Creating Spectacular KitchensUSING DESIGN + TECHNOLOGYWRITTEN BY NANCY ROZUM

A spectacular kitchen is one that incorporates the best of both design and technology. While the kitchen traditionally

has served as the nucleus of the home, with people staying at home and cooking more, the kitchen – and how it looks and functions – has become even more important in the overall home landscape.

More smart appliances with unique features are being offered than ever before. Smart appliances are those that can be controlled using a smartphone, tablet or a virtual personal assistant device like Alexa, Google or Apple's Siri. "GE Profile Kitchen Hub, which uses Google Assistant, is an under cabinet hood with built-in WiFi that contains a television screen making it easy for cooks to follow cooking videos while preparing recipes, or to FaceTime with their kids or grandkids," said Dave Megge,

director of Kitchen/Bath and Flooring Programs with Carter Lumber. Gone are the days of taping a shopping list to the door of the refrigerator. "Today, connected refrigerators, like the Samsung line with the Family Hub™, allow you not only to see what's in the fridge but also let you pull up recipes and cooking videos and input items for a grocery shopping list right on the built-in touch screen on the refrigerator." Manufacturers are also catering to the multi-family and smaller home market by offering compact dishwashers, ovens and other appliances to fit smaller areas. "These appliances offer many of the same features as their larger counterparts," said Dave.

To conveniently recharge electronics, more outlets and charging stations are being incorporated into kitchens. "A fold-down holder for a tablet is convenient to look up recipes,"

said Dave. "Cabinetry is catering to people's lifestyles, not just storing dishes these days. Even through the majority of the cabinets we sell are white, brown stained cabinets are emerging and the gray trend is starting to fade. We are seeing more color coming back on accessory pieces, like islands painted in Sherwin Williams' color of the year, a dark rich blue called Naval." The shaker or modified shaker style cabinet has replaced the raised panel cabinet in popularity, notes Dave. "Granite is still king for countertops, but about 20-25 percent of consumers are going to quartz," said Dave. "We are also seeing a resurgence in laminates, as they can very closely mimic the stone-look."

While smart kitchen appliances haven't captured a major share of the market, they are making inroads according to Jeanine Yancy, CAPS, a designer with KSI Kitchen & Bath.

Page 5: BUILDINGSEPTEMBER – OCTOBER 2020 FEATURES 2 Creating Spectacular Kitchens Additional Eviction Limiting Legislation Proposed,Using Design + Technology 4 What Do You And Your Company

3BUILDING Business & Apartment Management I September – October 2020

"The ability to pre-heat an oven before you even get home, or to see inside your refrigerator when grocery shopping, are examples of the convenience and time-saving advantages of smart appliances," said Jeanine. On the design side, white still dominates in the kitchen. "White, shaker-style cabinets are still popular," said Jeanine. "Customers don't want their cabinets to be 100 percent plain though, so they want some enhancement like an inside moulding or a routed edge. They want their kitchen to look trendy, but also be unique. The color palette is warming and we are seeing multiple colors and textures in kitchens. Blue has always been popular. It is almost like a neutral, blending with

so many different colors. White cabinets may surround an island painted blue with wood-tone open shelving and touch pieces. Matte black, brushed nickel and brushed brass are the hot hardware choices, with hardware often serving as an accent." Dedicated shelving for cookbooks and desk areas are becoming less popular. "Cooks often use their phone or tablet to pull up recipes rather than storing cookbooks in the kitchen area," said Jeanine. "The desk is moving into other rooms in the home, like the home office space, freeing up that space in the kitchen."

Technology and design are also driving the faucet industry. "Delta Faucet Company has introduced a metal glass rinser – a high-pressure water jet device that fits in a standard sink hole," said Christy Smith with Burke Agency. "It can efficiently rinse water bottles, travel cups, baby bottles and the like and is gentle on delicate drinkware. It has been really well received by consumers." Faucets with touchless technology are also gaining in popularity. Delta has had its Touch2O technology for years. With Touch2O you simple touch anywhere on the spout or kitchen faucet handle with a wrist or forearm and it activates

the flow of water. Delta now offers VoiceIQ™ technology on select touch faucets. "VoiceIQ™ works with an Alexa or Google home device so you can tell it to activate the faucet," said Christy. "It is programmed to dispense the desired amount of water, such as a cup or a tablespoon, and you can customize it for six additional fill rates. Simply saying 'Delta, fill coffee pot' or 'Delta, fill dog dish' will get you the precise amount of water you need."

Just like clothing fashions, finishes come back in, but with slight twists. "The trend is to mix metals in different tones," said Christy. "Matte black finish has become popular, even though chrome is still a big seller. We are also seeing brushed bronze and brushed gold coming back. Delta’s Champagne bronze, which has a brushed brass look, is also trending." To keep finishes looking new, Delta has introduced Lumicoat™ Finishes which are guaranteed to resist mineral buildup and hard water stains. "Liquids bead like rain on the Lumicoat™ finish, which is currently available on select faucets," said Christy.

When it comes to making a kitchen unique, IMAGIO products truly represent an intersection

between design and technology. "IMAGIO offers solid glass backsplashes, cabinet glass, shower walls, murals, frameless glass art and our trademarked Glass Splashbacks™ product which serves as the focal point in any kitchen," said Paula Badalamente with IMAGIO. Splashbacks™ are solid glass panels installed behind a cooktop surface or barsplash that can be quickly and easily updated. Design and color options for IMAGIO products are limitless, from geometric patterns, to photography, to art and natural stone and tile imagery. "Capturing the beauty of natural stone and tile on glass allows homeowners to enjoy the beauty of these

products without the hassle of grout, stains and annual maintenance. Glass is an affordable alternative to tile and stone," said Paula. IMAGIO glass is naturally antimicrobial and can be cleaned with a quick wipe, using common kitchen cleaners.

With the myriad of high technology appliances and surface materials

available today, all homeowners can realize their dreams of having a kitchen that reflects their own personality and style. A bonus is that incorporating these new products can not only create a beautiful and stylish kitchen, but can also make cooking, clean-up and maintenance easier. n

With the past six months of dealing

with COVID-19, having the Democratic and Republican conventions and the elections right

around the corner, we need to ask ourselves some impactful questions.

In my many years in business and by having several mentors in the building industry, I have learned a tremendous amount over the last 40 plus years in business. Much of the knowledge is gained from “doing” and much is gained from watching and learning. As I get older, I find myself continuing to ask questions which help me make informed decisions. Questions like:

1. During the mandatory shut down, how did I spend valuable time?

2. How are we doing as a company and how can we improve?

3. What type of legacy do I want to leave behind and how will I and my company be known?

4. Have I helped to improve my industry and assisted those around me?

5. Have I mentored others to pass along

The Compo Cornerq

What Do You And Your Company Stand For?DAVID S. COMPO, PRESIDENT

knowledge to the younger generation?6. Have I helped to elect people that held

my ideals and those that say they will fight for the industry that I believe in?

7. Have I held those in power to their word once elected and communicated to them when they didn’t?

These are enough to really get me thinking, especially during this time. As we watch what is happening around the country, some areas are much better and some much worse. For the City of Detroit, I have been very happy with the leadership of the Mayor and Chief of Police as they are doing an outstanding job and we are not dealing with the nonsense that many other large cities are.

Much of my 2020 platform had to change by mid-March for getting the youth involved in the trades but this will be an ongoing focus for me for years to come. For the HBA, the April Home Show was precluded from occurring and the association is working through the process, but our membership has remained strong as our members are the top in the industry and understand the importance of strength in knowledge and in numbers by sticking together.

For our next set of elected leaders, we need to ask the hard questions;

1. Do you overuse your power or assume you can “dictate” to others?

2. How are your family values and principles and use of the Golden Rule?

3. What is your knowledge in business and not just in politics?

4. How have the policies you put in place in the past helped or hindered our industry?

5. Are you interested in more or less control, bureaucracy, taxes, regulation.

6. Do you have a “Pro America” and “Pro worker” stance?

7. Do you believe in a higher power which guides your ideals?

Whatever your personal beliefs or political leaning, let’s try to elect those that will help us, our families and our industry. What we do in the building industry and construction does matter. If we want to stay in this important business of housing, it’s time we do our homework.

Any comments or questions, please email me at [email protected] and 2020 Blessings! n

New Housing Permit Forecast

Executive Officer Commentsq

August Continues Recovery; July Permits Revised To Highest Level Since September MICHAEL C. STOSKOPF, EXECUTIVE OFFICER

Based on residential

permit data compiled

by the Home Builders

Association of Southeastern

Michigan (HBA) and reported

in the HBA/Carter Lumber

Southeastern Michigan Residential Building

Activity Report™ a total of 358 single-family home (SFH) permits were issued in Macomb,

Oakland, St. Clair and Wayne counties in

August 2020. This marks the third consecutive

month above 300 permits.

Even more encouraging, July’s actual number of permits was revised upward to a total of 408, makingJuly the highest monthly total dating back to September 2019 (462).

Historically low mortgage interest rates

are having their intended stimulative effect.

According to data reported by REALCOMP,

existing single-family home sales reached their

highest monthly total in August (6,102) since

June 2016 (6,202). Combined with low existing

home inventories, buyers are clearly moving to

new home construction to fill the void.

The Top 5 municipalities thus far in 2020

for new single-family home permits in the

4-county area include: Macomb Twp. (198),

Canton Twp. (191), Shelby Twp. (154), Novi

(133) and Troy (84).

Likewise, the Top 5 builders are: Pulte

Homes (292), Lombardo Homes (216), M/I

Homes of Michigan (124), Infinity Homes (71)

and Robertson Brothers Homes (62).

Two major econometric factors that continue

to see improvement are North American vehicle

production and the state’s rate of employment.

In August, North American vehicle production

exceeded 1.36 million units, which equals

the average monthly total for the 12-months

leading up to the onset of COVID-19. In July,

another 143,000 people in southeastern

Michigan returned to work, bringing

employment back to more than 88 percent of

the average monthly total leading up to the

onset of COVID-19. n

The Importance Of Accident Investigation WRITTEN BY DANIEL ADAY, COMPONE ADMINISTRATORS SAFETY & LOSS PREVENTION SPECIALIST

The only thing worse

than an accident

happening, is a

previous accident happening

again. Incidents and

accidents that occur and go

without a proper accident investigation are likely

to occur again. It is your responsibility as an

employer or owner of a company to ensure that

your employees are provided a workplace that is

free of hazards, and that includes conducting a

proper investigation on accidents and incidents

and doing what is feasible to prevent them from

happening again. The purpose of an accident

investigation is to determine the root cause

(the real reason) of why the incident occurred,

or to find the initial hazard that set off the

series of events that led up to the accident.

While there are many ways to determine

a root cause, it is best not to “jump to a

conclusion” and assume what happened

based on very little investigation

Additionally, the purpose of an accident

investigation is NOT to assign blame. It is

common to see untrained investigators simply

put the blame or the cause of the accident on

someone “not paying attention” or similar. While

these components of an accident may play a

part in why the accident occurred, they are not

the root cause of why the incident occurred.

Finding the root cause may be as simple as

just asking “why” more than a couple times.

This is known as the “5 Why Analysis” and it

is one of the most common forms of incident

investigation you see in the workplace. It is

incredibly easy to use and understand and

to find root causes without much training.

For example: “Lizzy was working on siding

the building when she fell off the ladder and

sprained her wrist” and ask the first why: “Why

did Lizzy fall off the ladder?” Then follow up

with the second why: “The ladder started to

shift on her when she was working.” Third why:

“The ladder sunk into the ground.” Fourth why:

“There were missing feet on the ladder.” Fifth

why: “The ladder was missing feet because

the ladder was not inspected prior to use.”

While this may be common sense to replace

feet on a ladder, or to avoid using a ladder if it

is broken or missing parts, many people may

not look to inspect a ladder prior to use. A poor

corrective action for this incident would be to

write up Lizzy for not inspecting the ladder prior

to use. This does not solve the problem, but

only creates a reactive action. This does not

eliminate the problem and allows the problem

to still exist for all others who use ladders in

a similar manner. The obvious root cause of

this incident is that the missing foot was not

identified prior to use. A great corrective action

for this incident example would be to not only

fix or replace the ladder, but additionally to also

create a ladder inspection program that requires

individuals to fill out a complete ladder checklist

prior to use. Yes, this will take additional time,

but will save the employer and employees from

any future related accidents.

In addition to finding the root cause via “5

Why Analysis,” pointing out contributing factors

also aids in investigation. Additional questions

for this example might include:

• Was the individual using the proper three

points of contact?

• Should the individual have fall protection

gear on?

• Was it windy or were there other

weather hazards?

These are all questions that should be

asked during an investigation to help aid in

finding ALL the root causes. (Yes, there may

be more than one root cause!) Lastly, it

is unlikely that every incident will require

exactly 5 questions every single time.

The investigation may only require a

few questions, or very well may require

several more. It is your responsibility, as

an investigator, to understand when you

have discovered the root cause(s) and to find a

adequate corrective action that will prevent the

incident from occurring again.

If you need any assistance with investigating an

incident or are interested in accident investigation

training, please feel free to contact me at daday@

compone.net or at 734-341-6620. n

Additional Legislation Proposed to Limit Evictions

Two bills introduced in the Michigan House of Representatives –

unrelated to the national moratorium on evictions – would further restrict evictions as a result of the pandemic and establish an unreasonable use of security deposit funds. House Bill 5962, introduced in July, would amend the Revised Judicature Act to prohibit property owners from evicting residents or sending a notice to quit until 60 days after the termination of the COVID-19 emergency orders. The legislation also prohibits courts from the following: accepting a filing for summons or complaint; entering an order or judgment for a plaintiff for possession; issuing a writ of restitution or order of eviction; denying a stay of a writ of restitution or order for eviction or a continuation of a summary proceeding; or scheduling a court event. House Bill 5963 would amend the Landlord and Tenant Relationships Act to allow a resident to request their security deposit be used to pay rent during a state of emergency as declared by the Governor. The bills have been referred to the Committee on Judiciary and the Committee on Regulatory Reform where AAM is opposing them. These bills join recently introduced Senate bills which would statutorily restrict rental property evictions during a state of emergency.

Help AAM Make A Difference In The Election! With all 110 seats in the Michigan House

of Representatives up for election this year, AAM needs your help to maintain our strong voice for the multifamily rental property industry. One great way you can assist us is by supporting AAM-PAC. AAM-PAC is the Apartment Association’s political action committee, which utilizes contributions from members and aggregates them into one fund. This fund is used to financially support those elected officials who understand the important role of rental housing in Michigan’s economy. In short, we do the legwork for you to find the candidates who will best represent your business, and then support their campaign.

Remember, AAM-PAC contributions must be made via personal, partnership, LLP, or LLC check or credit cards. Please call me at 248-862-1004 to make your contribution today! n
