these three deals,” Mr Munnich said. “Each user was able to sacri- fice their initial preferred lo- cation in order to secure a larger facility that would allow their business to run more efficiently. “And the flip side to all this is it’s creating opportunities for these outer northern areas. “There’s a whole new world emerging of industrial prop- erty up there. It’s becoming one of Brisbane’s premier in- dustrial areas “You’ve got big users like Aldi, ARB, Super Retail Group and Bunnings. They’re all up in those areas now.” Mr Adnam said the drift of secondary occupiers to the outer north had gained mo- mentum over the past six months. “Consistent feedback from each user related to the fact that each saw a need to be lo- cated within close proximity to major arterials and having good access for trucks to ma- noeuvre into each property as paramount,” he said. “Augusta Village is sur-rounded by six premium hous-

ing developments, includingthe prestigious Brookwater Es-tate, which is rapidly growingat approximately nine per centper annum,” he said.

“There is also a large dis-cretionary spend in AugustineHeights, with average incomes60 per cent higher than theBrisbane average.”
