SELLER INSIGHT There were a whole range of factors that attracted us to the house when we initially came across it,” says the owner, “but first and foremost, I’d say that it was this fantastic location. The property sits on a very quiet

lane just across the road from the castle, so the views from upstairs are lovely, and it’s a short stroll from a superb array of shops and some gorgeous little restaurants and coffee shops. The train station is just a stone’s throw away, which has been ideal when I’ve needed to commute into London, and we also have some excellent schools within walking distance. All in all, it’s a place that ticks an awful lot of boxes.”

We believe the house was built at some point in the late 1960s, and although it was in good condition when we purchased it, it was in definite need of updating. We’ve spent the past twelve months having it remodelled and beautifully refurbished and it’s now very much a modern house for modern living. It’s been completely rewired, the heating system has been overhauled, we’ve added a third floor which has given us a lovely big extra bedroom, but I suppose the biggest change we’ve made has been to the entire ground floor. We’ve opened it up, so it’s now one huge free-flowing space with areas for cooking, eating and relaxing, and we’ve added a large glass extension, which has enhanced the feeling of light and space no end.”

“Outside has also seen some quite dramatic changes,” continues the owner. “We’ve added a large decked seating area just outside the kitchen, which is great for summer entertaining, and beyond that is a good-size lawn that’s edged with pretty plants. The garden is totally enclosed, so we enjoy a superb degree of privacy, and because the house is tucked away on this lovely little lane it’s also a very peaceful space.”

“The kitchen is probably my favourite part of the house. It’s light and bright, and it features all the mod cons one would expect in a modern home. I also love the fact that it connects so seamlessly with the garden.”

“We’re relatively tucked away down this very quiet little lane, and I love being so close to the castle, but what makes it such an excellent location is the fact that everything is within such easy reach. In fact, it’s all so close that we often don’t use the car for days.”

“Another feature that attracted us to the property was the superb amount of off-street parking, particularly as it’s at such a premium within the town. We can park up to four cars, which is ideal, especially when we have guests to stay.”

“We intended this to be our forever home, but circumstances have changed and so we’re moving out of the area. We’ll be sad to leave this house, though. It’s a beautiful, spacious, light, bright family home and it sits in a location that I’d say would be terribly hard to beat. So in terms of what I’ll miss most, I’d have to say absolutely everything.”*

WARWICK

The County town of Warwickshire and medieval stronghold, Warwick is a historic market town, best known for its world famous castle. A popular tourist destination, William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north. The original wooden motte-and-bailey castle was rebuilt in stone in the 12th century. During the Hundred Years War, the facade opposite the town was refortified, resulting in one of the most recognisable examples of 14th century military architecture. The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period.

The town lies upon a bend in the River Avon, directly adjoining the neighbouring town of Leamington Spa and under ten miles from Kenilworth and the city of Coventry. The town provides a variety of boutique shops, gastro pubs, bistros and cafes. The town hosts a variety of annual festivals, such as the Folk Festival and Christmas Victorian Evening. The Warwick Racecourse, Warwick Boat Club and Warwick Tennis Club are all notable exclusive sporting venues in the town. Theatre and live performance can be experience at The Bridge House Theatre, The Dream Factory and Warwick Arts Centre in addition to the nearby Royal Shakespeare Theatre, Leamington Assembly Rooms, Royal Spa Centre and the Belgrade Theatre.

A consistent lure to the area for families is Warwick School for boys, which is believed to be the oldest boys school in the country, along with its sister school, Kings High School for Girls and Warwick Prepartatory and Junior Schools. In addition there are two state run schools and several primary schools. The Univesity of Warwick is among the highest rated in the country.

LEAMINGTON SPA

In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside.

After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors.

The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn.

The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.
