On Your Radar: Project Watch with Becky

AUBURN HILLS - GOLF THEMED ENTERTAINMENT COMPLEX Topgolf is proposing the construction of a $12.5 million 65,000 square foot golf themed entertainment complex facility on a 16 acre site. It will include approximately 3,000 square feet of private event space and 102 climate controlled hitting bays that can host up to six players at one time. There will be 11 targets ranging from 20 to 240 yards away. Also planned is a dining area with 270 big screen televisions. A final decision will be made on the project by the Auburn Hills City Council on August 28th. If approved, construction will start soon after with an expected opening by Fall 2018.
KALAMAZOO COUNTY - BELLS BREWING CAPITAL IMPROVEMENT PROJECTS In July of this year, Bells Brewing announced their plans to invest $7 million into capital improvement projects. The projects include an addition of a pilot brewery and new specialty packaging line and other beer production related projects at the Comstock Brewery. At the downtown Kalamazoo location, there are plans to add a smaller pilot brewery adjacent to the Eccentric Cafe pub and restaurant. Other investment projects proposed include additional office space at the home office as well as a project to divert the waste related to brewing.
DURAND - PROPOSED MASSIVE MANUFACTURING FACILITY CALLED PROJECT TIM This proposed renewal energy development consists of a 24 million square foot manufacturing facility estimated at $4.5 to $5 billion along the I-69 corridor between Flint and Lansing at New Lothrop and Lansing roads. The company's name and industry is not being disclosed while the project is in the land acquisition phase. The developers are now in the later stages of due diligence and financial review.
ROMULUS, SHELBY TWP, AND LIVONIA - AMAZON REGIONAL FULFILLMENT CENTERS The Builders Exchange has been tracking news regarding regional fulfillment centers in Romulus, Shelby Township, and Livonia. The new regional fulfillment center warehouse facility at the former General Motors property in Livonia is almost complete. In Shelby Township, Hillwood Enterprises LP and Sterling Group are working together as a joint venture and are proposing the construction of a new one million square foot warehouse on the former Visteon Corporation site. The project is being called Project Millennium and it is expected that Amazon will be utilizing the warehouse. In Romulus, the Wayne County Aerotropolis is evaluating establishing a Local Development Financing Act to capture state and local funds to assist with the infrastructure improvements for the project. The location for the facility in Romulus has not yet been disclosed.
TECUMSEH - MIXED USE DEVELOPMENT CALLED REVIVAL COMMONS This proposed $70 million mixed use development is to include industrial, commercial, and residential buildings. The project received a $1 million grant and a $1 million loan from the Michigan Department of Environmental Quality for brownfield remediation. Demolition and cleanup of the site have started, however, site plans have not yet been submitted for the multi-phase planned unit redevelopment.

On July 24, we held our 61st Annual Golf Outing at Thornapple Pointe Golf Club with over 150 players participating. Excellence. Quality. Delivery. Schedules.
Performance. Safety. These topics are all at the
forefront of our conversations in today’s
commercial construction industry because this is
what owners are now demanding. I like to explain
it this way, “Owners today are just savvy enough
to be dangerous.” They can read your front-end
documents and tell you they don’t want this or
that in the budget (yet they want it delivered).
They all want crash-schedule delivery (well, that
term doesn’t really exist anymore, because
everything is now demanded at what was once
considered to be a “crash schedule” pace), yet
they want it done with excellence, top quality, on
time, and oh, by the way, safely. You smile, shake
their hands and say, “No problem!”, commit to
something you shouldn’t commit to, and then the
problems begin…
How do I know? Because I am one who is
in the trenches (literally and figuratively), trying
to help clean up the messes after the fact. I am a
safety and quality consultant to the construction
industry. Over the years, my work has evolved
into much more than simply “safety.” As a
construction company business owner, a
consultant, and an educator, I’ve pretty much seen
it all. Instead of trying to help fix messes (yes, I
will still help with this), I now focus on educating
construction companies on how to avoid them in
the first place. The goal is to always remain in a
proactive position, and never find ourselves in a
reactive position. By remaining proactive, we
remain in control. Of everything! If we lose
control, we will find ourselves in a reactive
position, which is never good. Someone can be
seriously injured or killed, or we might find
ourselves in trouble with regulatory agencies
(despite the recent 80% increase in fines, OSHA is

not our only regulatory concern. The EPA’s latest
rules also demand attention, and levy serious
fines for non-compliance), or we will lose
significant project profits simply due to poor
planning.
This is where safety comes in! Safety is not
difficult. It is simply about planning and process.
And it should be the very first topic we discuss. If
we don’t have a safe project, nothing else matters.
Safety should be the topic of discussion during
estimating and pre-con stages, because safety is
the one QA/QC metric that will determine the
rest. Over the next few months, I will explain
how and why a stellar safety management
system can be used to deliver consistently safe
projects, streamline your organization, and create
efficiencies in all areas. I know, keep laughing. But
those who work with me will attest to it! It’s a
proven, systematic approach that will give your
organization an edge over the competition, and
satisfy the most demanding of clients. These
processes will also help you learn which clients
you shouldn’t work with, and which projects you
should walk away from. Stay tuned, as we delve
into the steps for creating an excellent safety
management system that will in turn create an
excellent safety culture within your organization,
and will help streamline your organization into a
lean, mean, efficient machine!

OSHA revised its requirements for recording & submitting workplace injuries and illnesses.
It is now required that some of this information be submitted to OSHA electronically for
posting to the OSHA website if you have 20 or more employees.

If you’ve ever been involved in a Leadership in Energy and Environmental Design (LEED) building project, you may know that every couple of years LEED evolves. The standard changes as technologies are discovered and as the market adapts. The most recent version of LEED, Version 4.0, was introduced more than three years ago. Of the changes introduced with LEED V4, three of them are major and worth mentioning. First, the Integrative Process Credit,
which brings all of the project team members together instead of them operating independently, is now a prerequisite for Building Design and Construction. While this has always been encouraged in LEED, it has not been a requirement until now.
The second major change is the addition of a new category called Location and Transportation (LT). Some of the criteria might look familiar, and that’s because it came from the Sustainable Sites category. The benefit of LT is that it helps reduce vehicle use and development costs and makes it easier for occu-pants to find and use alternatives.
The third and most controversial major change with Version 4.0 is the required development of Environmental Product Declarations (EPD), Healthy Product Declarations (HPD) and Lifecycle Assessments (LCA), all of which are challenging and time consuming. LEED V4 has a stronger focus on material transparency which should ultimately increase understanding of the products being used in the building and create a positive effect on human health. Under Materials and Resources, a new prerequisite is Construction and Demolition Waste Management Planning.
LEED V4 also includes new market sectors that address the needs of specific building types: data centers, warehouse and distribution centers, existing school buildings are a few examples. While LEED is meant to be rigorous, it has really become a common language and platform across the world as LEED V4 has integrated the metric system and recognizes global standards such as ISO. LEED can now be found in over 140 countries and territories.
By Guest Columnist Renae Hesselink, LEED-AP BD+C West Michigan, specifically Grand Rapids has been a leader in the green building movement for almost twenty years. At one point, Grand Rapids held the title “most LEED buildings per capita,” but the title was short-lived due to other major cities across the U.S. embracing LEED.
So what’s the next opportunity for Michigan to lead the way in green buildings? The WELL Building Standard (WELL) may represent those future opportunities. Introduced in 2014, WELL is the first standard of its kind to focus solely on the health and wellness of building occupants. The WELL standard combines best practices in design and construction with evidence-based health and wellness interventions. It utilizes the built environment as a way to support human health, well-being and comfort. WELL identifies 100 performance metrics, design strategies, and policies
that can be implemented by owners, designers, engineers, contractors, managers and operators of a building. There are seven categories, each with numerous features such as: Air, Water, Nourishment, Light, Fitness, Comfort and Mind. In order to achieve WELL status, the space must undergo on-site assessment and performance testing by a third party.
Every green building story is really about the interconnectivity of people and human health and not just about energy and water conservation. So, my challenge to the Michigan design and construction industries is this: Let’s not become complacent. Let’s continue our leadership in the green building movement. Let’s construct a brighter future for Michigan.

Her active involvement in sustainability efforts has garnered recognition and awards including USGBC's Community Changemaker Volunteer Award.

Member Project Spotlight: GDK Construction Co.
Central Wesleyan Church is located at 446 West 40th Street, Holland. This church proclaims the gospel and is focused on creating a community of believers. Over 7,000 people attend Central weekly, on a campus that has grown to encompass over 100 acres. GDK Construction recently completed an $8.1M
addition and renovation project consisting of a 20,000 s.f. addition and 25,000 s.f. renovation. The new addition and renovation has enhanced the capabilities of Central to meet the needs of the youth and senior citizen worshippers. One of GDK’s challenges was to budget the project and provide value-engineering to fit within the church’s specified budget. The goal was to be good stewards of funds available while meeting all programmatic needs of this large regional church. GDK was
able to collaborate with the owner and architect to value-engineer the project and deliver the project under budget. Working in and around an occupied space while keeping safety a top priority was a daily focus. Proactive communication and the establishment of a detailed construction phasing plan allowed GDK to complete construction while working around
funerals, weddings, and worship services. GDK is proud to work as a construction manager in the West Michigan area. The opportunity to be part of a project that focuses on enriching the lives of the community is always a privilege, and we look forward to working with Central and other great clients with growing needs in the future.

The concert hall was designed by Frank Gehry, and underwent several difficulties throughout its construction, causing it to be finished 6 years later than planned and at
nearly double the original projected cost at $274 million. Nevertheless, the hall has become one of the most recognizable of Gehry’s designs, and has been featured in several blockbuster films.
The hall is the home of the Los Angeles Philharmonic, and also houses one of the most unique organs in the world. The instrument’s major pipes (some up to 32 feet long) are made of wood rather than metal, and curve up and out of the center of the stage. Congratulations to Stephen!
