GENERAL NOTES:
GENERAL:1. The construction shall not restrict a five‐foot clear and unobstructed access to any water or power
distribution facilities (Power poles, pull‐boxes, transformers, vaults, pumps, valves, meters, appurtenances, etc.) or to the location of the hook‐up. The construction shall not be within ten feet of any power lines‐whether or not the lines are located on the property. Failure to comply may cause construction delays
and/or additional expenses. Obtain approval from Real Estate Business Unit of DWP 2133670562
2. Obtain permits from Public Works for‐Any protection fence or canopy to be located on any street or public area.‐Any temporary shoring or excavations that remove the lateral support from a public way prior to construction.
3. For sites within the Potential Methane Zone, obtain approval from Fire Department and Mechanical Division of the Building Department for installing a mechanical venting system.
4. Obtain permit from the State of California Division of Industrial Safety prior to permit issuance for:‐Trenches or excavation 5 feet or more in depth into which a person is required to descend. ‐Construction or demolition of any building, structure, or scaffolding or false work more than 3 stories or 26' in height. (California Labor Code 6500)
5. If any portion of the first story exterior walls of any building structure is more than 150 feet from the edge of the roadway of an approved street, an approved fire lane shall be provided so that such portion is within 150 feet of the edge of the fire lane. Obtain clearance from the Hydrants and Access Unit of the Fire
Department (L.A.M.C. 57.09.03)
6. Any grading projects involving more than 100 cubic yards of excavation and involving an excavation in excess of 5 feet in vertical depth at its deepest point measured from the original ground surface shall be done by a State of California licensed contractor who is licensed to perform the work described herein.
7. Maintain minimum 10' separation between dwelling and accessory building(s). (12.21C5(d))
8. Based on City maps, this project is located within the Methane Zone / Methane Buffer Zone. It shall comply with Minimum Methane Mitigation requirements of Chapter 71, Table 71 and Section 91.7103.
GRADING AND FOUNDATION:1. Obtain approval from Public Works and Grading Division of building and Safety for grading work exceeds 200 cubic yard during rainy season from Nov 1 to April 15 for Erosion Control at job site prior to construction.
2. A Registered Deputy Grading Inspector is required on all grading and foundation earthwork in HILLSIDE or NON‐HILLSIDE areas where site exceeds 60,000 square foot; cut or fill slope exceeds 2:1 ; cuts exceed 40 feet in height and within 20 feet of a property line; foundation excavation extend below a 1:1 plane from property line; or projects involve unusual hazards.
3. A Registered Deputy Grading Inspector is required on all shoring work, including the slot cuts, in the HILLSIDE or NON‐HILLSIDE areas.
4. FLOOD HAZARD AREA ‐The lot is located in an area subject to flood.‐A certificate of compliance must be filled out and submitted to the inspector certifying that foundation was built at the required elevation. Flood Zone (A, AR VI‐30, AO (AF), A1‐30 (FW» require clearance from the Department of Public Works, NFIP Coordinator, (213) 847‐5210.‐Survey by a licensed surveyor or CE is required to verify elevation of lowest finished floor.
‐Completed (Elevation/Flood Proofing) Certificate (attached) shall be given to the inspector. If misplaced, the
certificate can be downloaded from the Internet at http://www.fema.gov/library/elvinst.htm
5. Concentrated drainage conveyed to street via non‐erosive devices. (7013.10)
6. Pipe systems must have clean out access at: 1) every horizontal bend 2) every 50' for one or two family building sites or 100' for all others. Provide clean out locations and detail on plans.
7. Maximum driveway slope shall not exceed 20%. Grade details and transition slopes required where slope
exceeds 12 1/2%. Maximum driveway cross slope is 10%. Maximum slope within parking area is 5%..

8. If soil is found to be expansive, the footings must meet the following minimum requirements:(1805.8)‐Depth of footings below the natural and finish grades shall not be less than 24 inches for exterior and 18 inches for interior footings.‐Exterior walls and interior bearing walls shall be supported on continuous footings.
‐Footings shall be reinforced with minimum four 1/2‐inch diameter deformed reinforcing bars. Two bars shall be placed 4 inches of the bottom of the footing and two bars within 4 inches of the top of the footings.‐The soil below an interior concrete slab shall be saturated with moisture to a depth of 18 inches prior to placing the concrete.
9. Continuous inspection by a deputy inspector is required for all concrete designed with f'c greater than 2500psi.
10. Concrete slabs on grade on expansive soil, compacted fill or slopes over 1 :10 shall be placed on a 4‐inch fill of coarse aggregate or on a 2" sand bed covered moisture barrier membrane. The slabs shall be at least
3‐1/2 inches thick and shall be reinforced with #4 bars spaced at intervals not exceeding 16 inches each way. (1805.8)
11. All foundation sills shall be pressure treated, or foundation grade Redwood. (2304.11.2.4)
12. Provide approved damp‐proofing for all walls below grade that enclose habitable or non‐habitable space.

13. Under‐floor ventilation shall be not less than 1/150 of under floor area and not less than minimum 18" x 24" under floor access opening. (1203.3.1, 1209.2)
14. Provide a corrosion resistant weep screed for stucco at the foundation plate line a minimum of 4" above
earth or 2" above paved area. (2512.1.2)
15. All Hold‐downs shall be re‐tightened just prior to covering the wall framing.
16. If adverse soil conditions are encountered, a soils investigation report may be required. (1802.1.1.2)
FIRE PROTECTION:1. Draft stop shall be provided within a concealed floor‐ceiling assembly formed of combustible
construction, unless the building is sprinklered with NFPA 13 sprinkler system (1000 sf between draft stops). (717.3.2 & 3) Draft stops shall be provided within attics, mansards, overhangs and similar concealed spaces formed of combustible construction, unless the building is sprinklered with NFPA13 sprinkler system (3000 sf between draft stops). (717.4.3) Show draft separation for attic areas between units in a duplex. (717.4) Draft stops shall be provided above and in line with walls separating tenant spaces from each other and from other uses. (717.3.2)
2. Unprotected openings are prohibited in envelope protection type (rated) ceilings. All duct openings require fire dampers and are limited in area to 100 square inch in any 100 square foot of ceiling. Access openings require one hour fired rated assemblies with closing devices approved by the Department.
3. Smoke alarms shall be provided as follows:a. An approved smoke alarm shall be installed in each sleeping room & hallway or area giving access to a sleeping room, and on each story and basement for dwellings with more than one story. Smoke alarms shall be interconnected so that actuation of one alarm will activate all the alarms within the individual dwelling unit. In new construction smoke alarms shall receive their primary power source from the building wiring and shall be equipped with battery back up and low battery signal. (R314)b. For existing SFD's only ‐smoke detectors may be battery operated, installed in location as specified in a) above.c. Provide smoke detectors at the top of common stairwells serving two or more tenants. (Health and
Safety Code 13113.7) (907.2.10.5)
4. SPRINKLER SYSTEM: A NFPA 13 sprinkler system per 903.3.1.1 is required for a four story,Type V building. (504.2) (If required, to be approved by Plumbing division of the Building Department prior to installation)
5. FIRE EXTINGUISHERS: Location to be approved by Fire / building inspector.‐Provide a portable fire extinguisher with a rating of not less than 2‐A or 2‐A 1 OBC within 75 feet of
travel distance to all portions of the building on each floor; also during construction. (LAMC 57.140.10)
3. Roof obstructions such as television antenna, guy wires, solar panels, razor ribbon, fence, cable, or other obstructions shall not prevent Fire Department access or egress in the event of a fire. (LAMC 57.12.02)
4. For pre‐fab fireplaces, provide manufacturer, model, and Underwriter Laboratories certification number (or ICC's). For masonry fire place, provide details and calculations for chimney. Chimney must extend a minimum of 2' above any part of the building within 10' but shall not be less than 3 feet passing through the roof. (2106) (2113.9)
5. Provide an approved spark arrester for the chimney of a fireplace, stove, or barbecue. (2113.9.1)
6. An approved Seismic Gas Shutoff Valve will be installed on the fuel gas line on the down stream side of the utility meter and be rigidly connected to the exterior of the building or structure containing the fuel gas piping." (Per Ordinance 170,158) (Includes Commercial additions and TI work over $10,000.) Separate plumbing permit is required.
7. The indoor storage of combustible materials shall be regulated in relation to arrangement, location, size of areas, height, separations, and housekeeping. (LAMC 57.57.03)
8. Provide collision barriers adequate to protect control meters, regulators, and piping for hazardous material that are exposed to vehicular damage. (LAMC 57.20.07)

30. Buildings with Raised Floor Construction in the Methane Zone / Methane Buffer Zone: Underfloor ventilation openings in the underfloor area shall comply with the following requirements:a) The top of the opening shall be located not more than 12 inches below the bottom of the floor joist.
b) The openings shall be distributed approximately equally and located to provide cross ventilation, for example, by locating the opening along the length of at least two opposite sides of the building.
c) The openings shall be the larger of: 1.5 square feet for each 25 linear feet or fraction of exterior wall; or openings shall be equal to 1% of underfloor area.d) The openings may be covered with corrosion resistant wire mesh with mesh openings of greater than
1/4 inch and less than 1/2 inch in dimension. (91.7104.3.2)
31. Provide under floor access opening. It shall be a minimum 16" x 24" when the opening is through a
perimeter wall or a minimum of 18" x 24" when the opening is through a floor. (R408.4)
32. Attic ventilation of 1/150 of the area of ventilated space (approximately 10 sq. in. for each 10 sf of attic area) is required. (R806.2)
33. Attic area having clear headroom of 30" must have an access opening (22" x 30" minimum). Access shall be located in a hallway or other readily accessible location. It is not allowed within a small closet space. (R807.1)
SPECIAL HAZARDS:1. Class A roof covering is required for all buildings located in a Mountain Fire District or Fire Buffer Zone.
2. For structures in a high wind area, provide the following:‐30# felt underlayment attached to the roof deck with 1" headed nails, or nails driven thru tin caps.‐Design glass thickness per T 24‐A
‐Anchor posts with 2 1/2" bolts‐Design roof overhang for 15 psf uplift or as required on T 16‐H whichever is more restrictive.
INTERIOR:1. Provide 70 inch high non‐absorbent wall adjacent to shower and approved shatter‐resistant materials
for shower enclosure. (R308)
2. Provide 15" min. between the center of water closet to any side wall. Provide 24" clear space in front of any water closet. (Calif. Plumb. Code 407.6)
3. Provide ultra low flush water closets for all new construction. Existing shower heads and toilets must be adapted for low water consumption.

7. A wet bar will not be considered as a kitchen if it has no hot water, no garbage disposal, no 220 v.

8. Outlets along wall counter space, island and peninsular counter space in kitchens shall have a maximum spacing of 48". (210‐52 LACEC)
9. At least one door shall be 36" wide by 80" high (R311.2). Projections, including panic hardware, shall not reduce the opening to less than a clear width or 32". (1126A.1) The door must open over a landing not more than .5" below the threshold. Exception: Providing the door does not swing over the landing,

Documents:1. The contractor (and their sub‐contractors) shall study and compare the contract documents and shall at once report to the architect in writing all errors, inconsistencies or omissions discovered and verify all dimensions on site PRIOR TO COMMENCING THE WORK. If the contractor proceeds with any of the work so affected without written instructions of the architect, the contractor shall make good at his own cost any resulting error, damage, or defects. The contractor shall perform no portion of the work without contract documents or, where required, approved shop drawings, product data or samples for such portion of the work.
2. Written dimensions on drawings shall take precedence over dimensions scaled from drawings. DO NOT SCALE THE DRAWINGS.

5. Contractor shall protect floor surfaces from damage and equip mobile equipment with pneumatic tires.
6. Contractor shall provide temporary toilet facilities at the job as necessary and required by code.
7. Improvements on the site, work in progress, stored materials, and public and private improvements on property adjacent to the site shall be protected by the Contractor from damage arising from the work. All damage so occurring shall be repaired or replaced by the Contractor at no cost to owner or architect.
8. Contractor shall provide a blanket one‐year guarantee for the total job with the separate guarantee for

The builder shall provide the building owner at occupancy, operating information for all applicable features, materials, components, and mechanical devices installed in the building. The instructions shall be consistent with specifications set forth by the Executive Director. For residential buildings, such information shall be contained in a folder or manual which provides all Certificate of Compliance, Certificate of Installation, and Certificate of Verification documentations. 2. Maintenance information. The builder shall provide tothe building owner at occupancy, maintenanceinformation for all features, materials, components,and manufactured devices that require routinemaintenance for efficient operation. Required routinemaintenance actions shall be clearly stated andincorporated on a readily accessible label. 13. Manufactured fenestration products and exteriordoors shall have air infiltration rates not exceeding0.3 cfm/ft2 of window area, 0.3 cfm/ft2 of residentialdoor area, 0.3 cfm/ft2 of nonresidential single doorarea, and 1.0 cfm/ft2 of nonresidential double doorarea. [110.6(a)(1)]
