About Studio LK Limited
Studio LK is a design led multidisciplinary practice, offering architectural, masterplaning, interior design, planning and project management services.
Our MiSSiOn
Our mission is to create visually beautiful, viable and deliverable buildings and places which improve the health and wellbeing of individuals, communities and the environment, and enhance the values of properties.
We observe the lessons that visually beautiful historic buildings and places teach us, for example their proportions, geometry and massing, materials and detailing, settlement layout patterns, as well as relationships with the landscape, and base our new designs on these qualities without slavishly copying a ‘style’. We do not ‘reinvent the wheel’ but rather improve the wheel incrementally.
With our experience as funding and development partners in a number of our projects, we fully understand that all designs must be viable and deliverable.
We work where possible with local communities and interested parties when developing designs and briefs, as we believe that local knowledge and stories help to enrich and ensure a ‘wholistic’ outcome.
We look at the world ‘wholistically’ rather than as disconnected parts. We design with this ‘wholistic’ mindset, as we understand that the whole is greater than the sum of its parts, which leads to authentic and sustainable buildings and spaces being built.

Lita Khazaka is the founder and Managing Director of Studio LK, and is supported by a Projects and Technical Director and a Design Director, both of whom are Chartered Architects.
We have 30 experienced professionals from various design and technical backgrounds in our multi-disciplinary team. the team is committed to working through a cross-disciplinary approach, where it learns from each other's specialties to form a richer holistic knowledge. Projects are then developed and delivered on the basis of this intelligence.
our team has a wealth of experience in designing and managing projects of varying sizes and complexities, ranging from £60 million commercial developments to small not-for-profit community led developments and developer led projects. our team has experience in most sectors, including residential, commercial, public, leisure and masterplanning. our clients are based both in the uK and internationally, and are from private and public organisations, with both corporate and ‘independent’ expectations. Lita Khazaka
Lita Khazaka is a Chartered Architect and urban Designer. Prior to forming Studio LK Ltd in 2013, she worked for eight years as a Senior Architect and urban Designer at the Prince’s Foundation for building Community (formerly the Prince’s Foundation for the built Environment). She also tutored in-house Prince’s Foundation students reading an MA in Sustainable urbanism. She has led and managed a number of key architectural and masterplanning projects in the residential, commercial, leisure, heritage, and mixed use sectors for the Prince’s Foundation, as well as private projects, in the uK and overseas, from the inception stages through to detailed design.
Prior to this, she worked in a private practice on a variety of architectural and urban design projects in various sectors, and was a member of the Glasgow Institute of Architects committee. She studied and tutored in Strathclyde university, where she graduated with a bSc and MA in Architecture and rIbA/Arb Part 3. before starting her degree in Architecture, Lita obtained a diploma in Architecture and the building Arts from the Prince of Wales’s Institute of Architecture. She is a member of the Arb.

Planning permission is crucial to realising a site’s and project’s full potential and value. The planning process can be complex and involve a number of different stakeholders. Our planners have an expert knowledge of the planning system, and understand the need to build good stakeholder relationships, from local authority officers, end users and others with an interest in the project, in order to achieve the desired outcomes in a proactive and positive manner.

Studio LK develops, manages and delivers design proposals and strategies for sustainable development, through a collaborative design process called Enquiry by Design.
This process brings together key and wider stakeholders and interested parties, to work together collaboratively to discuss, and then produce, an agreed vision and development proposal for a new or existing place, building or community of any scale.
the process begins from the early stages, and even prior to the formal commencement, of a project, with Studio LK facilitating and mediating key discussions and negotiations regarding the project’s nature, its framework and structure, its politics, the stakeholders and interested parties who will be involved, planning policy compliancy and navigation, key constraints and viability, and brief requirements.
Studio LK leads and facilitates these initial meetings, which are usually followed by a scoping workshop attended by the key project stakeholders, designed

to identify the key issues, and to agree key project parameters, constraints and opportunities. the scoping workshop is usually followed by a full design workshop led by Studio LK, in which the project vision and design proposal are developed by the key and wider stakeholders and interested parties. this includes Studio LK facilitating and mediating key local issues with, for example, community groups, officers and other key stakeholders, as well as teaching of the principles behind sustainable design and development.
Every issue that is discussed in the workshop is tested through drawing. In these sessions, Studio LK’s technical experts are used in disciplines that may range from architecture to landscape and transport, to work alongside local experts including, for example, historians, business owners and wider neighbours. the participants share their respective expertise and, in the process of learning from one another, inform the designer. the result is stakeholder buy-in and ownership of the project at an early stage of the process.
Each collaborative design workshop is tailored to suit local needs and the nature of the project, no matter how big or small. Studio LK believes that effective and continuous stakeholder engagement and co-design in the planning process leads to greater empowerment and leadership for all with an interest in the project, being essential elements of success and sustainability. It also reduces or eliminates litigious costs typically incurred during the planning process by developers and financers, and evolves a design that delivers short, medium and long term financial gains.
We use a Sustainable Communities Framework and Enquiry by Design process for the majority of our projects. this approach results in more sustainable design outputs and minimises time and money typically lost through bureaucracy and costly legislative procedures through the planning process.

The Studio LK team, whist with The Prince’s Foundation, were instructed to lead this project by South Hams District Council. (SHDC) The SHDC’s LDF Core Strategy required that sites be allocated for 6,000 new dwellings and about 62 hectares of employment land in the period up to 2016.
SHDC established three ‘filters’ to identify and assess potential development sites in the towns and villages. these were Strategic Housing Land Availability Assessment (SHLAA), Sustainability threshold Assessment (StA), Strategic Infrastructure Delivery planning (SID).
SHDC went a step further and commissioned the team to lead and deliver a design review assessment (DrA). the assessment acted as a ‘sieve’, through which to choose and discard potential sites that would/would not be able to create good design and placemaking throughout the District, and to further enhance the robustness of the plans to withstand examination.
It was recognised that the DrA process would involve some significant challenges, particularly
its application to a multitude of differing sites and situations across an entire district. this is where the EbD process was used, enabling community involvement to provide the local knowledge needed for the process, thus providing a robust and consistent evidence base for the plans. the DrA process finished by subjecting the best performing sites to a capacity assessment by applying a density estimation.
High level design guidance was then produced for each chosen site, which advised how new development should be considered in terms of its urban structure, urban grain, mix, density, height and its relation to context. this guidance was provided in three parts. the first part is a set of overarching design principles (objectives), which would underpin any new development in the District. the second part was a series of design related assessment principles that could be used to check proposals coming forward. the third is the embodiment of these principles in sketch form for each 2016 site (these were not proposals for each site but were a guide for designers to interpret in a number of ways).

Studio LK has been instructed by the South Downs national Park (SDnP) Authority to undertake an urban and architectural characterisation study for 20 towns within the SDnP.
the purpose of the document is to help supplement other SDnP Local Authority planning documents and to provide designers and developers with key design criteria, based upon the local architectural and urban typologies found within each of the towns. the aim is for designers to use this information to support their design proposals, which are submitted as planning applications.

The Kirdford Parish neighbourhood Plan (nP) has been produced to establish a vision for the evolution and long term sustainability of Kirdford Parish and Village over the next ten to fifteen years. The plan was developed through an Enquiry by Design process to ensure that the views and plans produced reflected the majority of residents of the Parish.
the objective of the nP is to identify a framework for the future development of the local area, its facilities, services and environment, and how they will be managed over the next 15 years. this nP also identifies an Action Plan that provides a prioritised plan to improve its facilities, services and environmenton a voluntary and assisted basis.

competition was held to select a developer and St. Mowden was chosen. Coed Darcy achieved outline planning consent in December 2007. A Partnership board, Coed Darcy Limited (CDL) was established to ensure development quality is achieved and monitored.
in 1999 The Welsh Development Agency commissioned an Enquiry by Design through which to develop the creation of a new ‘urban village’ on the site of a former BP oil refinery in South-West Wales. Located between neath and Swansea, ‘Coed Darcy’ will be an entire new town on 1,300 acres of brownfield land. The Studio LK team, whilst with the Prince’s Foundation, produced the masterplan and town design code for Coed Darcy.
the development of Coed Darcy is based on the principles of walkable mixed use communities with a village centre at the core of the development. A series of four smaller local centres will connect the existing Llandarcy village and Skewen. the connections are supported by a public transport interchange and local rail halt which will improve access to Llamsamlet and Swansea.
Coed Darcy incorporates 4,000 new homes of mixed price and tenure, 3,000 jobs, open space and an integrated land use pattern supported by a full range of services including 4 new schools, health and community facilities. An interna-tional

Studio LK forms part of the JV for the West Tey project, and is preparing the vision, masterplan and supporting strategies for an outline planning application for a 17,000 dwellings mixed use Garden Community, located to the west of Colchester at Marks Tey.
the masterplan evolves from the landscape elements, in particular, the two river corridors, which run through the northern and southern halves of the site. the masterplan is also based upon sustainable urban and architectural principles, which stem from the original Garden City principles written by Ebenezer Howard in the early 1900s. A Garden Community takes the best elements of the city and the country, such as economic and cultural opportunities from the city, and green spaces and local food produce from the country, and fuses them into one settlement, so that residents enjoy the best of both environments.

this project will create a new community to the east of Plymouth. Whencomplete, it will have up to 5,500 new homes, plus a High Street, four schools, employment, shops and community facilities within a layout thatreflects the varying topography of the site. It is structured as a series of walkable neighbourhoods - where residents are within a 5-min walk fromdaily shopping needs.
the open space strategy includes 207 hectares of green spaces among the neighbourhoods, and a public park on the south of the site the valley. Sustainable Drainage Systems (SuDS) will take advantage of this green network, creating a series of lakes in the Sherford Valley.
Having received a brE Exemplar rating, the masterplan sets new standards for sustainability in terms of resource efficiency and carbon reduction.

Our client was appointed to promote land to the west of Cringleford, and instructed Studio LK to produce design proposals that include a wider context vision, illustrative masterplan for a 650 dwelling mixed use urban extension and supporting strategies. The design proposals were produced through an Enquiry by Design process, between February and March 2013, where Studio LK engaged the input of key and wider stakeholders, and local residents.
Planning officers, local land owners and barratt Homes (also submitting a separate planning application on the adjacent site) were amongst those engaged to develop a holistic vision for the wider context (above right) that would ensure all new development proposals adhered to the visioning framework produced, to ensure that Cringleford evolved into a coherent settlement, with a real ‘sense of place’. the results of this effort formed the basis of the outline planning application submitted by our client.

the client’s site in the east of the town, form the vision strategy. the other five projects include a masterplan for the regeneration of Waltham Abbey’s historic centre, two secondary neighbourhood centres, and improvements to landscaping and connections on green land between the Lea Valley and Epping Forest.
Studio LK were instructed, by their client, to prepare a vision strategy for the regeneration of Waltham Abbey, in which a 250 home masterplan on their client’s site, located on the western edge of Waltham Abbey, would form an integral part to this vision, and help to improve of the town as a whole.
the vision was formed from two key themes: celebrating Waltham Abbey’s culture and heritage of food growing (historically producing much of London’s fruit and vegetables in glass houses) by establishing it as a national centre of excellence in food growing, and regenerating its important historic centre, to attract long stay tourists. these themes evolved in collaboration with local stakeholders during an Enquiry by Design workshop.

The Knockroon Masterplan forms part of a wider regeneration initiative of four neighbouring towns and Dumfries House Estate. The Knockroon Masterplan for a 770 homes mixed use development was granted outline planning. The Studio LK team, whilst with The Prince’s Foundation, developed the masterplan, design code, and architecture of Phase 1 and the wider design.
Phase 1 of this masterplan comprises 72 houses, 15 flats and four commercial units, including a convenience store and 12 workshops and associated infrastructure. the architecture and urban design takes precedent from the local vernacular.

Studio LK was appointed by The Singleton Trust, landowners of the Singleton estate, to develop a vision and masterplan proposal for the extension and enhancement of Singleton village, a Conservation Area, and enhancements to the village’s wider context. These were developed through an Enquiry by Design process, between 2013 and 2014, where Studio LK engaged with key and wider stakeholders, including local politicians and planning officers, and local residents, using their input in the final masterplan and architectural designs.
Key objectives included extending Singleton with 15 new dwellings and open spaces that continued and evolved the traditional village form, adding a village green, transforming dangerous roads into pedestrian focussed streets, regenerating disused buildings into work/incubator units for local businesses, and proposing architecture that reflects the local character whilst being based upon current space and sustainability standards.

The Ellon Masterplan and Architecture were developed by the Studio LK team, whilst with The Prince’s Foundation. The mixed use development proposal, for 2,000 dwellings, form a part of a wider regeneration strategy for the town of Ellon, with a particular focus on improving the urban fabric and links into the historic town centre and the surrounding cul-de-sac neighbourhoods. Ellon was originally a small market town which expanded significantly since the 1970s.
the site is 16 hectares, seven of which is open space, and Phase 1 comprises 250 homes.

Leicester City Council has been driving forward an ambitious project for the regeneration of Leicester Waterside (60 ha), which will deliver approximately 11,850 new homes by 2026. Studio LK and Alan Baxter Associates were instructed to develop a vision and masterplan for Phase 1 - the Waterside site (7 ha), for a mixed use development comprising 500 residential units, up to 5,500sqm of business floorspace (B1a, b, c) 1,000 sqm of retail (A1, A2, A3, A4, A5) and associated highway improvements.
the key design intentions are to create new linkages through the site that connect the city centre to the areas north of the site, provide a mix of flats as well as family town houses to attract families back into the town centre, reactivate the canal edge through good urban design, and provide new work spaces and facilities. the proposed architecture would take precedent from the traditional terraced houses and streets, and canal buildings and edges, in Leicester.

Studio LK was instructed by the Brentwood Housing Trust to develop four mews houses on their site in Brentwood, Essex. The scheme will provide 2 x two-storey two-bed mews houses with integrated car parking and 2 x one-storey two bed mews houses, which take precedent from existing mews houses in Brentwood.
Studio LK is working with a company in China, who will provide a quality light gauge steel modular system for the house designs. the components will be quality controlled prior to shipping to the uK. Works below ground will be undertaken by a contractor, and the modular system of components will be assembled on site thereafter. Significant time and cost savings are passed onto the client as a result of using this system. the system has a 90 year guarantee, and banks accept this system with regards to mortgages.
Studio LK will be working between the uK and China to develop the modular housing designs, which will become prototypes for larger subsequent housing projects.

the rutland building is a reconstructed block within the World Heritage Site in the Edinburgh new town consisting of six storeys (basement, ground plus 4 storeys). the main entrance faces on to rutland Square, one of the major public squares in the new town. the building includes retail within the basement and the ground floors, with four floors of office space above, and an atrium stretching from ground floor to the roof serving the office space. the development involved the demolition of the existing building on the site while retaining the existing façade to Shandwick Place.

The Studio LK team, whilst with Keppie Design, were instructed to produce a design proposal for the refurbishment of, and a roof extension to 180 St. Vincent Street, Glasgow.
the design proposal was for two storeys of approximately 12,600 sq ft. the brief called for the extension to be well-proportioned and modern, using a zinc cladding, whilst the refurbishment of the façade was to be in keeping with the scale and architectural language within St. Vincent Street.
the façade responds to both traditional and modern buildings in the street, by acknowledging fenestration lines within the neighbouring adjacent buildings, and by using a similar palette of materials that includes sandstone, glazing and copper paneling.

The Conference Centre is part of a much wider campus of buildings constructed to house the Global HQ of the royal Bank of Scotland and consists of two storeys (Ground plus 1).
the Conference Centre houses a 300 seat auditorium featuring leather covered Italian designed seats, a number of fully flexible meeting rooms for between 5 and 70 people, each complete with moving walls and media walls as well as a large multi-purpose space that was planned to accommodate many functions, from informal meeting spaces to dining, to an additional office area for short term use.

The proposed development is the internal alteration of Hill House, a Grade ii Listed Building, to convert the current sub-standard 17 bedsits into a range of 10 one and two bedroom flats that meet modern development space standards and provide the occupiers with a better standard of living. We have been working closely with the Council’s Conservation Officer and building an evidence base to support our design for two of the flats to be duplex rather than bedsits, for heritage as well as financial reasons. This has been challenging but important to ensure our client achieves financial viability.
In addition, the scheme proposes renovation of the exterior of the building. the positive renovation of the house will ensure its long term viable use which will lead to investment in the maintenance of the property necessary for the long term conservation of the listed property.

The proposed rugby Club House is designed to sit within the northern neighbourhood of the new 4,000 homes mixed use settlement (1,300 acres brownfield land, ex BP oil refinery) proposed in Coed Darcy in south-west Wales, between neath and Swansea.
the architectural form and language reflects the local architectural character, which comprises classical and arts and crafts. the building will use aerated clay blocks and other natural materials to meet high sustainability targets.
the building is on a split level site and is entered from the south at the upper level. A balcony on the upper level fronts onto the rugby pitch, and connects to the bar/function space within the building.

Carr Manor Community School – the design intention is to make the building a strong statement to the students, staff and community alike, expressing a clear architectural vision. The creation of a variety of spaces both internally and externally manifested itself in a radiating theme, linked by a central Arena, partially covered and walkways at varying levels. This will be seen as a place of celebration and performance where celebrations of sporting achievements and ceremonies could take place. This is a place of learning with civic, rather than institutional status. The building sits comfortably in its landscape setting, where public and private spaces are easily identifiable. The building is easy to navigate and move through due to the building’s hierarchy of spaces and visual variety.

the academy sits nestled behind a green frontage onto Smeaton Approach. the building is formed from a main semi-circular form, from which three blocks proceed out towards the playing fields.
Courtyard spaces between these blocks are used for outdoor teaching and play. Flexible space is a key theme running through the layout. the main hall opens up into the drama studio to create a larger space.
the design intent is to create a building that reaches out in a friendly and nurturing manner to students as well as members of the local community. the main entrance is elongated, and emphasised by a large angular blue element, to reflect this intent and direct users of the building through the main entrance and into a communal reception area.

the building provides spaces and shelter that give users a feeling of protection, welcome and support in addition to the core teaching spaces. the overall visual impact is managed by careful distribution of accommodation, providing a civic building presenting a public presence of appropriate scale to the surrounding neighbourhood.

Queen Margaret university is located in Edinburgh, Scotland. This was a £50m project, comprising approximately 26,000 sqm of floor space.
Architects now at Studio LK designed the space planning and interior design packages for the main building (shown above). the building is divided into three key masses: the owned spaces (offices, support etc.), the Learning resource Centre, and the teaching spaces. the Learning resource Centre is the key linking space between the owned and teaching spaces.
Designing flexibility into all of these spaces was a key client requirement. the client was also keen to move away from the concept of individualised offices to flexible open spaces offices and break out hubs and spaces, to be used for relaxation, and more informal meetings and working.

the concept plan for the site developed a string of pearls along a linear site starting with the nursery provision and progressing through primary, secondary, sixth form and community sports facilities. the primary school is therefore offered opportunities to link learning or play with the ‘added value’ provision on the site.

Shakespeare Primary School is a 1.5 form entry school and includes a community room used during the school day for parent-child groups. Due to the restrictions on the site, the primary school was designed over two stories, combining break-out ICt, library and art spaces, with the early years base developed as a single storey annex, providing roof top lighting and ventilation deep into the plan.
the Early Years base is also linked to the primary school, and runs as a semi-autonomous unit. the plan arrangement groups the class bases along the south elevation. these are interlinked with large sliding doors, with the rooms also flowing out into dedicated external play spaces. the support rooms are placed to the north and act as a security and noise buffer with the external street.

South Leeds High School (renamed Cockburn John Charles Academy) – the building sits at the western edge of the belle Isle community, and adjacent to the railway line and the Centre for Sport. the concept was for the building to be an object building, which acted as a landmark in the community and on approach into belle Isle.
the school is entered from John Charles Approach, northwards, with the main entrance being located in a drum shaped element, which links two wings that front onto the rail line edge. the northern wing is adjoined by two classroom wings on its eastern edge, each comprising external courtyard spaces between the wings for plan and educational activities.

the building has been designed to fit into the urban context, as opposed to beingan object building. the main entrance is from Hotdale Approach into a ‘spine’, from which three blocks of classrooms adjoin this spine from the west, and from which the main hall and other school facilities adjoin the spine from the east.
A central amphi-theatre style courtyard provides a space for outdoor performance.Playing fields and parking are located to the west of the school.
Colour and texture were important considerations internally with regards toproviding comfortable spaces for the visually impaired.

Studio LK’s client recently acquired this building in Pudding Lane, which has a number of structural, cosmetic and security issues. The client has assigned £1m to fund a programme of renovation, improvements and interior design to the building fabric, and its internal and external communal areas, which should help to resolve most of the issues, and to create a welcoming sense of place.
Studio LK was instructed by the client to run an Enquiry by Design workshop, in which to development design proposals with residents and community stakeholders.
the design proposals will make good the external damage to the building’s envelope, and revitalise the tired looking and unused large interior communal spaces and external garden space, into lively and welcoming spaces for the residents. the design proposals will continue to be developed, with residents and stakeholders, through the Enquiry by Design process.

Studio LK is instructed by Fendi to provide an on-going project management service, to manage the regular programme of works for the back of house areas, iT and comms stations in Fendi’s four London (and Bicester) stores. This also covers any temporary structures, such as the recent ‘pop-up’ in Harrods. The programme generally includes refurbishment and replanning of work spaces, iT and comms maintenance and upgrading works.
Although customers do not generally use or see these areas, there are times when they do and Fendi realises the need to have their back of house areas looking as as impeccable as the front of house. In addition Fendi is of the view that well designed, maintained and managed back of house spaces provide an efficient working environment for staff.
