The election is over and we welcome our new

Board members; Fred Schuba, Katy Calteaux and Bob

VanDriel. Officers for 2014/2015 are President, Mike

Sisk; Vice President, Carl Vinci; Treasurer, Tina Ross; and

Secretary, Bob VanDriel. Both Ballot issues passed. Issue

1, clarified number of vehicles on a lot and Issue 2, as-

sessed New Owners 3 months HOA dues on sale of proper-

ty. The money collected goes into the HOA Capital Im-

provement Account.

Carriage Manor Days was a huge success even though

rain and the threat of rain hampered the carnival and post-

poned the parade until Sunday. Thanks are given to the

Activity Committee and all the volunteers.

The Maintenance Area Project plans were sent out to

bid to three Contractors in March. Bids will be reviewed

this month and providing the bid is within our budget the

contract for construction is scheduled to be let later this

month; and construction to start soon thereafter and be

completed by September 30th.

The Broadway Street Project is still on-going with com-

pletion this summer. The Long Range Planning Committee

continues to evaluate alternatives for front entrance land-

scaping as well as the corners of 79th Place and Sossaman.

The BOD has one meeting left at the Resort. As with

past years, we will have two scheduled teleconferences dur-

ing the summer. Residents in the Resort will have the op-

portunity to attend these meetings and are encouraged to do

so. April will see the majority of us snow birds going

back to our northern homes. We wish safe travel, a healthy

summer and look forward seeing you this fall.

Community Conflict…is never a good thing, but

doesn’t always have to be a bad thing either. We just

need to harness it to effect positive change, and I believe

we can! Carriage Manor is made up of owners, renters,

committee members, club members, club officers, and

your Board of Directors, with staff on hand to execute

required services of the community per its Governing

Documents.

It is important to remember Carriage Manor is a

Homeowners Association, and Community associations

are a representative form of government founded on the

principle of elected individuals representing the popu-

lace. It starts with organizations like community associa-

tions and progresses through our schools boards, city

governments, county governments, state governments—

all the way to the federal government. We vote for a per-

son, or persons, who will act on our behalf.

Some might advocate that a board should not

take action without a vote of the members to find out

what the people want. If association members were to

vote on every issue before a decision was made, there

would be no need for a board, but simply a need for

someone to send out ballots and tally results. That would

certainly be a challenge for our election committee.

However, the BOD is able to find out what their

fellow residents want in other ways, by taking time to

hear from residents at each board meeting, or casual con-

versations on the streets or at the mailboxes. There is also

the Carriage Manor Comment Form which allows resi-

dents to share their suggestions, comments, questions, or

complaints.

Please keep in mind the members of your Board

have a fiduciary duty to the entire membership, and can-

not only consider the interests of special groups. We en-

courage your involvement and participation as we move

through the challenge of developing Club Fundraising

guidelines that will be fair to everyone. Maybe it would

be beneficial to view Carriage Manor as the “Master

Club” during those considerations.

In closing, I’d like to share a quote from one of

our owners “Everybody needs to take their club hats off

and put their Carriage Manor hat on.”

Have a safe trip home, enjoy your summer and

remember, Carriage Manor belongs to all of you, treat

her and each other with kindness and respect. Disagree-

ing doesn’t mean you have to be disagreeable.

If I tried to thank each individ-

ual for their sacrifice of their time, and

efforts, I would surely miss someone.

Thank you so much for making my

first year a success here at Carriage Manor. I look for-

ward to the 2014-2015 season.

As you can see from this Rumble Sheet, we

have so many new and exciting events happening this

next year. We want you to plan your season accord-

ingly. Details of the events will be published in the

October Rumble Sheet.

The Activity Office will remain open until

April 26th at which time we will close for the season.

Make it a great summer and I look forward to

seeing you in the Fall!

Good Day Everyone!

Well I would like to begin by thanking every-

one for their diligence in stopping at the stop

signs, following the speed limits, and traffic rules in gen-

eral. Although the Security Department would like to see

added improvements in all area’s mentioned previously.

In addition, we have noted that the residents im-

proved greatly in the advance notice of contractors and their

arrival times for needed repairs, and construction. It surely

simplifies and reduces the lines at the main entrance when

we do not have to call the resident to acknowledge the con-

tractors presence at the resort.

As everyone is preparing to return to their summer

homes during the summer months, please double check all

doors to include the arcadia doors, windows etc., to insure

everything is secured.

I would strongly recommend purchasing a lock sys-

tem and or a kill switch for your golf carts. Also we recom-

mend purchasing a bicycle lock systems to secure your bi-

cycles to the awning support post or to the hand rail of the

steps.

I hope everyone will have a wonderful summer,

enjoying the weather where you folks spend the summer

months. We will begin our door to door soon, and one re-

minder before leaving for the summer months, when lock-

ing your arcadia doors please pull on the door to be sure the

locking mechanism has indeed been secured properly.

Is it that time already???

Where did our winter go?? We know every-

one back home isn’t thinking that, but we

sure are. I think it has been a wonderful

winter and everything went well. It’s that time of year

when I want to remind everybody to make sure you have

a care taker for the summer months. Make sure you are

either on Carriage Manor’s weed program OR have

someone hired to take care of it. If you want your

palm tree trimmed when Carriage Manor does please

sign up in the office. Also you need to make sure if you

have plants that that you have someone watching them. I

think that caretakers are well worth the price when you

are going to be gone for an extended period of time. If

you do have a caretaker make sure the office has that on

file for easier problem solving over the summer months.

I want to wish everyone a safe trip home. Hope-

fully your summer will be just as much fun back home as

it is here at your winter home!!

Thank you…Thank you…to all of our volunteers for a very successful charity quilt

season.

We meet every Wednesday November through March after coffee hour in the sew-

ing room and we make quilts for Charities. We have made some of the most beau-

tiful quilts this year and we have distributed over 160 quilts to people in need in

our community.

Quilts have been given to Rainbow Acres Auction, Fashion Tea Show, a Veterans

Family for Christmas, Central Christian Church of East Valley ACTS Homeless Program, Banner Children’s

Hospital, Emeritus Nursing Home, Mesa Fire Dept. #209 for Community Outreach Program East Valley and

our Broadway Chapel Sharing and Caring Program.

Congratulations to Tim Bradley our park veteran who won our beautiful Quilt of Valor made by Comfort

Makers on our Carriage Manor Days.

Also a great big “Thank you” needs to go out to the Carriage Manor Knitters and Crocheters who have donat-

ed Afghans to us to give to charities.

Again, thank you from the bottom of our hearts, we have wonderful ladies who go above and beyond the call

of duty, you make it all possible.

REAL ESTATE ROUNDUP…

As the season draws to a close, I thought a summary of activity within Carriage Manor Realty might be in order.

Our office managed fifty properties throughout the season, forty-two park models and

eight lots in all. As part of our property management responsibility, we had to replace two stoves, three microwaves, two refrigerators and two washing machines. We also had to re-spond to about five “no heat” calls, about a dozen electrical and plumbing-related calls and countless other minor repair or replacement calls. All part of our job.

I mention this simply to stress the importance of allowing Carriage Manor Realty to han-

dle your rental needs. If you are a US resident and are considering renting your home next season, keep in mind that your “on-site” realtors are prepared to offer both marketing exper-tise and peace of mind. Plus, rental commissions for the year amounted to about thirty thou-sand dollars…half of which went into the Resort revenue stream!

As to sales, starting with our arrival in April 2013, we will have closed thirty transactions

in that one year period. Interestingly, about one-third of these were sold in the off-season months…in part owed to the fact that Carriage Manor Realty is open and maintains a physi-cal sales presence fifty-two weeks a year. Even more important, these sales generated just over one-hundred thousand dollars in commissions…again, fully one-half of which went into the Resort revenue stream!

We wish all of you safe journeys and a happy summer and hope to see you next season.
