The photogra- pher, Dustin New, has been a close friend of my son, Dalton, for longer than anyone can remember and is considered part of the family. The fisherman pictured is Dalton’s roommate, Matt Seliga. All are succeeding in their aspirations of higher education but find time to enjoy the Hill Country they know so well. The cover this month reflects one of many activities we enjoy year round on the water. This picture has a special meaning to me that goes beyond its captivating beauty. We’re firing up the grills and you’re invited. Mark your calendars for a day filled with festive family fun, some Texas prize-winning bar-becue brisket, ribs, sausage on a stick

and all the fixings. Kid’s games and some of the best local enter-tainment are guaranteed to be a crowd pleaser. Last year we had over 40 Cook-Off teams compete and we gave out some wonder-ful trophies. We also had our very own specially-designed 2006 BBQ Cook-Off T-shirts. Look for the 2007 Cook-Off T-shirt this year.

A new feature this year is the “Best Pit” Award. All teams are required to cook with wood only along with a set of rules. Stop by and have some lunch with us and check out the arts and crafts ven-dors, silent and live auction items and some of the best looking bar-becue team set ups in Texas! Ad-mission is just $1. This is one of the biggest events in our area and we welcome you and your family to attend.

The Comal and Guadalupe Rivers have been making big headlines lately with the New Braunfels City Council voting to further regulate the amount of alcohol consumption on the rivers by setting strict size limits on coolers permitted on the rivers. The new ordinance regarding coolers allows for a person to carry an individual cooler no larger than the dimensions of 8x6x7 inches on the Comal River and 11x8x7 inches on the Guadalupe River within the New Braunfels city limits. The decision has made waves both in the local community as well as for Texas tourists who visit the area year after year.

While the Canyon Lake Chamber of Commerce understands and respects all the laws and ordinances put into place to encourage safety on the rivers, we’d also like to remind our tourists that there are 10.71 miles of the upper Guadalupe River and 17.75 miles of the lower Guadalupe River, spanning from above Canyon Lake to the Gruene Bridge that are unaffected by the new ordinance. However, while the new laws do not affect the Guadalupe River outside the city limits of New Braunfels, there are still rules in place. While on the Guadalupe, we encourage you to recreate responsibly and watch your consumption, always stash your trash, don’t overestimate your swimming abilities, wear shoes, keep pets on a leash, keep floating;

When most people hear the word nego-tiation, they possibly think of labor unions and management, player’s agents and sports team owners, or government treaties. In oth-er words, they think of people whose profes-sion is negotiating contracts or agreements. And of course they are right. If you think of negotiating as a series of behaviors such

as stating expectations, persuading, asking questions and making proposals then you could say that most of us negotiate to some extent almost every day, albeit on a less glamorous stage. And in real estate there are various opportunities for negotiating. For ex-ample, between seller and listing agent, between the buyer and buyer’s agent, between buyer and seller (through the agents). Also between buyer and lenders, and even between agent and broker.

A good working definition for negotiations is this: “Two or more parties with vested interests, making proposals for the exchange of currencies for the purpose of reaching a mutual agreement. The term currencies is normally associated with money, but it can be much more, and we will explore this at a later time.

Obviously, when parties negotiate, they have a vested inter-est and want to get the best deal possible. Many times, they are so caught up with their own needs, they fail to recognize that the other party has needs, also. And it’s not uncommon for a little ego to be involved. After all, we all like to brag about the deal we got through our negotiating prowess, right? Both sides should take a step back and put themselves in the other party’s position, try to anticipate their needs, and look for ways for both sides to get what they want – a “win-win” situation. Remember, in negotiating there is no right or wrong answer. It’s whatever the parties agree to. The more positive the parties can keep the process, the more likely that a settlement can be reached. And the most successful negotiators are those who are in tune with the other party, through questioning, seeking common ground, and disclosing information.

There are not many hard and fast rules when it comes to negoti-ating, but two rules do hold up pretty consistently across the board. Rule #1: People who ask for more, get more, but they deadlock more often, also. Rule #2: In most cases, no deal is better than a bad deal.

The Community Resource and Recreation Center is planning their 5th Annual Spring Marketdays. The event, held on April 14 from 9am until 4pm, features arts and crafts, attic treasures, books, food, jewelry, candles and many unique and one-of-a-kind items. There will be free entertainment by the Solid Gold Dancers, the Red Hot Chili Peppers, Robert Maxwell Case and Brenda Varne’. Admission and parking are also free!

You won’t want to miss this fun filled day so mark your calendars. It is not too late for vendors to join the activities but call soon as only a few indoor spaces are still available. The Heritage Museum of the Texas Hill Country, located at 4831 FM2673 between Sattler and Startsville, is presenting its 7th Annual Dinosaur Day on Sunday, April 22. The event is scheduled to start at noon and will end at 4pm with a presentation every hour. Admission is $3 for adults and $2 for children ages five to 12. Food and drinks will be available.

Once again, the Museum proudly brings “Dinosaur George” Blasing who will give educational and entertaining presentations about the dinosaurs that roamed this area of Texas about 100 million years ago.

Everett Deschner will conduct tours of the tracks demonstrating what you can learn from Dinosaur tracks. Fossils and pioneer artifacts will be displayed at the Museum.
