The following place making concepts are the outcome of several weeks of discussion, three visioning
charrettes, and team brainstorming. Participants in the process included Lennar, BAR Architects,
SmithGroupJJR, and Field Paoli. As a group we discussed precedents in new retail environments,
established retail neighborhoods, residential architecture, retail storefronts, landscape and art. We
analyzed scale of urban space and compared spaces within the project area to successful spaces
elsewhere. The history of Hunters Point and Candlestick Point were discussed along with concepts for
urban space previously crafted by 505Designs and Cooper Robertson and Partners.
San Francisco is a city of interconnected neighborhoods. Located on the Bay and along the southern
edge of the city, Candlestick Point strives to build upon this tradition and become a new neighborhood
integrated into the city fabric. What makes San Francisco neighborhoods great? A mix of uses, narrow
streets, walk-ability, close knit communities, a variety of public open space, memorable places, and a
diversity of building styles and types all contribute to the City’s great neighborhood character.
The master plan for Candlestick Point was designed with these concepts in mind. The first parcels of
land to be developed will be the parcels lining Harney and Ingerson Avenues. These buildings will be
built over a short succession. This creative brief has been created to aid the coherent architectural
development of this first phase of work.
The story, imagery, and key words found on the following pages are intended to provide context,
direction, and inspiration to the design team involved in a parcel’s development. It is not intended to
be exhaustive, limiting, or act as an additional set of design guidelines. Each block’s story has been
crafted to create a holistic yet eclectic neighborhood; a neighborhood designed so that the home
dweller and visitor know they are in San Francisco.

Many competing components make up the program for this block. The firehouse, grocer, and residences each have
their own identity, while working together as a uniform whole. The main entry to the grocery is located on an outdoor
plaza which sits at the corner of O and Ingerson. The public space is activated with grocery displays, and the space
encourages shoppers to rest, grab a bite to eat, and meet neighbors. The architectural expression is clean and the
residential form meets the ground in most places, with the grocer identifying itself at key entry locations.

Helping to anchor the pedestrian experience along Ingerson, Block 2a captures the pre and post dinner crowd and
anchors the activity along Ingerson. The theater is seen as a large brick warehouse which contrasts with the scale of the
other uses in the neighborhood. Laminating the theater are food and beverage tenant spaces designed with a strong
indoor-outdoor connection to activate the plaza and sidewalk along Ingerson. The liner retail is expressed architecturally
with large sidewalk facing openings, including garage doors which open the retail to the street. The site has unique
opportunities for signage and marquees, which create a strong identity for the theater and district. The townhomes along
the back of the block maintain the warehouse vocabulary.

Welcome. “Block A” is located at the entrance to the neighborhood, and is the first piece of architecture people will
encounter as they enter the project from Arelious Walker or Ingerson Avenues. In welcoming people to the neighborhood
the architecture should read distinctly mixed-use with clear expressions of both retail and residential features. The main
residential entrance is on Ingerson, and despite its smaller size should have a clear expression to help activate the
sidewalk. The corner at Arelious Walker and Ingerson has a strong identity and encourages visitors to continue into the
neighborhood. Visually it is a contemporary piece that is a symbol during the day and at night. As a whole the building’s
architecture contrasts with that of its neighbors on Blocks B and C. It is lighter, glassier, and more contemporary.

Now you are in the thick of it. These two blocks are key to setting a fine-grained neighborhood texture and scale. The
pedestrian experience along Ingerson is highly influenced by the streetscape, retail cadence, and residential character
of Blocks B and C. Opposite Ingerson is the movie theater block and a block being developed by the City and County
of San Francisco. The city block will contain residential housing over Lennar leased retail. The theater block appears to
be the oldest block in the neighborhood, and the architect for Blocks B and C respond to this context. Architecturally
Blocks B and C have strong residential expression, which continues fully down to the sidewalk. Between the building’s
piers individual retail tenants fill in their storefronts.

Sleek, smooth, elegant and new. From the architectural finishing to the fine dining on the ground floor this block exudes
sophistication. The residential tower and mid-rise have two separate lobbies, and their massing suggests that they are
expressed as independent buildings. The tower is envisioned to be newest addition to the neighborhood, reflecting
the context in its glass envelope. Each restaurant on the ground floor has an unique storefront design and activate the
Ingerson with sidewalk dining.

These buildings are designed as one composition to respond to the frontage on the wedge park, and the larger street
right-of-way width. They are substantial and command presence to hold the volume of the adjacent open space. It
is important that the buildings stand up to, without competing against, the high-rise and Performing Arts Center. The
character of the architecture also responds to the urban space through the incorporation of an urban loft aesthetic. The
retail base is assembled with a variety of neighborhood servicing retail spaces, with the possibility of food and beverage,
financial services, and a larger format home goods store.

This block is broken down in scale and sets a clear precedent for the cadence of the residential developments to the
east of Harney. The scale also indicates the mixed use nature of the site to people entering the neighborhood from the
south. Punched window openings create a well composed and ordered façade. Contemporary detailing, a fine grain
residential texture, and a material palette with visual richness add to the building’s beauty. The ground floor gym acts as
a natural meeting place for neighbors.

These mixed use blocks have a clear delineation between the retail and residential expression. The residential buildings
“float” above the retail base and play the important dual role of providing a gateway to the retail center while also
focusing visitor’s eyes towards the heart of the neighborhood. Each building has its own architectural expression, while
maintaining singular overall approach. The ground level of each building is composed of a single retail space with entries
facing the outlet center. The storefront along Harney is activated with merchandising windows and retail signage.
