8 NEW HOME GUIDE | NOV 7 - DEC 5, 2014
When buying a new home, many people’s vision involves an expansive property in an
excellent location and at a great price – within easy reach of all the amenities you need and where you work.
If you’re lucky, you’re able to achieve all of this right off the bat. More likely, as prices rise and selection is increasingly determined by availability and affordability, you may have to compromise. Instead of a detached home in your number one neighbourhood, you find yourself looking at a semi. If a townhome is not quite within reach in your first area of choice, you may be considering a condo.
This is the exercise more and more homebuyers are going through these
Hot markets, cool opportunitiesCanada’s – and Calgary’s – strong real estate markets leave some prospective buyers exploring options to get in
Get it in writing And have your lawyer review your agreement
Buying a brand-new home offers you an opportunity to customize it to your liking. It can be a
dream come true and an investment for the future – but don’t forget, it’s also legal transaction.
The term “get it in writing” has never been more important in the case of the new-home purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.
Since building a home is much more complicated than a resale transaction where the unit and/or property likely already exists, there is
no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so contracts can vary from one builder/developer to another and from province to province.
Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what it contains. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.

days. Want a bigger property, move further out of the city. That used to be the fairly simple process. Now, complicated by issues such as transit and commuting times, the choices may not be so easy. In some areas, rising land acquisition costs are expected to make many buyers’ number two lowrise choice – townhomes – more expensive. Where to from there? A condo? That may not be a suitable alternative, if you have or are planning a family.
The good news is that builders are responding to such challenges by increasing their offerings in home type, and in the case of condos, unit sizes. Plenty of homebuying options are out there, and if you do thorough research, you’ll unearth the opportunities.

12 NEW HOME GUIDE | NOV 7 - DEC 5, 2014
//COVER STORY
» by HEATHER RYAN
HOPEWELL’S MAHOGANY offers ultimate lake lifestyle
Presenting a new showhome parade, a full range of attractive housing styles, including the
new Island Collection of fabulous estates and numerous amenities highlighted by a new Beach Club that’s under construction, it’s easy to see why people are choosing to live in Mahogany.
Crafted by Hopewell Residential in southeast Calgary, Mahogany offers a four-season playground where homebuyers can experience the ultimate lake lifestyle centred around Calgary’s largest fresh water lake – Mahogany Lake, a private three-part lake that connects the community’s residential neighbourhoods.
“The lake itself is also uniquely designed as it includes two distinct residential islands and is crossed in two places by bridges – both of which will
provide exceptional viewpoints,” says Erin McGregor, marketing manager, development.
Homes designed and built by Calbridge Homes and Morrison Homes, the Island Collection features homes on the first of these residential islands. This collection will have 22 estate-sized home sites ranging from 56- to 64-ft. wide, and each site comes with private beachfront and lake access, personal dock access and a private neighbourhood entryway.
“There is simply no other location in Calgary that compares to the Island Collection,” McGregor says. “It is in a class unto itself and is perhaps the most anticipated set of lots we’ve seen in Mahogany.”
Hopewell celebrated the grand opening of a new Lakeside showhome parade in mid-September of Reserve Collection estate homes by Calbridge, Morrison and Homes by Avi. Homes in this exclusive collection offer triple-car garages, custom features, walkout basements, private docks and lake access.
Mahogany offers something for every buyer with the Lakeland Collection of laned homes, front-attached garage homes and the rear-attached garage homes by Jayman MasterBUILT, Sabal Homes by Hopewell, Stepper Custom Homes and Trico Homes; and the Boulevard Collection of attached homes, street towns, condos and townhomes by Jayman Modus, Homes by Avi, Sabal Homes by Hopewell and Truman Homes. Homes start from the $180,000s for condos to more than $1 million for estates.
HOPEWELL RESIDENTIAL | Mahogany
“The lake itself is also uniquely
designed as it includes two distinct
residential islands and is crossed in two
places by bridges – both of which will
provide exceptional viewpoints.”
Hopewell is excited that construction is underway on the Mahogany Beach Club and Main Beach Site. Slated for completion in 2015, the 22,000-sq.-ft. Beach Club will offer community events and educational and recreational programs. Outside the beachfront building, residents can spend their summer days lounging with a book, picnicking, swimming, kayaking and canoeing, while in the winter they can enjoy skating and hockey.
“Another exciting project taking place alongside the community is the Greenway project. Parks Foundation Calgary is building on our city’s nearly 1,000 kilometres of pathway, and when complete, the Greenway will be a 138-kilometre network of parks and pathways that will encircle the city,” McGregor says. “Mahogany is one of the very lucky communities connected to the Greenway further enriching the lives of community members by being a year-round destination for cyclists, cross-country skiers, nature lovers and kids of all ages to play outdoors.”
Mahogany is also home to a community park system, which features a ring of pathways and interpretive areas surrounding scenic naturalized wetlands, and it has five designated school sites.
Residents appreciate Mahogany’s great location. It has easy access to Stoney and Deerfoot Trails, is close to major amenities such as the South Calgary Health Campus and shops, services and more in Seton and is adjacent to a future LRT station.
Construction will also commence next year on Mahogany Urban Village, which “brings the best of neighbourhood essentials of living close to home,” McGregor says, such as restaurants, shops and services.
For more information on Mahogany – the 2013 CHBA - Calgary Region SAM Award winner for Community of the Year and 2014 CHBA Alberta Awards of Excellence winner for Community Development – visit the showhomes or mahoganyliving.com

Canada’s hottest real estate market? CALGARY HANGS ON TO TOP SPOT
Canada’s strong housing performance has been well documented – and the envy of many countries. But would you be able to guess the hottest real estate market in the country?
You might be surprised.According to the latest House Price
Survey from Royal LePage, Canada’s hottest real estate market is not Toronto or Vancouver, as some might expect.
It’s Calgary.Nationally, the average price of a
home in Canada rose between 4.4 per cent and 6.1 per cent year-over-year in the third quarter of 2014. During this period, the average price of a standard two-storey home rose 5.5 per cent to $441,714, while detached bungalows increased 6.1 per cent to $405,101. Condominiums on average showed slightly lower year-over-year gains, posting a 4.4 per cent increase to $257,377.
“In the seven years since the Canadian housing market began its recovery from the worldwide recession, home price growth has been robust, often greater than the long-term average of approximately five per cent,” says Phil Soper, president and chief executive of Royal LePage.
“We are now experiencing a natural slowing in the rate of year-over-year price appreciation, with real estate markets moderating in most parts of the country, a transition to what our agents refer to as a ‘Goldilocks market,’ one that is neither too hot, nor too cold. To be clear, we expect home prices to continue to grow in the months ahead, but at a slower rate than we have seen in recent years.”
SUMMARIES OF SELECT CANADIAN REAL ESTATE MARKETS:Calgary: The housing market continues to be among the strongest in the country. Demand was strong across all housing types. The average price for standard condominiums surged 11.8 per cent year-over-year to $294,156, and detached bungalows increased 10.8 per cent to $515,844. Standard two-storey home prices were consistent with this trend, increasing 9.2 per cent to $499,811.Edmonton: Also saw strong price appreciation across all housing types. Detached bungalow prices showed the strongest gain, increasing 6.0 per cent year-over-year to $357,240. Standard two-storey home prices rose 5.3 per cent to $379,463, while standard condominiums climbed a healthy 5.8 per cent to $232,340.Toronto: Low levels of inventory combined with an unseasonably active August market contributed to significant price increases across all major housing types. Standard condominium prices saw the greatest increase, rising 8.0 per cent year- over-year to $383,039. Detached bungalows rose 7.2 per cent to $618,088, while prices for standard two-storey homes increased 7.6 per cent to $733,317.Vancouver: Price increases remained strong in the third quarter. Detached bungalows saw the largest increase, climbing 6.1 per cent to $1.13 million. Standard two-storey homes also experienced strong growth, rising 5.6 per cent to $1.22 million. Standard condominium prices cooled slightly by 0.2 per cent to $502,869.Ottawa: The slower winter and spring seasons left the market with a surplus of inventory in the third quarter, holding prices relatively flat in the region. Detached bungalow and standard two-storey home prices each increased by 1.2 per cent year-over-year, to $403,091 and $406,264, respectively. Standard condominium prices declined slightly, dropping 0.3 per cent to $258,132.Montreal: The average price of detached bungalows increased 2.6 per cent year-over-year to $296,857. In the same quarter, standard two-storey homes and condominiums remained relatively flat, rising 0.2 per cent to $403,714 and 0.5 per cent to $241,000, respectively.

GENESIS TO ACQUIRE $52.5 MILLION OF LAND for a new master-planned community in rapidly growing Southeast Calgary
Genesis Land Development Corp. has announced it has entered in to a purchase and sale agreement for the acquisition of approximately 350 acres of land located in southeast Calgary along the Bow River.
The property also overlooks the Bow River Valley, with views of the Rocky
Mountains and is just two kilometres south of the recently opened, $1.3-billion Calgary South Health Campus/Regional Hospital (see map).
The land will be developed into a residential community, with construction forecast to begin in 2021. Once completed, the community is expected to include nearly 2,100 homes, parkland and supporting community commercial development. The land is currently zoned Future Urban Development within

Calgary’s Southeast Planning Area.This $52.5-million acquisition, the
first mid-term land purchase in seven years, continues the Genesis strategy of focusing its portfolio on residential lands within the Calgary Metropolitan Area, and is expected to provide a long-term supply of single-family and multi-family homesites. The company will pay for the acquisition from its general cash resources, with $12.5 million due on closing (scheduled for Jan. 6, 2015), and the remainder paid over five years. President and CEO Bruce Rudichuk commented, “We are very excited about our future in the Calgary Metropolitan Area and developing this extraordinary land, which will enable Genesis to create a unique and desirable master-planned community. The site’s location and varied topography will assist us in creating diverse neigbourhoods, ranging from family-friendly and affordable communities to intimate benchland enclaves with river views.”
He continued, “It has all of the essential characteristics we are seeking – and will encompass a large scale community with multiple product categories in a rapidly growing area within the city of Calgary. The

development time frame will support the planned growth of both our land development and homebuilding businesses and allow us to once again show the marketplace the kind of communities Genesis is capable of creating.”
Genesis Chair, Stephen J. Griggs, stated “This acquisition demonstrates the consistent execution of our strategic plan and balances the company’s portfolio between lands that generate strong cash flow in the short term, and lands which sustain cash flow over the longer term. We anticipate, as part of our balanced approach toward the uses of capital, that Genesis will pay for this investment from cash flow, allowing us to continue to have a conservative capital structure. It will support our increasing momentum and enhance our transition into a leading land development and home-building company in Calgary.”
ABOUT GENESISGenesis is an integrated, award-winning land developer and residential home builder, creating innovative and successful communities in the Calgary Metropolitan Area. Landscape 360. Professional Landscape Construction.
How to begin your
LANDSCAPE PLAN
With the trees bare and winter on the horizon, landscaping may not be a priority for
homeowners to contemplate. Here are a few ideas homeowners can explore over the winter. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Here are some tips to guide you through a satisfying landscape construction experience.
Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame.
Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around it will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials, it may be more or less of an investment one season to the next. However, it is sometimes more cost effective to do the whole project at once.

Hire a professional. Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise!
Booking a consultation with a reputable landscaper will allow you to see if your budget is in line with your vision.
Hire a professional. Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required.
Know your options. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done
very different. Hire a company that uses quality equipment, utilizes the best products available and installs everything professionally. Ask to speak with former clients who have had similar projects to the one you’re considering. Your options include patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and fire pits. Clearly, there are many choices, and it pays to explore all of your options carefully.
A stylish, functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect.

Bathroom must-haves for 2014
//STYLE FILE
There are always new and exciting innovations
coming out of the design world. Fusing technology
with function is an ongoing trend, and in
light of that, I’ve compiled a list of my
recent favourites. Enjoy!
Hot and NewFOR THE LOO
The Kohler Touchless SystemKohler has reinvented how you flush. Homeowners now have two uniquely hygienic flushing systems to choose from:» The Cimarron Touchless Toilet: A sleek and modern take on the traditional toilet design with one exception – no flush lever. Each toilet tank is equipped with a no-touch-flush sensor that is activated by a wave of your hand. » The Kohler Touchless Flush Kit: An affordable alternative to the touchless toilet that allows you to retrofit your existing toilet with the no-touch-flush system.
Two words: clean and simple.
JAMIE BANFIELD Principal Designer,
Jamie Banfield Design and currently serves as an officer, as well is an allied member of the
National Kitchen + Bath Association. Jamie’s main
focus is total project design and management.
First earning his recognition as a creative
force in design in the kitchen and bath industry, Jamie has since taken his eye for colour and space
into the rest of the home.
Moxie RainheadSinging in the shower has never been so fun! Kohler gives us the Moxie Rainhead – a rainhead and wireless speaker all in one. This Bluetooth enabled rainhead allows you to pair your wireless listening devices with the speaker for your desired shower soundtrack. Each rainhead is outfitted with 90 angled nozzles and incorporates air-induction technology to provide superior coverage and spray.
Nightlight Toilet SeatWouldn’t it be nice to answer nature’s call and not blind yourself in the process? Well now you can do just that, with Kohler ‘s Nightlight Toilet Seat. The lighted hinge throws just the right amount of light needed to find the toilet, while sparing your tired eyes at that midnight hour. More good news – the seat is designed to prevent slamming. So ladies, when someone actually puts the seat down, it won’t wake up the whole house!
Tailored Vanity Collection Key word: tailored – with modern design, uniqueness is everything. Kohler allows homeowners to completely customize their vanity space with the new Tailored Vanity Collection. You have a choice of five distinctive vanity designs, each of which can be tailored to suit your style. You can choose hardware, finishes and
even custom drawer configurations. The flexibility of this collection allows you to add a personal touch to such an essential space.
Martyn Lawrence Bullard for Ann Sacks TilesAward-winning designer Martyn Lawrence Bullard has released three Moroccan inspired tile collections with Ann Sacks. With your choice between Eastern Promises, Mousharabia and Hermitage collections, you would be hard pressed not to find inspiration in Martyns’ creations. Each collection has its own middle eastern exotic feel with a modern twist and is sure to add a one-of-a-kind touch to your space. If you’re looking to incorporate a punch of colour and texture to your space, look no further.
KallistaKallista takes elegance to a new level with their kitchen and bath products. High quality design is what Kallista (Kohler subsidiary) is all about, and it shows. From faucets to vanities, each piece has a unique, handcrafted feel and look to it that adds richness to a space that would be hard to beat. Fusing old world style with modern finishes, Kallistas’ fitting and fixtures ooze charm and sophistication while providing the durability that every kitchen and bathroom needs.
Nu Heat SignatureWifi enabled floor-heating system? There’s an app for that! With almost everything going wireless these days, it only makes sense that our thermostats would too, right? Nuheat has developed a programmable thermostat that can be controlled via iOS or Android app. The app gives you the flexibility of programming your thermostat remotely for up to seven days at a time, as well as managing multiple zones. If your energy usage is a concern for you, the app keeps track of hourly, weekly and monthly usage. If forgetting to turn the heat off before leaving the house is no longer a problem!

SHANE HOMES offers outstanding value in
Airdrie’s King’s Heights
With its combination of terrific features, great design and a stylish decor, Shane Homes’
Orion II showhome has become a hit with buyers in Airdrie’s King’s Heights.
The Orion II, a 2,010-sq.-ft. two-storey with front double attached garage, has become one of Shane Homes more popular plans, says Satwinder Notay, co-area manager with Belal Fouani
“People love the functional, comfortable design and the decor is very warm and inviting,” Notay says. “It has a bright open feel as soon as you walk thought the front door because it’s so spacious and the open stairs give it a really grand feel.
“We get lots of positive comments about the kitchen, which is perfect for those who love to cook and entertain, and people love the main floor flex room because it’s very functional – you can use it as an office, a playroom for the kids, a formal dining room and we even have one buyer using it for their piano.”
The Orion II opens to a beautiful entry featuring soft grey and white colours that are a perfect match to the greyish tile underfoot and there is plenty of room to greet guests as well as space for a hall table or convenient bench.
The expansive granite-topped island serves up great space for food preparation and the breakfast bar seating allows friends and family to gather around and socialize with the host.
SHANE HOMES | Orion II
A short hall off the entry leads to a half-bath and a good size mudroom off the garage entry, while down from the entry, pocket doors open to an inviting reading area in the flex space.
At the rear of the home, the large great room is warmed by plush carpet and a gorgeous wall-centred gas fireplace surrounded in a grey stone and framed in white moulding for an eye-catching look.
The kitchen pops with its dark granite-topped countertops, adding a nice contrast to the white cabinets and cool grey tiled backsplash. The expansive granite-topped island serves up great space for food preparation, and the breakfast bar seating allows friends and family to gather around and socialize with the host. A corner pantry provides plenty of storage space.
Adjacent to the kitchen is a large bumped out dining nook with windows on two sides and a glass door to the deck that allows in plenty of natural light.
Upstairs to the left, you’ll adore the owners’ suite that offers space for king-sized furniture and a luxurious ensuite featuring dual sinks in a granite-topped vanity, corner soaker tub, granite-topped make-up area, separate shower and a large walk-in closet.
Down the hall are two generous sized secondary bedrooms, a full bathroom, a laundry room and a huge bonus room ideal for relaxing and enjoying movie night with the family.
“The exterior also really draws people because it presents an estate style look giving it tremendous curb appeal,” Notay says. “King’s Heights itself has an estate feel and is a very family-oriented community that’s close to all the amenities, such as parks and pathways and it’s within walking distance to the Kingsview Market, which has a grocery store, coffee shops, restaurants and services.
“We have a great selection of home styles and some really nice lots in King’s Heights, with some backing onto a pond and some close to the regional park,” she says. “And what’s really attractive is it offers tremendous value; you’re definitely getting more for your money here and you’re just 15 minutes to Calgary.”
For more information on Shane’s models and lots in King’s Heights, visit the Orion II or Shane Home’s other showhome, the Andorra II, at 330 and 334 King’s Heights Dr. S.E., Airdrie, open Monday to Thursday, 2 to 8 p.m., and weekends, noon to 5 p.m., call 403.536.2303 or visit shanehomes.com

1/PICTURE PERFECT PALETTESometimes the best colour scheme is no colour at all! To capture the South Beach spirit and keep this space feeling open and fresh, I used a white-on-white palette based around Benjamin Moore’s #OC-65 Chantilly Lace, and then added pops of other neutrals for variety.
3/TASTEFUL TEXTUREA minimal palette puts the focus on texture, so it’s key to have contrast between soft and hard, smooth and rough, and shiny and matte. The sleek glossy floors practically demanded a soft cowhide, but other furnishings use leather, ceramic and fabric upholstery (with mix and match pillows) for tons of tactile sensations.
TIP Sculptural accents such as a Carved Divot
vase can instantly add a rich punch of texture to
a counter or shelf.
2/LIVELY LODGINGSSpeaking of cool tones, it’s important to add some warmth into a white-on-white space if you don’t want it to feel too chilly. This is why this space primarily consists of warm woods and beige accents, over cooler grey tones, and comforting accents such as the sheepskin rug in the bedroom (and exposed storage for extra bedding).

trend — incorporating
the Aspen Deluxe Faux
Fur Throw: gives a chic
lodge look to any space.

This is why this space primarily consists of warm woods and beige accents, over cooler grey tones, and comforting accents such as the sheepskin rug in the bedroom (and exposed storage for extra bedding).

especially in a neutral space. A piece such
as the Talis Hammered Gold Platter
plays well next to cool silver tones. $70.

4/TRIED AND TRUETaking the texture even further is the combination of wood and metal — blended with white, they form a timeless trio. Balancing all three in roughly equal proportions helps the galley kitchen look coordinated despite combining so many materials — and each is picked up again throughout the space for a harmonious vibe.
5/CRYSTAL CLEARFinally, to keep the space feeling open, I balanced some of the heavier items with light touches, such as the clear acrylic nesting tables and transparent ghost chairs. Beachy seaglass vases finished off the look for a perfect retreat in paradise!

Tell us about your partnership with LG
J: LG approached me about six months ago to be the ambassador for its new Door-in-Door refrigerator. Given my love of design, food and entertaining, it seemed like the perfect fit. The refrigerator is amazing for entertaining – it can act as a beverage centre, where guests can help themselves!
When it comes to kitchen essentials, what is
your favourite item?
J: For a bit of luxury, I would say a wine fridge. I pretty much bought my house because it came with one. I also think a great big kitchen island is so important for everyday cooking, as well as entertaining.
Describe your dream kitchen
J: All white with some gritty elements, such as exposed beam, an industrial chandelier, large windows and open shelving. Oh, and a few French baguettes in a basket on the counter!
If you could cook with anyone, who would it be?
J: My grandmother, she is my muse. We cook together all the time, and she is so inspiring.
You love to entertain and throw beautiful, inspiring parties.
What are your top entertaining tips?
1. Making food ahead of time – it is a huge sanity saver. 2. Use rental companies for tables, chairs, glassware, utensils
and linens – it is a lot less expensive than people realize.3. Being present in the moment. I can spend so much time
preparing and hosting the party, that sometimes I forget to enjoy it. Do your hosting, and then be resolved to enjoy yourself, too!
Where do you look for inspiration when planning a party?
J: My cousin Tori’s blog, fraichenutrition.com – she’s a dietitian and an incredible cook, she inspires me with her euro-rustic approach to food, which I love. And, in terms of decor, I look to Monika Hibbs. She has beautiful style.
What do you love most about entertaining?
J: I love to treat people. I love having guests come over and serving them the best food I can make, putting on the best party I can. I want people to leave having had a really great time. That makes me really happy.
How can you use existing decor to make a party hosted
at home comfortable and stylish?
J: Using your kitchen island as a serving station or buffet is a great idea. Bring your indoor furniture outdoors, and create an interesting set-up to stage your food (weather pending, of course!).
What are the top entertaining trends this season?
J: For decor, an all-white palette is still big this year, but mixed with rustic elements and metals, such as serving food on an antique cutting board. And for food, the mini trend (think one-bite apps) is still going strong!
You are known for your fabulous sense of style.
How do you like to dress when you entertain?
J: When I throw parties, I usually pick a theme and get everyone to dress accordingly – which makes for great, fun photos.

Protecting exterior plumbing pipes
Q: Considering how cold it is in Alberta during the winter, are plumbing pipes allowed to be installed in exterior walls?
A: Great question, and timely, too, because Albertans will see the temperatures regularly dipping below zero pretty soon.
In accordance with the 2010 National Plumbing Code of Canada (2010 NPC), piping in exterior walls shall be protected from frost. Unfortunately, the methods of protection are not specifically described in the 2010 NPC, and as we know, the climatic conditions vary greatly in Alberta during the winter.
To provide guidance on this topic, Alberta Municipal Affairs released Standata P-07-06-NPC 10 (Rev 2) in November 2012, indicating that methods of protection as described in the previous Alberta Plumbing and Private Sewage Codes were suitable on the basis of past performance and shall be established on the basis of local experience.
It was determined that no part of a plumbing system, except a dry vent that is adequately insulated from freezing, shall be located in an exterior wall. Adequately insulated means that piping shall be located on the warm side of the insulation and vapour barrier in an enclosed space on the inside of the exterior wall.
This means a separate two-by-four or two-by-six wall (depending on piping sizes) must be built inside the insulated exterior wall, and the plumbing would need to be located inside this additional wall. In essence,
this adds an entire wall of insulation between the cold outside temperatures and the pipes, safeguarding the pipes from freezing during the winter.
It is important to note this will affect the design of some spaces (such as a laundry room), because this additional wall will decrease the interior footprint by four to six inches of floor space.
Future columns of Decoding the Code will continue to answer readers’ questions about how the provincial construction codes affect their projects. Email your questions to [email protected]. Be sure to include which city you live in, as well as your phone number in case I need to follow up with you.

3 REASONS TO BUY A NEW HOME
in a Calgary lake community
We Calgarians are extremely lucky to live near the Rocky Mountains in an area prone to the weather phenomena called a Chinook, capable of warming up a cold winter’s day (and our spirits) by several degrees in a matter of hours.
But while we have the beautiful mountains and foothills, what we could definitely use more of is lakes, and lakefront properties for that matter which many home owners desire. Well, that is something that has been taken into consideration by a few residential developers looking to provide new-home buyers with the opportunity to live a lakeside lifestyle right here in Calgary.
Auburn Bay and Mahogany, two of our city’s newest man-made lake neighbourhoods, are perfect examples of that initiative. Each has its own unique master plan, home styles and price points providing a wide range of purchasing opportunities.
Here are three reasons why making a move to a new home in a new lake community may be for you.
1. LAKESIDEThe lake, often found central to the host neighbourhood, is quite obviously one of the most alluring features of buying a new home in any new Calgary lake community.
During the spring and summer is when the benefits of suburban lakeside living are most apparent, as residents and their guests have exclusive access to the lake and all that it has to offer.
From casual water sports and super-soaker fights to some much needed rest and relaxation on the beach, it’s all doable at the community lake just a short walk away from home.
2. FAMILY ORIENTEDMany parents look for an extraordinary neighbourhood setting to raise a family in, a place that will foster fond memories between each other (and neighbours) for many years to come. Having said that, it may come as no surprise that Calgary's newest lake communities fit that role perfectly!
During warmer months of the year, children from all over the neighbourhood frolic to the lake in search of fun with their peers while parents meet new friends of their own – and network, I might add – to keep tabs on the young ones.
Auburn Bay and Mahogany have very active community centres that host a variety of events ranging from yoga and dance classes to social gatherings and holiday celebrations, some of which are free or included in the residential lake membership fees. These weekly events also help promote relationships between families and members of the community.
3. ATTAINABLECalgary’s wide variety of lake community real estate allows buyers from all walks of life to take part in a lakeside lifestyle.
Prices in Auburn Bay, for example, range from the $200,000s to more than $1 million for everything from condos and townhomes to starter-homes and estate lakefront homes.
Owning a new home in Auburn Bay or Mahogany may not be as far off for some people as they think! Is it time for you to start living your life on or near the lake in southeast Calgary?
Many parents look for an extraordinary neighbourhood setting to raise a family in, a place that will
foster fond memories between each other (and neighbours) for many
years to come.
With cold weather approaching, Canadian homeowners will soon be looking for ways to reduce home energy consumption and heating costs.
With memories of last winter – one of the harshest in recent history – still fresh, many Canadians are taking a more proactive approach to prevent the condensation, drafts and cold floors that are dead giveaways you’re paying too much to heat your home.
And yes, these warning signs surface even in new homes.“An under-performing building envelope is the main
reason why the average Canadian spends unnecessary money on heating costs,” says Jay Nordenstrom, executive director of NAIMA Canada, an association of insulation manufacturers.
“A robust building envelope means homeowners decrease their energy needs. This lowers monthly heating bills, along with the associated greenhouse gas emissions, and enhances comfort during catastrophic winter weather.”
Just what is a “building envelope”? It’s a term to describe the building components that separate the indoors from the outdoors. A home with a modern building envelope – well insulated, properly sealed and well ventilated – can provide shelter during the most brutal weather conditions. It also provides insurance in the event your furnace is disabled by a power outage.
Paying a premium for a house with increased wall and attic insulation, for example, can provide month-over-month payback by lowering energy consumption and heating costs. These savings vary, however, and are determined by the R-value of your home’s insulation. Higher R-values mean greater insulating power.
New homes offer the best opportunity to ensure a high-performance building envelope, and NAIMA suggests home builders not trade off improvements to the building envelope in favour of mechanical systems.
Renovating a home is another opportunity to improve the building envelope. The most beneficial upgrades include installing appropriate amounts of insulation and weather sealing where drafts and air leakages are occurring, NAIMA says. Many of these can be done as do-it-yourself projects.
Across Canada, grants and rebates are available from the federal and provincial governments and local utilities, especially for energy-saving renovations.

Why you should always check your property boundary
Have you bought, or are considering buying, a new home and want to build a fence, shed or deck or otherwise spruce up your residence? Here’s why you might want to check your property boundary first.
A recent analysis conducted by Krcmar Surveyors Ltd. showed that about 49 per cent of residential properties in the Greater Toronto Area, for example, have boundary discrepancies with significant potential to cause disputes between neighbours.
Horror stories of feuding neighbours, litigation nightmares and tens of thousands of dollars in legal costs are not just the stuff of Hollywood movies – it really does happen.
And yes, even with new homes.Sometimes, it’s just difficult to tell
where one property ends and another begins. “It’s not as easy as one would think, in a muddy construction zone with no fences and rudimentary driveways, curbs and roads to delineate land parcels,” says Sasa Krcmar, executive director of Krcmar Surveyors Ltd., whose company has helped launch protectyourboundaries.ca, a site designed to help homeowners prevent and resolve property boundary issues.
Although legal iron bars are set to mark out each lot prior to construction, they often get knocked out, moved or buried during the building phase.
“Many homeowners naturally, and incorrectly, assume that the wooden stakes that dot the perimeter of their property represent the boundary, and use them as a guide to start planting a
hedge or put up a fence,” Krcmar told New Home Guide. “However, these wooden stakes are generally used for site grading. And while they are likely located near the property line, they can’t be relied upon to determine the legal boundary.”
Here, then, are a few tips for new-home owners to avoid property boundary issues.
GET THE SURVEYORS REAL PROPERTY REPORT: Your property boundary will be recorded in the Surveyors Real Property Report (SRPR) that is performed after the foundation walls are poured (approximately a foot above grade) and the soil is backfilled around the home. The SRPR is your official documentation of your building location and the property boundary lines. Builders typically provide this plan when you close the deal. Be sure you receive a copy and keep it in a safe place for future reference.
MARK THE FOUR BOUNDARY CORNERS OF YOUR PROPERTY: Ask the builder to have the surveyor mark the four boundary corners of your property with iron survey bars as a condition of closing. Even if the builder charges a nominal fee for this service, it is a cost-effective practice that will allow you to add structures and landscaping with confidence and peace of mind in years to come.
PROTECT THE IRON SURVEY BARS THAT DEFINE YOUR PROPERTY: Protect the iron survey bars that define the corners of the property. They are legal monuments that provide the most important evidence of your property boundaries. Don’t remove or move them, or allow others to.
BE A GOOD NEIGHBOUR: Be a good neighbour, while at the same time ensuring that your neighbours don’t establish a pattern of using part of your property for their routine activities.
AND, IF ALL ELSE FAILS: Visit protectyourboundaries.ca, where, for a cost that varies depending on the surveyor (usually $200 to $300), homeowners can find their exact property boundaries.

Q & ANEW TECH IDEAS FOR YOUR HOME
ASK AN EXPERT by HEATHER RYANQ&A
//ASK AN EXPERT
Q: What is some of the new technology that’s available in new homes?A: “What’s really big in new homes is being able to control systems via your mobile phone or iPad,” says James Alexander, who heads up the custom integration division for Western Canada Visions, which is partnered with Shane Homes to provide structured wiring in their new homes.
“You can control your home’s locks, lights, temperature … all at a touch of a button,” he says. “You can turn on lights before you come home from work and the system can learn your pattern so it can simulate what you normally have on when you’re away on holidays.
“The newest control is with water – a sensor on the hot water tank will shut off the main if a leak is detected and it’ll send an alert to your phone,” Alexander says, “and sensors on your sprinkler system will water where the lawn is dry.”
Another new idea, he says, is permanent Christmas lights that are installed in the eaves so they’re out of sight most of the year and can be programmed to come on when you want them.
“But I think the coolest idea is for homes with speaker systems – a guest can use their phone to log onto my Wi-Fi, hit a button and play music from their playlist in my home; it’s great when you’re entertaining.”
Alexander says they’re creating Wi-Fi and networks with wireless access points in new homes “so the system gives full coverage from every corner of the lot. We’re also setting up distributed audio so music can be heard throughout the home and wiring homes so people no longer need a cable box by every TV.”
He notes that security systems are going wireless, but recommends they still be hard wired – “it’s the best way to go and they can be integrated with everything else.”
Doorbells are also being tied into the speaker system so you can hear it ring when you’re on the back deck. “And some people have exterior cameras that can be triggered when the doorbell rings so you can see who’s there even when on vacation.”

ASK AN EXPERT by HEATHER RYANQ&A
//ASK AN EXPERT

TODAY’S NEW HOMES PROVIDING
healthy indoor environment
With the arrival of shorter days and winter weather most Calgarians are starting to spend more time indoors out of the cold.
As the temperature drops and the snow flies, people typically go into the cocooning mood and may spend as much as 90 per cent of their time indoors over the winter months – most of which will be in their own homes.
Because of this, the “health” of the home becomes more important to homeowners, especially those with allergies, young children and elderly family members.
Poor indoor air quality inside your home can impact the well-being of all who live there. It can range from a general sense of feeling tired or under the weather to contributing to, or perhaps even triggering, allergies and asthma issues.
Off-gassing from building materials, paint, finishes and new furniture, excessive moisture that can cause a buildup of mould and mildew, and improper ventilation and incomplete combustion in heating systems can all have an impact on the quality of air inside your home.
Without even realizing it normal everyday activities that occur inside the home such as cooking, showering, washing dishes, cleaning and doing the laundry can create moisture and hamper indoor air quality. Further, off-gassing from the use of household cleaners and sprays, dust and even emissions from equipment used in a home office can contribute to unhealthy air. And that’s not even taking into account the amount of dander and hair contributed by your pets, not to mention what they can potentially bring into the home from outside on their fur.
With all this in mind, it’s good to know that today’s new homes are built to give your family the best possible indoor environment, resulting in a comfortable, enjoyable home with clean air, a comfortable moisture level and no moulds or lingering odours.
Starting from the construction and design process, new home builders in the Calgary region are addressing the indoor environment. Good indoor air quality begins with solid construction that prevents air leakage and moisture penetration that eliminates dampness and cold spots. New processes that are used today not only increase comfort, but also prevent mould growth.
To help prevent condensation, exterior walls are well insulated with air barriers, vapour retarders and caulking, and energy-efficient windows are expertly installed.
As well, mechanical ventilation is included in every new home, using exhaust fans to get rid of stale or excess moist air that is often generated inside the home as a result of daily routines during the course of the day. Many new homes come with a heat recovery ventilator, which continuously brings in fresh, filtered air from the outside, while eliminating the stale air.
These energy-efficient heating and cooling systems operate cleanly and safely, drawing air directly from the outside and venting exhaust gasses separately to avoid any risk of noxious fumes inside the home.
Building codes today are designed to protect the homeowners and help conserve energy, making today’s homes healthier and more sustainable, as well as safer for those living in them.
In addition, many builders are using environmentally-friendly building materials to reduce the amount of pollutants or contaminants introduced into the home during its construction. These include non-solvent-based glues and grouts, water-based paints, formaldehyde-free cabinetry and pre-finished hardwood flooring.
Besides the materials, many products are selected and installed by local builders because they have a positive long-term effect on the quality of air inside your new home. For instance, going with a hard-surface flooring material or selecting cabinets and countertops that can be easily cleaned with mild, non-toxic solutions are among the ways to help promote a cleaner environment.

HOMEBUYERS’ HELP////MORTGAGE ADVICE
» by ALYSSA RICHARD
When you sit down with a mortgage broker or bank to talk about your mortgage financing options, one of the products they may offer you is a collateral mortgage. Collateral mortgages are a readvanceable mortgage product, meaning it comes with the option to borrow more money as your property value increases, without having to refinance your mortgage.
In theory, this should be a fantastic product for mortgage holders. Normally, if you wanted to borrow equity from your home partway through your mortgage term, you’d have to refinance your mortgage – and pay a hefty penalty to do so. As well, whenever you refinance, you have to pay a real estate lawyer to oversee the transaction. Hello, legal fees – and more costs that need to come out of your pocket.
Unfortunately, the grass isn’t always greener on the other side, and a collateral mortgage might not always be as great as it sounds. Why? Well, for starters, on paper, having a collateral mortgage can make it look like you have more debt than you actually do. Collateral mortgages are registered with a collateral charge, meaning lenders register the home as being worth slightly more than it is (up to 125 per cent more, in fact). They do this so that when the value of your home does go up you’re able to borrow up to 80 per cent of the increased value – not the original amount it was valued at when you first bought it.
The downside to this is the collateral charge could make it look like you have more debt than you really do. If, sometime throughout your mortgage, you wanted to secure secondary financing for other things, a lender would have to review your credit history and would see this larger amount registered under your name. Depending on your financial situation at the time, this may be reason enough for them to decline your application for more financing.
The second and final reason collateral mortgages aren’t always as great as they sound is that you can’t transfer them to another lender – not even when your mortgage term is up. See, collateral loan agreements aren’t registered with your land title or registry office. Instead, they’re registered under the Personal Property Security Act (PPSA) of Canada. For that reason, it may contain terms that other lenders don’t
agree with. So, if you ever decided you wanted to switch lenders, you would need to hire a real estate lawyer (and pay those legal fees) to get you out of your agreement.
Now, I’m still not saying you should just steer clear of these products. If you think you’ll need to borrow equity in the future, and plan to keep your mortgage with the same lender, a collateral mortgage would be a great product for you! But for those who favour flexibility: do all your research, before simply signing on the dotted line.

Calculate your mortgage payments
MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:
CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.
INSURED OR HIGH-R ATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.
OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.
Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.
CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.
Prepayment options are available but they are subject to conditions.
PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

01 Calculate the combined monthly before-tax income
of you and your spouse.
02 Divide by three. This figure is the monthly payment you
can afford to make on your home.
03 Take the total price of the home and subtract the
amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down
the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05 Multiply this figure by the amount you need to borrow.
Divide by 1,000.
06 Add to this your estimated monthly heating costs and
monthly property taxes.
07 If this figure is equal to or less than one-third of your
gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
Follow these steps to see if you’ll qualify for a mortgage on your dream home
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
