Sounds like they took the name from a Sci-fi/Fantasy book :P But it does
look promising. Their map shows the location smack near the Penang
Bridge though, which means they have to ensure proper traffic flows to
ensure success

A better location for PGCC. Move the PGCC towers to this waterfront
development.

Yet another luxurious development in Penang. They think all Penangites are
rich? We need more middle/upper-middle cost apartments rather than all
this!

this is mixed development project. We'll see if there's enough buyer to
justify the cost. Cant just build more apartments. Let other companies do
that. Penang affluent community is growing and i believed this project will
be sustainable.

I have no objections to the project. It's just that residentials being built all
over Penang including in this mixed-development project are all on the
higher-end and the developers' are all out to attract foreign buyers. What
about the average Penangites? Majority are in the middle-income class.
The state government doesn't seem to care by approving more high-end
developments while neglecting the need for more affordable housing (not
low-cost as there are many now along Jelutong Expressway but
middle/upper-middle cost apartments. Eg. within the RM 300,000-
RM500,000 range).

No doubt this is very impressive project ; We all should proud of it .
However , do average middle-income penangites really need this kind of
mega structure ( or PGCC ) ? Those millionaire life will become more luxury
and richer but poor still continue poor ... Anyhow , must thanks to IJM
which manage to build some medium low and medium cost apartment such
as Pinang Court , Ocean View , The Spring ...etc at Sungai Pinang areas ,
let middle class ppl also able to enjoy " water front " living ; Just hope thatcurrent reclaiming jobs and future "The Light" Project won't block the view
from there

I like it, it's beautiful indeed, is it just me who thinks that Penang projects
these day has just got better and bigger in terms of size and scale?

why malaysia projects always need to take long timeframe to complete

IJM Corporation lancar projek pembangunan RM6.5b
PULAU PINANG 23 Nov. IJM Properties Sdn. Bhd., bahagian hartanah IJM
Corporation Bhd., melancarkan projek pembangunan bersepadu dan
komersial bertaraf dunia bernilai RM6.5 bilion dalam tempoh 15 tahun akan
datang.
Projek yang diberi nama The Light itu akan dibangunkan atas tanah yang
ditambak di laluan Lebuhraya Jelutong seluas 135 hektar.
Ia melibatkan pembinaan pusat kediaman mewah bersepadu, pusat
hiburan, pendidikan dan perniagaan.
Ketua Pegawai Eksekutif dan Pengarah Urusan IJM Corporation Bhd., Datuk
Krishnan Tan berkata, The Light bakal menjadi mercu tanda baru di Pulau
Pinang, sekali gus menukar bandar itu kepada konsep perbandaran moden
dan bersepadu.
Projek yang mengandungi tiga fasa itu akan dimulakan tidak lama lagi
dengan fasa pertama dijangka siap lima tahun lagi, mengandungi enam
bahagian kediaman mewah sebanyak 1,186 unit rumah di kawasan seluas
16.8 hektar yang menghadap laut, katanya kepada pemberita selepas
pelancaran The Light oleh Ketua Menteri Tan Sri Dr. Koh Tsu Koon, di sini
hari ini.
Bagi fasa kedua pula mengandungi pusat komersial di kawasan seluas 41
hektar.
Ia akan mengandungi menara, hotel, pejabat dan bilik pameran,
kemudahan persidangan, dewan budaya dan pusat lawatan.
Fasa tiga akan dibangunkan di kawasan seluas 2.8 hektar mengandungi
taman bersepadu menghadap laut.
Menurut Tan, The Light akan dibina bermula dari kawasan komersial e-Gate

Exactly. I am hoping IJM will build somemore medium-cost apartments likeBayswater. Anyway, with the Light Waterfront project, Bayswater's sea
view will be blocked in the future.

i think it's only natural when prices of land/property goes up, people with
lower purchasing power to upgrade their residence in hot developing area
move somewhere else where the prices is lower and affordable. This trend
is also happening in Penang. Just like in KL where people especially first
time buyers looking to buy a property, unless they can afford it, many will
choose to live outside KL to places such as Seremban, Semenyih, Sepang
and Klang. Because land price are increasing dah by day. It's so hard for a
rm3000 guy to buy his/her first property in areas like TTDI, Wangsa Maju
(landed), Bandar Utama, PJ etc.
This is similar situation happening in Penang. We cant blame the
government for giving easy approval for high end project like this one. If
government approves low-end/cheap project to be built there instead of
expensive and high end, we could say that development is nearing
stagnation. We're not going anywhere and Penang will continue to be
inhabited by lower income people where actually it should be best to let
development continue its natural growth.
People who wants to afford a landed property/condos but will lower price
will naturally fleeing the island. Like Klang Valley, there are many other
satellite towns who fits their criteria such as BM, SP, Kulim, Butterworth.
And the recycle will continue once the satellite town also move up the price
chain in 30-40 years.

It's only fair if there's a balanced development on the island. I didn't say
the government should only approve low-end/cheap developments, please
do not put words into my mouth. The type of residential property should be
consistent with the purchasing power of the state. In KL, the purchasing
power is higher and there is ample land to build but land in Penang is
scarce, you cannot have all high-end properties build on the island while
those who cannot afford simply leave the island. The so-called satelite
towns of Penang with the exception of maybe BM and Butterworth are
largely undeveloped even though many Penangites have moved there.
