Program Statement: This pre-turn-of-the-century building located in New Orleans’ Warehouse District utilizes the original, historic building façade while creating a modern, collaborative, and sustainable studio work space for an architectural firm. This building was one of the few structures designed by James Dakin, a preeminent 1800s architect, in New Orleans. The first floor is open to accommodate retail tenant space, while the upper two floors house the firm’s office. It features wood accented modern finishes, custom millwork and architectural lighting complementing the open floor plans of the office, studio and conference rooms. Interior glass walls at the front allow natural light to enter through to the interior offices, while a courtyard in the rear directs natural light to open studios and workspace. In keeping with the building’s historic and cultural past, the granite sills and masonry walls common to the Warehouse District were preserved, and exposed as architectural design elements.

Program Statement:

This pre-turn-of-the-century building located in New Orleans’Warehouse District utilizes the original, historic building façade whilecreating a modern, collaborative, and sustainable studio work spacefor an architectural firm. RR-150.03HISTORIC RESTORATION

Originally a three story building builtin 1846, the building was one of fewremaining structures designed byJames Dakin, a preeminent architectof the time. The property was firstowned by Rowland Redmond andsubsequently by the Royal BroomFactory.

For reasons unknown the buildingwas reduced to two stories shortlyafter the turn of the century. Thislowered façade was deemed thestructures period of significance bythe National Parks Service. Only thefirst-floor granite columns remain ofthe original 1846 building.

RR-150.04EXTENSIVE FAÇADE

RESTORATION

The building was most recentlyoccupied by Standard Supply andHardware, but sat vacant for severalyears prior to renovation. Due toneglect and inadequate structuralsupport the granite and masonryfaçade had begun to rotate out ofplumb, nearly 12 inches, requiringextensive reshoring.

Bracing the wall from the exterior,the façade was cut from its originalstructure and slowly hand crankedinto alignment.

RR-150.05FAÇADE RENOVATION

Lowering the ground floor windowsills and installing aluminumstorefront provides greater visibilityalong the street. The wood door andsidelights were replicated fromphotographic documentation, andserve as protected exits from therear of a tightly-bound site.

Historic tax credits were utilized torestore the masonry party walls,failing granite, and masonry façade.

RR-150.06THIRD FLOOR MEZZAINE

DAYLIGHTING

A third floor mezzanine, hidden fromthe view of the street at the rear ofthe building, was added to provideadditional square footage to thestudio space.

Daylighting from the street is filteredinto the inner most spaces, such asthe lobby, through full height glasswalls opposite the front façade.While the incorporation of acourtyard (lightwell) and the doubleheighted space of the mezzanine inthe back of the property allow naturallight to reach deep within thebuilding.

Full height glass walls allow thedaylight to extend further into thebuilding, and highlight the interior ofthe masonry façade.

RR-150.08COMMITMENT TO SUSTAINABILITY

Designers were committed tosustainable design throughout thebuilding’s construction.

The architects were able to utilize anexisting site and re-use the existingwalls.

Additionally, the building features R-51 structurally insulated roof panels,reclaimed wood ceilings, naturaldaylighting, and 100 percent LEDlighting throughout.

RR-150.10COURTYARD

The courtyard not only functions asan informal gathering space foroffice employees to enjoy the freshair, but also serves as a light well tothe studio.

In contrast to the historic streetfaçade, the newly built courtyard hasa modern design aesthetic featuringcorrugated metal panels, aluminumstorefront, stucco, and wooddecking.
