Get off that fenceAND MAKE A SMART PURCHASEDuring periods of market fluctuation, people may be hesitant to move or buy a home, saying they are waiting for “better times.” The issue with this approach is that better times usually become evident only after prices and interest rates have already risen. Potential homebuyers who have been sitting on the fence soon find they have missed a valuable opportunity to participate in a ripe marketplace.
Before you shop for a new home or condo, do your homework. Take the time to get pre-approved for a mortgage so you can shop with confidence. Not only does being armed with a pre-approved
mortgage define what you can afford, it locks you into today’s excellent mortgage rates for up to 90 days or more. Locking in means you don’t have to worry about rising mortgage rates and if rates drop, your rate should too.
Be sure to get your home-buying team together well before you shop and choose an experienced builder/developer who is building in a neighbourhood you love, along with a specialized real estate lawyer and mortgage expert. Having these key people in place will make your transaction easier and less stressful, regardless of market conditions.
Canada is recognized as a leader when it comes to building green. And with developers, architects and suppliers, embracing green practices, buying a condo is a truly eco-friendly decision.
If you are looking to buy, you should familiarize yourself with all of the green building standards, certification programs and industry associations (See a full list at cmhc.ca):
BOMA BEST is a national program launched in 2005 by the Building Owners and Managers Association (BOMA) Canada to provide standards for the energy and environmental performance of existing buildings. CANADA ENERGY STAR FOR NEW HOMES Under this certification program, homes can achieve Energy Star certification if they meet certain standards in the areas of insulation, windows, etc.ENERGUIDE Developed by Natural Resources Canada, this rating system gives consumers a standard, objective
measurement of the energy performance of homes and other products.EQUILIBRIUM HOUSING A CMHC initiative that brings private and public sectors together to develop homes that combine resource- and energy-efficient technologies with renewable energy technologies.GREEN UP CANADA’S BUILDING
PERFORMANCE PROGRAM Run by the Canada Green Building Council, this program helps building owners and operators measure and compare performance of their building portfolio.LEED (AND LEED CANADA) The U.S. version of the Leadership in Energy and Environmental Design (LEED) Green Building Rating System has been in Canada since 2002. In 2004, the Canada Green Building Council launched LEED Canada.
With all of the programs and practices now in effect around the country, it’s easier than ever to be – and buy – green!

fabulous townhome community in northeast Calgary that has been so well received by buyers, the first building is sold out and only a few homes are still available in the next two buildings.
“We’re really excited about the great response to Kintalla,” says Ashley Carcasole, sales manager for Streetside. “To help people visualize the space, we
11
recently posted the new interactive renderings on our website and sales have really taken off.”
“These townhomes are ideal for first-time buyers and young couples or families, but we’re also seeing a number of people coming from surrounding communities who are downsizing and looking for good value, lots of space and maintenance-free living,” she says. “They’re blown away with the size of the rooms and they really like all the green space incorporated into Kintalla and surrounding it. It’s not your typical townhouse development; we don’t maximize the density so you don’t feel on top of your neighbours.”
Kintalla consists of 73 three-storey townhomes with either a tandem two-car garage or a single-car garage with space for a workshop, storage or a motorcycle, and offers buyers a mix of two- and three-bedroom floorplans ranging from 1,244 to 1,322 sq. ft. starting at around $1,300 a month including GST and condo fees.
“People like that the floorplans are very flexible with several optional layouts available so they can get the right fit for their
lifestyle,” Carcasole says. As well, the single-car garage model allows room for “additional developed space on the entry level, giving them the opportunity to have a fourth bedroom or a den and up to three-and-a-half bathrooms, which is great for larger families or those who have parents living with them.
“All the townhomes present an inviting open design with nine-foot ceilings, extra large living and dining rooms that are bigger than some you see in many single-family homes with plenty of room for furniture” she says.
The spacious, open floorplans make it great for entertaining and there are two balconies, one off the dining room and another off the living room, ensuring ample natural light and allowing residents to relax outdoors.
Kitchens feature L-shaped designs with breakfast bars, expansive islands, maple cabinetry, full-height tile backsplashes and a full appliance package of fridge, stove, over-the-range microwave with hood fan and dishwasher.

Upstairs, the master bedrooms are generously sized with ensuites. The plan with the two secondary bedrooms has a full bathroom for the kids to share, while the double master bedrooms each come with an ensuite, and the laundry is conveniently located by the bedrooms.
Buyers can also personalize their homes by choosing from three designer colour boards and there are numerous upgrades available, including engineered hardwood floors and granite or quartz countertops.
Another key attraction to Kintalla is its location, Carcasole says. “It’s a great location for people who are working in the northeast industrial areas and the airport, and it’s close to a wide range of amenities.” Various shops, services, restaurants are just minutes away at CrossIron Mills mall or in nearby Country Hills, as well as an assortment of recreational and leisure opportunities at Genesis Centre of Community Wellness in the northeast.
“There is also phenomenal access to this area with major routes such as Metis Trail, Stoney Trail and Deerfoot Trail for ease of getting anywhere in the city, to the airport and out of town,” she says, and there is a future LRT station planned for the area.
For more information on Kintalla, visit the sales centre at 150 Redstone Grove N.E., open Monday to Wednesday, 1-7 p.m., and Saturday, Sunday, and holidays, noon-5 p.m., call 587.353.9201, or visit kintalla.com.

REFLECTIONS ON CALGARY
Here is something newsworthy and noteworthy about our beautiful city:
Calgary was recently named the best city to live in Canada by MoneySense magazine, ousting Ottawa for the top spot.
e best in Canada! If you are surprised then keep reading, it gets better...
As residents, we might be accustomed to everyday life in the city and may not always notice exactly what we have. Rankings
such as this are a good reminder for all of us to be thankful and truly love our home.
If it wasn’t enough to be ranked the best city in a country of 34 million, Calgary has also been ranked the fi fth best city to live in the world in e Economist livability survey for the last three years.
If MoneySense magazine was a talented young star in the NHL, well e Economist would be the Wayne Gretzky of the magazine world. According to e Economist survey, Calgary (a city of around 1.25 million people), is the 5th best city to live a world of 7.1 billion people.
e survey looks at 30 factors, including many similar to the MoneySense rankings. ese include many items we take for granted in our daily lives, such as education, personal safety, stability, health care, culture, environment, and infrastructure. at does not mean we cannot continue to improve, but it does mean that, comparatively, we have it pretty good.
I was born and raised in this wonderful city and I am thankful for it. Calgary is in the top spot in Canada but we still have four spots to climb in the world ranking. I say it is motivation and a reason to be humble, for if we all continue to add our own personal touches to this great place we live, we can make it even better: for you, for me, for anyone that seeks opportunity, and for anyone who needs a fresh start or a helping hand.
We can all be thankful, proud, and excited for what Calgary is and for the opportunities we all have to make it even better!

avenue A desirable new development in
Calgary’s West End
with stunning views of the Bow River and situated in Calgary’s prominent and established West
End, Avenue is primed to be among the city’s most desirable condo developments.
Grosvenor and Cressey, two experienced developers known for their quality multi-family offerings (with architectural design by James Cheng), are creating Avenue, a two-tower, 319-suite project at 5th Avenue and 10th Street S.W.
“We’re very excited because this is the first new residential development in many years to arrive in downtown Calgary’s West End, and it offers a great location just steps to the river pathway, trendy Kensington Village and the central business district,” says Michael Ward, vice-president of
Grosvenor in Calgary. “As well, the C-Train is two blocks away and access to the Plus15 is within short walking distance.
“We’re currently building Drake off 17th Avenue that appeals to younger buyers, but Avenue is a step above with larger suites, higher-end finishes and larger amenity space,” Ward says. “It’s also in a quieter neighbourhood so we expect our buyers will be a little older, in their thirties and up, who want to be close to downtown for work but desire a more neighbourhood feel and more luxury; it’s really for people who are in a different phase in their life.”
The broad range of home sizes and styles, highlighted by floor-to-ceiling windows, bright open spaces and functional designs, will appeal to first-time buyers, professional couples, busy executives and empty nesters. Suites in the towers will range from approximately 600 to 1,800 sq. ft. and offer one-bedroom, one-bedroom and den, and two-bedroom layouts, as well as executive penthouses. The buildings will also include street-oriented, two-storey city homes designed to emphasize the feeling of neighbourhood with private terraces and a front door on 5th Avenue.
Well-appointed interiors include engineered hardwood flooring, over-height ceilings in main living areas, polished pure white quartz slab counters in the kitchen, air conditioning, in-suite washer and dryer, a balcony or large terrace, bathrooms with marble slab counters and porcelain floor tiles. There are also three colour schemes to choose from.
“We’re thrilled to be Calgary’s first residential development to offer the renowned Cressey Kitchen, which aims to strike a perfect balance between a dedicated culinary workspace and a natural extension of your living space,” Ward says, adding a seamless walk-through design and signature chef wall ensures optimal circulation within an open-concept floorplan that maximizes storage space.
“The kitchen is stylish, yet functional and home to a premium appliance package,” he says, including a full-size fridge surrounded by full-height deep storage pantries, five-burner gas cook top, microwave, wall oven and a dishwasher integrated into the cabinetry for a sleek European look.
Avenue also features sustainable items such as water-efficient fixtures, energy-efficient appliances and low-E windows.
Cheng has designed Avenue into two slim towers to maximize amount of light coming in, Ward says. “This design also gives all units in the project a view of the Bow River.”
The towers will be 24- and 18-storeys and feature an elegant porte-cochere driveway, skybridge walkway connecting both towers, a stone podium facade, extensive use of glass and steel and a grand vaulted hotel-style lobby with concierge.
Avenue will also offer a state-of-the-art fitness facility, communal social kitchen and lounge for entertaining, a bike service room, and secured parking stalls and storage lockers are available for each suite.
Ward anticipates sales in Avenue to be launched within the next few months along with the opening of the presentation centre and two display suites at 1037 5th Ave. S.W.
“We have signage up and it’s already generating a lot of interest with people registering on our website,” he says.
for more information on avenue or to pre-register, visit avenuewestend.com.
Avenue features sustainable items such as water-efficient fixtures, energy-efficient appliances and low-E windows.

condo buyers who desire a community where they can be walking distance from an assortment of
neighbourhood amenities, yet minutes away from the downtown core, are setting their sights on a new project being developed in highly sought-after Bridgeland.
Apex City Homes, a trusted developer with 17 years of experience who recently built Union Square in Calgary, is crafting Bridgeland
BRIDGELAND CROSSINGS offers buyers an ideal location
Crossings, a 151-suite, 11-storey condominium building located at the corner of Memorial Drive and 9th Street N.E. (38 9th St. N.E.).
“ is is a great location for people who may work downtown but at the end of the work day they want to go home to a community with walking paths, bike trails, local restaurants and coff ee shops that they can walk to and meet with friends,” says Bob Rennie, principal of Rennie Marketing Systems.
“Bridgeland is an emerging area that is really developing a life of its own; it’s a village community where people are putting down stakes and making it their home,” Rennie says, noting that instead of big box

retailers, Bridgeland features a number of great restaurants, markets and boutique shops. It is an established neighbourhood that is rich in heritage and culture, located only fi ve minutes from downtown and Kensington.
With Bridgeland Crossings, Apex has also focused on creating livable fl oorplans at attractive price points, appealing to young professionals, singles and couples.
“We know the younger smart buyers want to start out under $399,900, so Apex is off ering a good price point with homes starting from $299,000, and 70 homes are priced under $399,900,” Rennie says. “We just put our signage up and from the initial calls from buyers and the real estate community there is quite a bit of interest already. ey love the price point, the size of the suites, the livable designs, that every buyer gets a membership with Car2Go, and that it’s across the street from the C-Train Station with just one stop to downtown.”
Bridgeland Crossings off ers buyers over 30 diff erent fl oorplans, with one-bedroom homes ranging from 581 to 718 sq. ft., one-bedroom plus dens from 779 sq. ft., two-bedroom homes ranging from 794 to 1,375 sq. ft. and two-bedrooms plus den or fl ex space from 909 sq. ft.
Buyers will appreciate the high-end interior features and appliances, including natural wood grain laminate fl ooring, engineered stone countertops, KitchenAid gas cooktop and wall oven, full-sized stainless steel Fisher Paykel refrigerator, built-in microwave, islands with eating bars, slim-line blinds, extra large decks, in-suite laundry with washer and dryer and air conditioning. Buyers can choose from two colour schemes, and each suite includes one underground parking stall and storage locker.
“ e suites are contemporary, yet they are totally livable and functional,” Rennie says, “with kitchens that show as furniture and master bedrooms that can accommodate king-sized beds.”
e homes feature a technology-package, designed for today’s modern lifestyle, including USB ports on both
sides of the bed, motion sensors in the closets and NEST thermostats that can be run on your Smart phones.
Residents will also enjoy an elaborate range of amenities, including a sports lounge, dog wash station, outdoor patio and barbecue area, urban gardening plots, bike hub station, a fully-equipped fi tness centre, a guest suite and more.
e building itself boasts elegant architecture, featuring a curved glass corner that extends to the top of the building, providing suites with stunning panoramic views of downtown and the Bow River.
Bridgeland Crossings will open for previews April 20th, with sales to launch in late May. The presentation centre is located at 824 1ST Ave. N.E. For more information or to register for early access, visit bridgelandcrossings.com.

housing market
Four out oF 10 Canadians planning to enter the housing market over the next two years will be first-time homebuyers, according to the 20th annual RBC Home Ownership Poll.
The poll found that the majority of Canadians are taking a wait-and-see approach to home purchases, with 15 per cent likely to buy in the next two years, down from 27 per cent in 2012.
“The more cautious mood this year is not surprising and is consistent with broader economic and industry forecasts. An unseasonably warm spring, low rates and anticipation of mortgage rule changes may have led many Canadians to move forward their home purchases in the first half of 2012,” says Sean Amato-Gauci, senior vice-president, Home Equity Financing, RBC. “Our findings suggest confidence in the housing market is still high and young Canadians are the bright spot as they look to buy their first home and seek the advice to do it right.”
A majority of Canadians (84 per cent) believe that a condo or house is a good investment. Just over half of Canadians think that now is the time to get into the housing market (52 per cent), while fewer Canadians believe house prices will be higher at this time next year (43 per cent, down from 47 per cent in 2012). More Canadians in 2013 feel that the current housing market is in balance (40 per cent, up from 36 per cent last year).
What FaCtors are sidelining buyers?
» Three-quarters (75 per cent) of Canadians feel that recent government changes to mortgage rules will impact or delay prospective homebuyers from getting into the market, but this may be more perception than reality. Almost six in 10 recent and prospective homebuyers say that a required minimum five per cent down payment (59 per cent) and a shortened mortgage amortization period to 25 years from 30 years (56 per cent) had little to no impact.» Nearly half of Canadians (49 per cent) expect mortgage rates will be the same at this time next year.» Consistent with consumer trends, almost half (46 per cent) of first-time homebuyers cite affordability as a top reason for not buying (47 per cent in

2012). Meanwhile, saving for a down payment (32 per cent, up from 18 per cent a year ago) and job security (28 per cent, up from 20 per cent a year ago) have taken on increased importance this year.
Eighty-nine per cent of Albertans surveyed say buying a house or condo is a good investment, higher than the national average (84 per cent), even as home buying intentions have dropped from a year ago (22 per cent, compared with 31 per cent). Almost half of Albertans (49 per cent) feel their current housing market is balanced, compared to the national average of 40 per cent.

two terrific multi-family developments that offer differing stylish, affordable designs to suit various lifestyles are wowing buyers in south Calgary.
Avi Urban, the multi-family division of Homes by Avi, is crafting the two condo and townhome communities that are being well received by buyers looking for quality, space and value.
Sawyer Silverado, comprised of 138 apartment-style condos in three buildings, has been such a hit with buyers that in only a few short months the first building is already 70 per cent sold out and the second building has just been released
“We’re really pleased with the response to Sawyer and expect interest will increase now that construction has begun on the first building and that our showsuite – a two-bedroom floorplan – is now open,” says sales and marketing manager Chris Pollen.
“Tons of first-time homebuyers are buying at
avi UrBan offers condos to meet a variety of lifestyles
Sawyer because of the great standard specifications, like tile flooring and nine-foot ceilings in every condo, and the accessible price point,” he says.
Located in the heart of the established community of Silverado, Sawyer starts at a very affordable and attractive price point in the $180’s and offers buyers a variety of floorplans from 700 to 1,100 sq. ft. in one- and two-bedroom layouts.
Homes at Sawyer feature underground parking and finishes that are anything but standard, including oversized windows and flat panel cabinetry. Buyers can mix

“ The variety of floorplans appeals to a broad range of homebuyers, from first-time homebuyers to those looking to move up from an apartment.”and match finish options for their interiors and choose the colour for their front door from five stylish selections.
Sawyer’s three buildings will be arranged in a U-shape to create a beautiful, landscaped, circular courtyard and almost 250 trees will be planted throughout the development.
Silverado offers buyers every neighbourhood convenience they would wish for. “The Silverado marketplace is something that is really getting buyers excited. With a Sobeys, Starbucks and Kilda’s local pub now open, there is something for everyone in this great new southwest community,” Pollen says.
for more information, visit the new showsuite at 175 Silverado Blvd. S.W., open Monday to thursday 2-8 p.m., weekends and holidays, noon-5 p.m., and fridays by appointment, call 403.536.7282 or visit aviurban.com/Sawyer.
Just minutes away from Sawyer is Avi Urban’s Edison at Walden, which is comprised of 157 three-storey townhomes with two or three bedrooms, double-car attached garages and a full driveway, providing parking for three vehicles.
Edison is garnering some much interest that “we’re down to our final few available in the first building releases,” Pollen says. “Homeowners are loving
modern interior finishings options, the location, and that pre-construction pricing is available starting from the $250s.”
The townhomes range from 1,130 to 1,400 sq. ft. and are designed based on the success of Avi Urban’s The Enclave at Castle Keep featuring nine-ft. ceilings on the main floor and incredible standard features such as full-height tile backsplashes and extended height cabinetry.
Buyers are also able to mix and match finishes options and enjoy a fully landscaped central park, an Avi Urban signature in many of its developments.
“The variety of floorplans appeals to a broad range of homebuyers, from first-time homebuyers to those looking to move up from an apartment,” says Pollen. “Young and vibrant homeowners are choosing Edison because of the innovative design, unique architecture and incredible location.
“They’re also excited about the abundance of private outdoor living space that they’ll get with a balcony off their main living area and fenced at-grade patio, plus the lushly landscaped central park.”
As well, Edison is just steps away from neighbourhood conveniences at nearby Gates of Walden, which offers various shops and services, including a neighbourhood pub, Windsor Rose, and the soon to open ESSO with Tim Hortons. Residents can also enjoy Walden’s pathways, parks and green space, and have easy access to Macleod Trail and Hwy. 22X.
edison at Walden has a showhome at 285 Walden dr. S.e., open Monday to thursday, 2-8 p.m., weekends and holidays, noon-5 p.m., and fridays by appointment. for more information, call 403.536.7236 or visit aviurban.com/edison.

Saving Space // by Sylvia daouSt

Creating spaces with smart storage to simplify your daily tasks is what they do
best. Visit nichedesignsinc.com, grab your free guide and join them for weekly DIY

Handy with tools? Try upcycling, which is to produce something better than the original. It’s an even “greener” method of recycling.
Reduce your carbon
footprint by“living green”
Bigger is not always better when it comes to your home. People are starting to
re-evaluate what luxury living really means to them.
A 30-year. mortgage or living simply with more time and cash flow to do what you want? A house filled with specialized, rarely used rooms, or a smaller layout with purposeful spaces?
There is a direct relationship between your environmental footprint, monthly budget and the square footage of your living space. No need to go to the extreme of solar panels and rainwater collection. You may not have a true EcoHome, but your small space will require less energy and water, while producing a lot less waste. You are contributing to a sustainable future just by living in less square footage.
Even if you don’t live in a modest home, you too can reduce your carbon footprint by putting the three R’s into practice. So, go green and try these eco-organizing tips.
01 Reducing the volume of material entering your home means you’ll spend less time sorting through paper piles and knick-knacks collecting dust on your shelves. 02 When you do need to purchase organizing products, be aware of what you choose to consume. Is it a recycled or biodegradable product? Is it possible to find what you need at a local thrift shop? 03 Think ‘outside the box’ when searching for unused items in your home. Repurposing will bring new life to old belongings. Reusing will save you money and reduce the volume of trash going to the landfill. 04 When you get into the groove of sorting this spring, resist the urge to throw everything in the garbage. You may be surprised at how much of what you discard can be recycled. You know what they say: “One man’s trash is another man’s treasure.”05 Handy with tools? Try upcycling, which is to produce something better than the original. It’s an even “greener” method of recycling. The only energy used is your own! Get out your DIY kit and think of new and innovative ways to transform your junk pieces.
If you have unique items you want to donate but don’t know where to go, check with a local member of the Professional Organizers in Canada (organizersincanada.com) to provide you with a list of options. Your beautiful grad dress donated to the Cinderella Project (cinderellaproject.ca) may make a young girl’s dream of going to prom come true! A generous organization such as Habitat for Humanity (habitatsouthernab.ca) will take lumber, doors, and even plumbing supplies off your hands. The resources are endless, which makes the decision to recycle rather than toss things in the trash a whole lot easier!

YOUR MONEY
OVER THE SEVERAL YEARS that Desjardins Financial Security (DFS) has conducted its retirement survey, two themes have always come up: most Canadians avoid retirement planning, and they’re sure they haven’t saved enough. So, how prepared are you?
A | You’re totally confi dent about your fi nancial security and retirement plans, or;B | You know you haven’t saved enough, but now you’re ready to make a plan.
If you answered B, these experts from Desjardins are here to help you get started:
Are you savingENOUGH FOR RETIREMENT?
›› Djamal Saleh, Regional vice-president of sales, Individual Savings ProductsWhat does retirement look like? Will you be spending your retirement travelling the world or will you just keep on working? Actually, in the most recent DFS retirement survey, 56 per cent of respondents expected to do just that. Many said it was because working kept them active. But the most popular reason was fi nancial.

It might be nice to think that you could continue your current working lifestyle well into your 80s. But life has a way of throwing you curveballs. e reality is that less than one retiree in fi ve continues to work. In fact, events like job loss, a disability, becoming caregiver to a loved one, or simply fatigue can change your plans in an instant. is is why it’s important to visualize what your life might look as part of creating a solid plan.
›› Daniel Villeneuve, Tax SpecialistHow much will I need to retire? is is a very common question so it’s important to remember that you’ll likely spend 25 to 30 years in retirement. For example, the average 55-year-old woman who is a non-smoker will live to 86 while her male counterpart will live to 83. at being said, you will likely need
a retirement income of about 70 per cent of your gross working income. Here’s a snapshot of the type of income sources you may have if you were retiring today:1. An employer pension, if it was available to you2. e Canadian Pension Plan, on average about $6,300 per year3. e Old Age Security Pension, on average about $6,500 per year4. Savings in an RRSP and/or non-RRSP
Since future retirees have no control over the amounts of the fi rst three sources of income, creating a substantial nest-egg within your RRSP and regular savings accounts will be an essential part of your written retirement plan.
›› Angela Lermieri, Financial PlannerReview your plan e golden rule to ensuring you have saved enough is to regularly review your objectives and adjust your plan as required, as circumstances can change quite often. For example, there may be changes in the tax rules, new laws, interest rates and public pension plans that may aff ect your goals. But if you stay fl exible, all this is manageable, giving you much better odds of attaining your retirement goals.

Condos need leadership
ConTeMplaTinG CondoMiniUMs // by linda palfi
Linda Palfi is a condominium-specialist Realtor with
Discover Real Estate. She has overseen many condo projects
as the chair of her condo board and is a member of the professional
standards committee at the Calgary Real Estate Board. Further articles and her
Calgary Condo Directory can be found online at CondosInCalgary.com or call
Linda for more information at 403.998.7732
Like all organizations, condominiums require leadership. And like all
leadership, the role comes with some slings and arrows. Chairing a condominium board of directors can make one unpopular at times, but without that leadership condo fees won’t be raised as needed, maintenance and capital projects will not be undertaken, and everyone’s property will be less well run and will deteriorate.
While most boards try to operate by consensus, this should be dropped when it’s decision time. Votes will need to be taken on whether to raise $300,000 by special assessment, for example, and leadership will be needed if these votes are ever to succeed. A strong chair will build support
among directors for such a difficult decision. That person will lead the effort to obtain a “yes” vote and take the phone calls and hallway challenges after owners receive the bad news.
Here are some issues that face most condo corporations and require leadership to debate, decide, and overcome or accomplish: » Whether to special-assess a large sum to perform unfunded
major repairs. » Whether to raise condo fees beyond the inflation rate to cover expenses
and adequately contribute to the reserve fund. » Whether to expel a specific problem-causing pet, prohibit that owner
from owning another pet, or ban such pets entirely. » Whether to respond to a disruptive owner with a verbal warning, a
written warning or a formal notice of a breach of bylaws and perhaps even a fine.
» Whether to work poor performance out with a given management firm, janitor or other contractor, or to terminate the contract.
From this short list you can see that these are substantial issues and they arise in buildings and townhouse developments that can have hundreds of homeowners and budgets exceeding $1 million per year. The leadership role is not for the meek at heart and not for be-nice condo boards. Elect to your board people who have strength of character, even if they occasionally offend you. If you’re a board director, elect as your chair the person who can actually lead your group and your corporation, rather than the person who will make you feel good during meetings.
If you’re in the chair position, don’t shy away from playing the leadership role, yet don’t let the position go to your head. On the one hand, you’re the president of the corporation and chair of the board. On the other, it’s just a condominium corporation and you’re only one vote. When leadership is needed, exert it, and remember the political saying that “if you can’t be liked, at least be respected.”

Discover Brookfield Homes’ Side-by-Side in
Cranston
buyers who desire more living space and a backyard where they can entertain, at a price they can afford, are
thrilled to discover Brookfield Homes’ Side-by-Side in Cranston.
Brookfield Homes is crafting 94 side-by-side homes in the highly sought after south Calgary community of Cranston that are already proving to be a hit with buyers.
“We’ve been offering our side-by-side homes for many years in other communities and had great success
so we’re really excited to offer them in Cranston,” says Chris MacKinnon, area sales manager. “We have 34 homes in our first phase and 13 are already sold, which is tremendous.”
MacKinnon says they’re also quite excited about opening their showhomes on April 6th, which will include the 1,404-sq.-ft. Linden featuring a double master bedroom layout each with ensuites and an upstairs tech loft “that has been a very popular choice with buyers,” and the 1,413-sq.-ft., three-bedroom Sequoia, which was introduced as a prototype in Auburn Bay and was so successful it was included among the choices in Cranston.
Buyers have five different models to choose from at Side-by-Side Cranston, ranging from 1,116 to 1,465 sq. ft., and each model provides several optional layouts so you

can choose the perfect design to suit your needs whether it’s dual master bedrooms or three bedrooms with upstairs laundry. As well, the homes have unfinished lower levels, providing buyers with additional space that they can have Brookfield Homes develop or develop themselves later on.
“The homes appeal to first-time buyers, young couples and families, and downsizers who are looking for more space,” MacKinnon says. “We’ve focused our designs on creating large living spaces, dining rooms that can easily accommodate six or eight people and a bright, open feel that people love. We’re also offering three models with new elevations and stone facades and two that have front porches, which people really like.”
Inside, the homes present quality features and finishings highlighted by maple cabinets, flat surface islands or peninsulas with breakfast bars, full-height tile backsplash, kitchen appliances with refrigerator, built-in dishwasher, stove and over-the-range microwave with hood fan and ensuites with separate tubs and walk-in showers depending on the model. Buyers can also select upgrades such as granite or quartz counter tops and hardwood and tile floors.
“The huge advantage to buying a side-by-side home is that people can put their own personal touches on it,” MacKinnon says. “They can choose from our three colour schemes or a general colour palette, and they can mix and match choices to create their own look. Our colour boards also give people choice between traditional or contemporary styles.”
Brookfield Homes has chosen three architectural styles including French Country, Tudor and Craftsman and all the homes come with a front and rear yard with front landscaping and a private, two-car, rear parking pad. “There is plenty of room in the back yard for buyers to add both a deck and garage,” MacKinnon says.
“What’s great about Cranston is that it offers so many established amenities,” he says. Residents can enjoy the community pathways that link to trails in Fish Creek Park, and Cranston’s Century Hall that offers year-round activities and its park that includes a splash park, tennis and basketball courts and an outdoor hockey rink.
Residents will also appreciate having the convenience of two schools in the community, nearby bus service and being within walking distance to the Cranston Market that has a grocery store, restaurants, coffee shops and more.
Situated close to Deerfoot Trail and Highway 22X, residents enjoy easy access to downtown, the airport or out to the mountains. As well, they can walk or bike to the new south hospital and Seton just across the Deerfoot.
For more information about Brookfield Homes’ Side-by-Side in Cranston, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., call 403.257.7940 or visit buildwithbrookfield.com.

quick tips
Our impact On the envirOnment is grOwing and it’s time for each of us to rethink our everyday actions and what that means for our planet in so many ways.
Try calculating your environmental footprint to assess your personal impact on the environment and see where you can make small changes to help better the planet. With the plethora of environmentally smart ideas and products on the market, going green can be easy.
DO Shop locally. Visit your neighbourhood farmers’ market and support your community.DOn’t Buy international fruit. The fuel used to transport and shipping the product can be wasteful and environmentally damaging.
DO Buy a stainless steel water bottle. You can refill it with water from your tap or from your water filter dispenser.DOn’t Purchase bottled water. Bottles expend energy in the manufacturing process, transportation and distribution. There are also the costs of garbage pickup, recycling or taking waste to the landfill.
DO Take public transport or start a carpool. Fewer cars on the road mean less greenhouse gases and traffic congestion. You can take advantage of carpool lanes and shared fuel usage to save money and get to work faster.
DOn’t Forget to check your tires. According to Pollution Probe, “If every Canadian motorist had properly inflated tires, 375,000 tonnes of CO2 would be prevented from entering the atmosphere.” That’s because under–inflated tires create drag and reduce your car’s fuel efficiency.
DO Learn about the small changes you can make to help the environment. Try using P&G Future Friendly products such as Tide Coldwater – a product you know and trust, and that can help you reduce your energy use.DOn’t Overuse your products. Many cleaning products are available in concentrated forms so that you can use less for the same results. Be sure to read product labels for recommended use.
DO Recycle and compost. Be sure to check your local municipal recycling guidelines because different cities may or may not recycle certain items.DOn’t Buy Styrofoam products or overstuff your garbage can. Recycling and composting leftover food and paper products will help reduce garbage build-up, and ultimately the greenhouse gases emitted from landfills.
More information on the simple steps you can take to save energy can be found online at futurefriendlybrands.ca. NC

For the First time, calgary has earNed the top
spot in the large city category in MoneySense magazine’s annual “Best Places to Live in Canada”, a ranking based on such factors as housing, employment, crime, and household income.
High incomes and an abundance of jobs fuelled by the boom in the energy sector are among the reasons for its big jump to the number one spot, which was previously held by Ottawa.
And not only is Calgary the number-one large city, it takes the top spot overall among all 200 small, mid-sized and large cities on the list, knocking off three-time champ, Ottawa, which dropped to number six.
“Calgary’s climb to the top of Best Places to Live highlights how well the West did overall in the rankings,” says Jonathan Chevreau, MoneySense editor. “This year, with the addition of the separate rankings in categories for small, medium and large cities, MoneySense is able to provide Canadians with even more comparative information they can use to make a smart decision about where to live, raise children and retire.”
Among other Canadian cities: Toronto jumped from 47th spot last year overall to number 28 this year, largely due to the city’s healthy population growth. Fredericton, NB dropped to number 78 from number seven because of slipping incomes and higher home prices. Kelowna, BC moved up to number 76 from number, in large part to the improved unemployment rate.

Make moving
Moving an elderly loved one can be tough. No one wants to upset that person and everyone wants the move to go as smoothly as possible. This can seem like ‘mission impossible’.
Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the population will reach retirement age within the next five years.
The children and families of the ‘Baby Boomer’ generation (people born between 1946 and 1960) are already helping their loved ones move into downsized or elderly assistance accommodations and often are not emotionally prepared for the task at hand.
Senior loved ones can be very set in their ways and often are not well-equipped to express their emotional frustrations in a constructive way as moving day draws closer.
It all can seem like a daunting task.Over the years, we have packed and moved many seniors and the
important thing is to stay organized, be patient, calm and respectful throughout the move process.
If you are moving a senior loved one into a retirement facility or a condo, you should first contact the management to find out what they are allowed to bring in, appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.
Remember:organize and start packing several weeks in advance. If your loved one is moving from a large home to a one bedroom condo, there will be more furniture than needed. Get a floor plan of the new space and help them plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a favourite grandchild.
sort before you pack. Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for the Salvation Army, for example. Start packing early so you won’t be overwhelmed as moving day draws near.
pack and clean as you go. When helping sort and pack your loved one’s belongings keep in mind that their eyesight and reduced mobility can prevent them from doing regular chores and can result in
54 NEW CoNdo GuidE | Volume 16 issue 04 | newcondoguide.com
comfortable for seniors
poor housekeeping habits. Instead of commenting, offer to clean as you pack and try not to be judgmental.
you’ll will need more time than you think. Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow them time to say goodbye. If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories; there will come a time you will be glad you did.
make their new space feel familiar. Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one. Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home.
wrap small items in coloured paper. This prevents items like knick-knacks from becoming lost or thrown out.
label boxes on top and sides. Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as ‘fragile’.
pack all electronic equipment in their original boxes. Otherwise use low-static bubble wrap when packing these items.
always use packing paper. When wrapping fine china and precious items, don’t use newsprint because the ink can bleed.
seal all boxes with packing tape. Sealing with packing tape makes it easier to stack and protect belongings.
use boxes designed for the items you are packing. Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers.
check clothing before donating. It’s a good idea to sort unwanted clothing for donation prior to moving. Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often put small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they put it.

CONDO PRO // BY BARBARA LAWLOR
Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand
columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of
condominium developments in the GTA and overseas
to green elements as they design and create new communities. In fact, we owe a debt of gratitude to the industry as a whole. Building
codes, for example, have been changed to include more stringent standards in terms of energy effi ciency. We have seen an increase in the number of third-party verifi cation organizations through which builders can apply voluntarily for certifi cation. ese grading systems require builders to achieve specifi c criteria to earn certifi cation.
One example is Leadership in Energy and Environmental Design (LEED), which provides guidelines for architects, engineers and construction professionals in how to increase the effi ciency in buildings and how to measure sustainability. In order to receive LEED certifi cation, residential buildings have to be built and occupied. Green Globes is another example. is program sets out standards to be met including items such as individual suite metering of electricity and water, and a Heat Recovery Ventilator (HRV) to outperform conventional condominiums in sustainability and energy effi ciency.
It is also common today for condominiums to off er Energy Star appliances for added effi ciency. And our innovative builders and developers are also adopting new techniques during the construction process that minimize waste through the reuse and recycling of materials wherever possible.
In today’s condos, you will fi nd a variety of green elements, such as the green roof. ese landscaped areas off er wonderful spots for residents to
barbecue and dine outdoors amidst city and/or lake views. Some of these beautiful roof spaces contain receptacles for rainwater that is then reused for the building’s landscaping. On top of all of this, green roofs help to improve air quality and reduce direct energy use, among many other benefi ts. To reduce a condominium’s carbon footprint, builders are also including things like car share and bike storage facilities that help the environment by reducing the production of greenhouse gas emissions. Some are even including electric parking spaces to anticipate future needs.
Yes, condominium developers are doing their part to help the environment. In addition, we all need to remember that each of us can help by reducing, reusing and recycling on a daily basis. Every step we take as individuals addsup toward building a better and more sustainable future.
Just a few years ago in the new-home building industry, the word “green” referred
to a colour. Today, that wordalso represents a trend toward environmental responsibility andhas become a key design elementin condominiums.
e green trend is good forboth the environment and condo purchasers. In addition to addressing, at least in part, the energy crisis and other problems the planet is facing, the implementation of energy-effi cient and other sustainable features into condominiums saves suite owners money on utilitiescosts and creates healthier andmore comfortable surroundings. We can applaud the builders for taking the environment to heartand paying a great deal of attention
GOING GREEN
We can applaud the builders for taking the environment to heart and paying a great deal of attention to green elements as they design and create new communities.

this is a very naughty dessert. Warm, silky and devilishly good, Molten Chocolate Lava Cake is the quintessential chocolate lover’s dessert. Best of all, its gooey centre actually does erupt with a luscious molten core of chocolatey goodness. And unlike some other recipes I’ve tried, this recipe is foolproof! Made with good-quality dark chocolate, butter, eggs, sugar and flour, the mixture is simply poured into individual ramekins, baked about 15 minutes and upturned onto decorative serving plates. A few fresh berries, a light dusting of icing sugar and your guests will be treated to a lovely warm dessert fresh from the oven. Now that’s love!

Preheat oven to 325°F. Grease four ramekins, about 2 ¾ in. diameter and dust with cocoa powder; set aside.
Melt the chocolate in a small pan over medium heat. Once half melted, add butter and continue to heat until the chocolate and butter are completely melted and combined. Set aside for 10 minutes, or until needed.
Using a blender or hand whisk, whip the eggs, egg yolks and sugar in a medium bowl until pale and thickened, then add to the chocolate mixture. Gently fold in the flour with a metal spoon. Divide the mixture between the four ramekins and cook in the oven for 12 to 15 minutes, until the cakes are firm on top. Using oven gloves, remove the ramekins from the oven and turn them out onto serving plates. Garnish with raspberries and dust with icing sugar. Serve immediately.

introducing affordable high
style into your space is possible, and in more ways than one! Below are my top six decorating ideas that will be kind to your bank account:
1 | multi-purpose piecesOnly purchase pillows, lamps, and throws that will work in more than one room. That way you can change up the look of each room from time to time without spending any money! Now that’s what I call budget-friendly decorating!
2 | extra lightingAdded illumination doesn’t have to be expensive. Go back to the traditional way of lighting with candle wall sconces – no electrician, or hydro needed. Try the electric candles from Candle Impressions (candleimpressions.net).
66 NEW CoNdo GuidE | Volume 16 issue 04 | newcondoguide.com
3 | tired wicker furnitureDon’t know what to do withyour old wicker furniture besides throwing it out? Before kicking itto the curb, why not spray-paint it in a bold colour like Benjamin Moore’s Laguna Blue, 2059-30 or Berry Wine, 2003-30? It couldserve as an exciting accent piece with an element of surprise.
4 | instantly update backsplashBored of your outdated backsplash? Home improvement stores such as Th e Home Depot sell peel-and-stick backsplash, available in a wide variety of styles and colours to blend into any space. Th e best part is it’s so easy to do, you won’t need to hire anyone to install it. Simply add it on top of what’s existing if what you have beneath is more or less a fl at surface.
5 | faux wainscottingAdd a band of what will imitate the look of wainscotting simply by using paint. My favourite way of doing this is using two similar colours but in diff erent tones, usually the darker, more weighted colour for the bottom and the lighter shade on top. Th e bottom portion should be about 30 inches from the fl oor, and you can add moulding to separate the two tones if you’d like.
6 | black high-glossPainting a piece in a black high-gloss paint fi nish can look very high-end without the price tag associated. It could be a new inexpensive piece that you bought with a fi nish you’re not fond of, or it could just be an outdated piece that needs refreshing.

% calculate Your MortGaGe PaYMents
01Calculate the combined monthly before-tax income
of you and your spouse.
02Divide by three. This figure is the monthly payment you can
afford to make on your condo.
03Take the total price of the condo and subtract the amount
of money you expect to make as a down payment. This is the money you will have to borrow.
04Refer to the chart on the opposite page. Look down the
left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05Multiply this figure by the amount you need to borrow.
Divide by 1,000.
06Add to this your estimated monthly heating costs and
monthly property taxes.
07If this figure is equal to or less than one-third of your gross
monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you canafford is to go to the lending institutionof your choice and get pre-qualified.

mortGAGe optionsyou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.
All mortgages are of two basic types:
conVentionAlBuyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
insureD or hiGh-rAtioBuyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
open mortGAGeAllows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
closeD mortGAGeThis usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portAble mortGAGeOffers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
