Attorney Review

e contracts will be given to the attorneTh ys for their review with you. Please try and have this expedited and ask your attorney to copy the realtors with copies of the addendums or riders. Your down payment will be deposited into a non-interestbearing trust account of your attorney, or if you have not decided on an attorney at the time of the contract it will be deposited into a non-interest bearing account of Keller Williams Town Square Realty.

Inspections

Immediately after the attorney review period, we will need to schedule a home inspection. Remember,we will need to coordinate this with the homeown-ers. The sooner we get this done, the more time we will have to assess the inspection report.

The day of the physical inspection, we will let you and the inspector in the home. The inspector must be licensed, bonded, insured, and preferably a member of ASHI (American Society of Home Inspectors). The inspection will last between 2-3 hours. At this time your inspector will check the property to see if there are any structural defects, and may even give you some pointers on how to maintain the home. You may also want to take pictures, any notes, and measurements of the house at this time. After the home inspection let your attorney know how the inspection went, and make sure he/she has a copy of the report or any items that need to be taken care of. We should try to have everything resolved within 3-7 days. Pleasemake sure once again to copy the realtors.

Balance of Down Payment

The balance of the down payment is due approxi-mately 10 days after attorney review is over. Make the check out to the trust account of your attorney and mail it certified mail to your attorney unless otherwise instructed.

Mortgage

You will need to apply for a mortgage depending on when your closing is. The mortgage process time is usually the longest, ranging from 4 weeks to 8 weeks. Make sure we have the name of the mort-gage company and the representative you have decided to use. They will be calling us to have the home appraised.

As soon as you have your mortgage commitment, please let your attorney know and give him a copy.

Utilities Reminder

Once you have your closing date, remember to call the utility companies to have everything placed in your name at the time of closing. A moving package will be sent to you with all the utility num-bers.

Walk-Thru

Within 24 hours prior to closing, you will need to do a walk-thru of the home. The walk-thru of the home is for you to make sure the house was kept in good condition and that all appliances, if any are inworking order, the repair items that were agreed upon were fixed, and it is in broom clean condition.

We will need to arrange this with the homeowner/list-ing broker. Please let us know what time would be convenient for you, and we will meet you at the property.

Closing

Congratulations Again! The day has arrived. Usually 24-48 hours before closing your attorney will go over the figures with you, and let you know how much you will need to bring to closing. The check will need to be a certified bank check.

The closing will usually take place at your attorney’s office, unless other arrangements were made prior to closing. At this time your attorney will guide you through the process. Once all the papers have been signed, you will be given all keys, garage door openers (if applicable), warranties on the applianc-es (if applicable), and any other information on the house.
