LOCATIONCarsegowan Wood is located between Wigtown and Newton Stewart in Galloway, South West Scotland. The woodland lies just 3 miles from the coast and Wigtown Sands, close to the Galloway Forest National Park. The area is well-known for its many outdoor activities, tourism and picturesque countryside, as well as being well-located for timber markets and local amenities.

The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 83, Grid Reference NX 427 595.

ACCESSFrom Newton Stewart, head south on the A714 for approximately 3 miles to the access points, shown at point A1 or A2 on the sale plan. The private access road is also signposted for Carseview and Carsegowan Cottage. Continue along this shared access road to the entrance of Lots 1 and 2, at point A3. From here on, there is a network of internal access tracks around the woodland which, at present, are only suitable for four wheel drive use. However, there is a right to upgrade, improve, widen and straighten these access roads.

DESCRIPTION The attractively designed woodland was planted in 1997 with, what is now, an excellent crop of Sitka spruce, with some larch and a mosaic of mixed broadleaves. The broadleaved areas include native species that naturally colonised parts of the wood post 1945, which link with areas of unplanted open ground.

All species are growing well and the spruce crop is estimated to be growing at a yield class of 20. This is now at a stage where thinning could be considered to generate some income and improve the maturing timber crop. The seller obtained a Felling Licence in 2015 for some broadleaf thinning, which is yet to be carried out. Carsegowan was established on the site of a former WWII munitions factory, which closed in 1945. Many of the structures are still visible, with its fascinating array of derelict buildings and bunkers scattered around the property.

There is a good network of internal paths, tracks and rides, which makes exploring the woodland and its intriguing history a pleasure. The buildings and foundations provide the opportunity to develop, what could be, a unique tourist attraction and outdoor recreational facility within the woodland.
