In today’s world, an exceptional visitor experience makes a critical difference
in an owner’s bottom line. It’s even more important in a highly competitive
retail environment like a grocery store. To enhance customer experiences
and increase revenue, grocery store chain Hy-Vee is rolling out a new dining
concept — the Market Café — across 32 store in less than a year. The goal is
to offer a high-end experience complete with an upscale menu, craft beers and
outdoor patios.
The accelerated timeline called for a fully integrated design-build approach,
tailored to the infrastructure and architecture of each location. Design-build
enables flexibility and scalability, bringing the right people to each site at the
right time, creating efficiencies in budget and schedule. The design-build team
and process helped each store maintain its revenues during construction and
provided key functions, including daily safety checks, public access control,
aesthetically pleasing barriers, dust elimination measures and temporary
café operations.

design-build process, we bring value delivery into the project from the start. Each project
plan begins with a determination of the key elements that will define success for your
project, whether that is total installed cost, first cost, operations cost or another measure.
Design, constructability reviews and cost conversations occur early in the project timeline,
rather than waiting until bridging documents are in play. Decisions are made and refined
at the outset, when the impact on final cost is lower. Design-build also allows us to
incorporate strategies for the most effective subcontractor prequalifications
and scope management.
Our process incorporates Lean principles for design, construction and
procurement. It addresses life-cycle costs for operational efficiency and
maintainability. Knowing these costs up front can alter the overall cost equation
and guide you to best value decisions. Our experience with BIM helps
identify potential project challenges and provides cost-efficient solutions
before construction begins, reducing costly rework and
schedule impact.
Enhanced value through BIM. Battlespace Environment Laboratory
Kirtland Air Force Base, N.M.
The focus was to minimize schedule and cost impacts for this turnkey delivery
project for a new two-story laboratory facility relocating the Air Force Research
Laboratory Space Vehicles Battlespace Environment Laboratory. The facility
features lab administration space for research, analysis, engineering, support and
management, with high-vacuum environments, clean rooms, metallurgy, chemistry,
spectrometry, computer modeling, space data processing, space operations,
remote sensing and quantum computing.
Building information modeling (BIM) was key to expedited decision-making
processes, providing an enhanced ability to visualize, discuss and understand
design options and solutions for the complex facility. Major subcontractors used
the BIM environment to enhance design and construction solutions for steel,
mechanical, electrical and fire protection systems. Identifying potential points of
interference before fabrication meant the project saw nearly zero changes during
field work, resulting in saved time and money.

Oklahoma City
The Oklahoma Gas & Electric (OG&E) IT team is recognized for innovation
on the national stage. The move from a 19th century icehouse into a light-
filled office tower on Leadership Square provided an opportunity for a new
working environment reflective of that innovative edge. The project, branded
the Innovation Zone, represented a cultural and creative shift that showcases
technology advancements and facilitates information sharing.
Burns & McDonnell led a design charrette with OG+E to focus the planning
process, resulting in a flexible office design. Two-person quick meeting spaces,
large conference rooms and flexible furniture arrangements support long-term
teaming. Amenity areas like break rooms feature varied café seating styles that
can be used throughout the day as alternate work spaces and meeting spots.
The final design and constructed facility balances open team environments with
quiet areas for individual tasks and customer service.

Crown Center Sea Life Aquarium & Legoland Discovery Center

Crown Center is a community hub, attracting tourists and area residents
alike. A plan was in place to redevelop a portion of the office and retail
complex to house two public attractions with unique space demands.
The Burns & McDonnell design-build team worked closely with landlords
and developers to maintain the area’s high standards for environmentally
responsible management, disposal of waste materials and installation of
materials within the building envelope. A new exterior entrance welcomes
visitors from the center’s popular fountain and ice skating plaza.
The project involved extensive demolition of existing infrastructure, clearing
two floors of a department store, and making major structural modifications
to accommodate large aquarium tanks and displays. During this work, the full
complement of shopping, events and traffic continued to function normally,
requiring a unique and dedicated approach to safety programming.
