TRANSCRIPT
The General Contractor is responsible for checking all contract documents, field conditions and dimensions for accuracy and confirming that the work is buildable as shown before proceeding with construction.
1)
The GC shall verify all dimensions of any new work and shall be responsible for their accuracy. Any difference found shall be immediately reported to the Architect for consideration before proceeding with the work.
2)
Dimensions are to:Face of masonry or concrete, center line of columns, face of wall, or face of mullion unless noted otherwise.
3)
Do not scale drawings. Dimensions govern and large scale drawings govern over smaller scale drawings.
4)
Where a discrepancy exists between or within standards, Specifications, and Drawings, the more stringent or higher quality requirements shall apply. The precedence of the Construction Documents is in the following sequence:
a)Addenda and modifications to the Drawings and Specifications take precedence over the original construction documents.
b)Should there be a conflict within the Specifications or on the Drawings, the Architect shall decide which stipulation will provide the best installation and his decision shall be final.
c)Should a conflict arise between the Drawings and the Specifictions, the specification shall have precedence over the Drawings.
d) In the Drawings, the precedence shall be drawings of a larger scale over those of a smaller scale, figured dimensions over scaled dimensions, and noted materials over graphic indications.
5)
'Typ' or Typical means for all similar conditions unless otherwise noted.6)
All trades to comply with all applicable local, state, health, safety codes, ordinance, requirements etc. and provide acceptable materials and workmanship to current industry standards.
7)
Contractor is solely and completely responsible for conditions of the job site, including safety, protection of property and the like during the performance of the work.
8)
Provide facing at all thermal and sound insulating material where exposed in a return air plenum as required.
9)
All thermal and sound insulating materials, including facings such as vapor barriers installed within floor ceiling assemblies, roof-ceiling assemblies, walls, crawl spaces and not in substantial contact and behind such components shall have a flame spread index of not more than 25 and a smoke-developed index of not more than 450 per Section 719 of IBC 2012.

ALL MANUALS SHALL BE COMPILED IN ACCORDANCEWITH THE PROVISIONS OF DIVISION 1 OF THESE SPECIFICATIONS.
1.3 QUALITY ASSURANCE: USE ADEQUATE NUMBERS OF SKILLEDWORKERS WHO ARE THOROUGHLY TRAINED AND EXPERIENCED IN THENECESSARY CRAFTS AND WHO ARE COMPLETELY FAMILIAR WITH THESPECIFIED REQUIREMENTS AND THE METHODS NEEDED FOR PROPERPERFORMANCE OF THE WORK OF THIS SECTION.
CODES AND REGULATIONS: IN ADDITION TO COMPLYING WITH THESPECIFIED REQUIREMENTS, COMPLY WITH THE PERTINENTREGULATIONS OF GOVERNMENTAL AGENCIES HAVING JURISDICTION;INCLUDING THE 2012 INTERNATIONAL BUILDING, PLUMBING, FUELGAS, AND ENERGY CONSERVATION CODES; AND ANY AMMENDMENTSTO ABOVE CODES REQUIRED BY THE LOCAL AUTHORITIES. PROVIDECLEANOUTS OF SAME NOMINAL SIZE AS THE PIPES THEY SERVE; EXCEPTWHERE CLEANOUTS ARE REQUIRED IN PIPES LARGER THAN 4", PROVIDE4" CLEANOUTS. MAKE CLEANOUTS ACCESSIBLE. AFTER PRESSURE TESTSARE MADE AND APPROVED, THOROUGHLY GRAPHITE THE CLEANOUTTHREADS. PROVIDE CLEANOUTS IN ALL LOCATIONS (NOT NECESSARILYINDICATED ON DRAWINGS) REQUIRED BY THE APPLICABLE CODES.

PROVIDE VALVES IN AT LEAST THE FOLLOWING LOCATIONS:IN BRANCHES AND/OR HEADERS OF WATER PIPING SERVING A GROUPOF FIXTURES; FOR SHUTOFF OF BRANCH MAINS; FOR FLUSHING ANDSTERILIZING THE SYSTEM; WHERE SHOWN ON THE DRAWINGS. LOCATEVALVES FOR EASY ACCESSIBILITY AND MAINTENANCE
3.6 WATER HAMMER ARRESTORS: PROVIDE WATER HAMMER ARRESTORSON HOT WATER LINES AND COLD WATER LINES. INSTALL IN UPRIGHTPOSITION AT ALL QUICK CLOSING VALVES, SOLENOIDS, ISOLATEDPLUMBING FIXTURES, AND SUPPLY HEADERS AT PLUMBING FIXTUREGROUPS. LOCATE AND SIZE IN ACCORDANCE WITH THE PLUMBINGAND DRAINAGE INSTITUTE STANDARD WH-201. INSTALL WATERHAMMER ARRESTORS BEHIND ACCESS PANELS.
3.7 BACKFLOW PREVENTION: PROTECT PLUMBING FIXTURES ANDFAUCETS AGAINST POSSIBLE BACK-SIPHONAGE. ARRANGE FORTESTING OF BACKFLOW DEVICES AS REQUIRED BY THEGOVERNMENTAL AGENCY HAVING JURISDICTION.

3.9 DISINFECTION OF POTABLE WATER POTABLE WATER SYSTEMS SHALLBE PURGED OF DELETERIOUS MATTER AN DISINFECTED PRIOR TOUTILIZATION. THE METHOD TO BE FOLLOWED SHALL BE THATPRESCRIBED BY THE HEALTH AUTHORITY OR WATER PRUVEYOR HAVINGJURISDICTION.

3. MATERIALS AND EQUIPMENT SHALL BE LISTED AND/OR LABELED BY U.L., ETL, CSA OR ANOTHERRECOGNIZED TESTING LAB. ALL MATERIAL, EQUIPMENT, WIRING DEVICES, ETC. SHALL BE NEW, UNLESSSPECIFICALLY INDICATED AS EXISTING TO BE REUSED.
4. THE CONTRACTOR SHALL PREPARE AND SUBMIT TO GOVERNMENTAL AGENCIES AND UTILITYCOMPANIES SHOP DRAWINGS REQUIRED BY THESE AGENCIES FOR APPROVAL. THE CONTRACTOR SHALLSECURE AND PAY FOR ALL PERMITS, GOVERNMENTAL FEES, TAXES AND LICENSES NECESSARY FOR THEPROPER EXECUTION AND COMPLETION OF THE ELECTRICAL WORK. THIS CONTRACTOR SHALL SECUREAND PAY ALL FEES AND PERMITS PERTAINING TO THIS CONTRACT, SHALL BE RESPONSIBLE FOR WORKER'SIDENTIFICATION AND BADGING, SAFETY, AND LIABILITY INSURANCE. PROVIDE BARRICADES, WARNINGSIGNS, AND TRASH REMOVAL FOR THE SAFETY OF THE WORKERS UNDER THIS CONTRACTOR'S EMPLOY.
5. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT/ENGINEER/OWNER OF ANY MATERIALS ORAPPARATUS BELIEVED TO BE INADEQUATE, UNSUITABLE, IN VIOLATION OF LAWS, ORDINANCES, RULESOR REGULATIONS OF AUTHORITIES HAVING JURISDICTION.
6. THE CONTRACTOR SHALL PREPARE THE DOCUMENTS, INCLUDING DRAWINGS, REQUIRED TO OBTAINAPPROVAL OF THE EQUIPMENT AND LOCATIONS OF THE DEVICES THAT COMPRISE THE BUILDING FIREALARM LIFE SAFETY SYSTEM. THE DRAWINGS AND CUT SHEETS SHALL BE PROVIDED TO A PROFESSIONALENGINEER FOR REVIEW AND APPROVAL. THE APPROVED DRAWINGS WILL BE STAMPED, SIGNED ANDRETURNED TO E.C. TO SUBMIT TO THE BUILDING DEPARTMENT.
7. THE CONTRACTOR SHALL CAREFULLY EXAMINE THE CONTRACT DOCUMENTS, VISIT THE SITE, ANDTHOROUGHLY BECOME FAMILIAR WITH THE BUILDING STANDARDS, LOCAL JURISDICTIONAL CODESAND REQUIREMENTS, AND LOCAL CONDITIONS RELATING TO THE WORK. FAILURE TO DO SO WILLNOT RELIEVE THE CONTRACTOR OF THE OBLIGATIONS OF THE CONTRACT. SUBMISSION OF PROPOSALIN CONNECTION WITH THIS WORK SHALL IMPLY THAT THE BIDDER HAS EXAMINED THE JOB SITE. NOEXTRA CHARGE WILL BE ALLOWED FOR CHANGES AS A RESULT FROM FAILURE TO EXAMINE THE JOB SITE.
8. THE CONTRACTOR SHALL PROVIDE TEMPORARY POWER AND WIRING FOR THE PERFORMANCE OF ALLTRADES, FOR THE ENTIRE PERIOD OF CONSTRUCTION AND SHALL REMOVE ALL TEMPORARY WIRING ATTHE COMPLETION OF CONSTRUCTION.
9. THE EXISTING POWER, SIGNAL AND COMMUNICATION SYSTEMS ARE TO REMAIN IN SERVICE TO PROVIDEFOR THE OWNER'S FUNCTION. SHOULD IT BECOME NECESSARY TO SHUT-DOWN ANY SYSTEM ORPORTION OF A SYSTEM, APPROVAL IN WRITING MUST BE OBTAINED FROM THE OWNER AND SHALLONLY APPLY FOR THE PERIOD AND TIME AGREED UPON. THE BID IS TO INCLUDE THE COST OF ANYTEMPORARY WIRING AND PREMIUM TIME REQUIRED FOR THE SHUTDOWN.
10. ALL MATERIALS AND EQUIPMENT SHALL BE ERECTED, INSTALLED, CONNECTED, CLEANED, ADJUSTED,TESTED, CONDITIONED, AND PLACED IN SERVICE IN ACCORDANCE WITH THE MANUFACTURER'SDIRECTIONS AND RECOMMENDATIONS.
11. ALL CUTTING, DRILLING AND PATCHING OF MASONRY, STEEL OR IRON WORK BELONGING TO THEBUILDING MUST BE DONE BY THIS CONTRACTOR IN ORDER THAT HIS WORK MAY BE PROPERLYINSTALLED, BUT UNDER NO CONDITIONS MAY STRUCTURAL WORK BE CUT, EXCEPT AT THE DIRECTIONOF THE ARCHITECT-DESIGNER OR THEIR REPRESENTATIVE.
12. REFER TO ARCHITECTURAL DRAWINGS FOR EXACT LOCATIONS AND MOUNTING HEIGHTS OFELECTRICAL FIXTURES AND ELECTRICAL DEVICES. MOUNTING HEIGHTS SHALL CONFORM TOADA/ICC/ANSI STANDARDS.
13. ALL WORK REQUIRED FOR THE INSTALLATION AS SHOWN ON DRAWINGS INCLUDING LABOR,EQUIPMENT AND MATERIALS SHALL BE IN STRICT COMPLIANCE WITH THE BUILDING STANDARDS.
14. PROVIDE COMPLETE METAL RACEWAY SYSTEMS AND ENCLOSURES FOR ALL WIRING THROUGHOUT THEEXTENT OF THE REQUIRED SYSTEM.
15. ALL TELE/ DATA BOXES SHALL BE PROVIDED WITH A 1/2” CONDUIT AND BUSHING WITH PULL STRINGRUN 6” ABOVE FINISHED CEILING OR CEILING GRID. ELECTRICAL METALLIC TUBING (EMT) SHALL BE USEDFOR ALL WALL OUTLETS & TELEPHONE WIRING RUNNING BELOW RAISED FLOOR OR ABOVE HARDCEILINGS.
16. ALL RECEPTACLES NOTED AS ISOLATED GROUND (IG) OR DEDICATED OR CIRCUITED AS DEDICATEDSHALL BE PROVIDED WITH A DEDICATED GROUND AND NEUTRAL. ALL RECEPTACLES IN BATHROOMS,KITCHENS, ROOFTOPS, OUTDOORS, AND WITHIN 6FT. OF A SINK SHALL BE GFCI (OR SERVED BY A GFICIRCUIT BREAKER) PER NEC 210.8(B). THE E.C. 22. PROVIDE #10 FOR BRANCH CIRCUITS OVER 75' AT 120V AND OVER 150' AT 277V. E.C. TO FIELD VERIFYBRANCH CIRCUIT LENGTHS AND SIZE CONDUCTORS FOR VOLTAGE DROP.
23. EACH SWITCH, LIGHT, RECEPTACLE AND ALL OTHER DEVICES SHALL BE PROVIDED AND INSTALLED WITH AGALVANIZED OR SHERARDIZED PRESSED STEEL JUNCTION BOX OF NOT LESS THAN NO. 14 U.S. GAUGESTEEL. CONDUITS SHALL BE FASTENED WITH LOCKNUTS AND BUSHINGS AND ALL UNUSED KNOCKOUTSMUST BE LEFT SEALED. 24. ELECTRICAL CONTRACTOR SHALL PROVIDE ALL SPECIAL OUTLET BOXES THAT MAY BE REQUIRED TOENCLOSE RECEPTACLES.
25. IN SUSPENDED CEILINGS SUPPORT CONDUIT AND JUNCTION BOXES DIRECT FROM THE STRUCTURALSLAB, DECK, OR FRAMING PROVIDED FOR THAT PURPOSE. 27. THE E.C. SHALL INCLUDE IN HIS COST THE REMOVAL OF ALL EXISTING ELECTRICAL DEVICES, CONDUITS,FIXTURES AND EQUIPMENT THAT IS NOT TO BE REUSED DISCARD ALL EQUIPMENT AS REQUIRED. E.C.SHALL BE RESPONSIBLE FOR DISCONNECTING PRIMARY SERVICE AND TEMPORARY POWER.
28. PROVIDE WARRANTY GUARANTEED FOR A PERIOD OF ONE YEAR AFTER COMPLETION ANDACCEPTANCE. REPLACE ALL DEFECTIVE WORKMANSHIP, EQUIPMENT AND MATERIALS WITHOUTADDITIONAL CHARGES.
29. THIS CONTRACTOR SHALL BE RESPONSIBLE FOR THE SAFEKEEPING OF HIS/HER OWN PROPERTY ON THEJOB SITE. THE OWNER OR TENANT ASSUMES NO RESPONSIBILITY FOR PROTECTION OF THISCONTRACTOR'S PROPERTY AGAINST FIRE, THEFT, OR ENVIRONMENTAL CONDITIONS.
30. WHERE CONDUIT, CABLES, DUCTWORK OR PIPING PASSES THROUGH FIRE RATED FLOORS, WALLS, ORPARTITIONS, THE SLEEVES SHALL BE COMPLETELY SEALED WITH A FIRE STOP MATERIAL THAT IS U.L. LISTED(EQUAL TO DOW CORNING) AND ACCEPTED BY THE BUILDING DEPARTMENT AND FIRE DEPARTMENT ASBEING SUITABLE FOR THE SERVICE. THIS MATERIAL SHALL BE INSTALLED IN ACCORDANCE WITH THEMANUFACTURER'S PUBLISHED INSTRUCTIONS IN ORDER TO MAINTAIN THE FIRE RATING OF THEPENETRATED WALL, FLOOR, OR PARTITION. INSTALLATION SHALL BE A THROUGH-PENETRATION FIRESTOPSYSTEM INSTALLED AS TESTED IN ACCORDANCE WITH ASTM AND UL . THE FIRE RATING SHALL MATCHTHE RATING OF THE BARRIER BEING PENETRATED.
31. SUBMIT SIX (6) SETS OF SHOP DRAWINGS, CONTROL DIAGRAMS, AND EQUIPMENT CUTS TO THEENGINEER FOR APPROVAL PRIOR TO STARTING RELATED WORK. SHOP DRAWINGS SHALL INCLUDEMANUFACTURER'S NAMES, CATALOG NUMBERS, CUTS, DIAGRAMS AND OTHER SUCH DESCRIPTIVE DATAAS MAY BE REQUIRED TO IDENTIFY AND REVIEW THE EQUIPMENT. SUBMITTALS SHALL BE IN LOGICALGROUPS, PARTIAL SUBMITTALS WILL NOT BE REVIEWED.
32. UPON COMPLETION OF CONSTRUCTION, SUPPLY THE ENGINEER WITH ONE COMPLETE SET OF FULLSIZE AS-BUILT DRAWINGS. PROVIDE THE OWNER WITH THREE (3) SETS OF OPERATION ANDMAINTENANCE MANUALS FOR EACH TYPE OF EQUIPMENT INSTALLED.
33. THIS CONTRACTOR SHALL ASSUME ALL ADDED EXPENSES TO ALL TRADES ASSOCIATED WITH THEINSTALLATION OF SUBMITTED AND APPROVED ALTERNATE EQUIPMENT.
